Window seats for homes in High Barnet

In many period houses, a bay window is the obvious place for a seat. A bay is rarely a simple shape, with angled sides and walls that aren’t quite straight. We measure every face and scribe the seat to follow them, so the seat follows the bay exactly. It is a job that suits bespoke work, in High Barnet or anywhere else. People normally come to us about a radiator under the window getting in the way and a sash window with space beneath it going to waste, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

An interwar house tends to have truer walls than a Victorian one, though rarely square corners. Much of the housing around High Barnet is interwar, semi-detached or detached, and every piece is still scribed where it meets the wall. Each piece is levelled on site, so doors, lids and drawers line up.

Where other trades are needed, for example an electrician to move a socket, we point that out, so it can be arranged before fitting day. The quote itself covers our work, from the design to the materials and finish.

When you need someone else

Not everything around window seats is carpentry, from an electrician to a plumber or a Gas Safe registered engineer. Here’s what to know:

  • Work on the window frame or glass
  • Any change to radiator pipes, which needs a plumber
  • Making good the walls, which is for a plasterer or decorator

If you’re not sure what’s possible in your room, you can message us from the contact page and we’ll give you a straight answer before you arrange a visit. Our process from visit to fitting.

Materials and parts

  • Moisture-resistant MDF
  • Radiator grilles
  • Spray-painted finish
  • Birch plywood
  • Hand-painted finish
  • Lift-up lids or drawers

Caring for painted furniture

Looking after painted furniture is simple with a little care. These habits help most:

  • Note whether your window has working shutters
  • Tell us about parking during the design visit
  • Decide whether you’d like a lid, drawers or both
  • Tell us about the radiator before we visit

If you’re having a cushion made, we will give you the exact size of the seat. Let the paint cure before the cushion goes on, so the fabric does not stick or mark the finish.

Keep the radiator grille clear so the heat can reach the room. A clear grille keeps the room warm and the seat at an even temperature. Things stored near a radiator stay warm, so choose what goes there with that in mind.

From workshop to your room

Furniture made in a workshop still has to meet the room it is going into, and fitting day is where that happens. Few walls in older London homes are truly flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. A front path or side gate can make the carry from the van simpler. We measure the path, any steps and the front door as part of the route. Floors, stairs and doorways are protected on the way in, and the sections are assembled in place.

  1. You send us a note about the window and the seat you’d like.
  2. At the design visit we agree the seat and talk about colour, with a choice of spray painting or hand painting.
  3. A quote in writing follows, with the finish written in.
  4. We build the seat in our workshop from moisture-resistant MDF and birch plywood, ready for the finish you chose.
  5. The seat is fitted and scribed, and any hand painting is done on site.
  6. Give new paintwork gentle use while it cures; a hand-painted finish is easy to touch up later.

Before fitting day

  • Have your electrician move any sockets or switches beforehand
  • Leave a clear route from the front door to the room
  • Take anything hanging off the wall we are fitting to

Arranging a design visit

A quote begins with a few details from you: the room, rough sizes and some photos if you have them. To send them, message us from the contact page. After that, we arrange a visit to measure and go through the design, then send a written quote.

Making use of tricky spaces in High Barnet

In the neighbourhood around High Barnet, the largest groups of homes date from before 1919 (about 42%) and between 1919 and 1939 (about 25%), in the VOA’s 2025 council tax stock figures. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. The Wood Street Conservation Area is close by, within about a quarter of a mile of the centre of High Barnet. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. The council can confirm if you’re not sure. TfL’s Ultra Low Emission Zone covers every part of London, Barnet included. It applies to every van that comes to fit furniture in High Barnet. We plan parking and access with you during the design visit.

Wyllyotts Manor, about 2.9 miles north, is one of the historic houses in the wider area. If your own home is a period one, window seats can be scribed to follow a bay that’s rarely square. If your home is as old as some of the listed buildings nearby, such as Church of St John the Baptist, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. If your home is one of the older houses near Christ Church, window seats can be scribed to follow a bay that’s rarely square.

High Barnet is about 4 miles south of Finchley, within the London Borough of Barnet. We cover High Barnet as part of our work across Barnet, and the process is the same everywhere we work. We cover places right across Barnet.

Every home in EN5 is within our area for window seats, from the main roads to the quieter streets. Our area takes in homes on streets like Byng Road, Park Road and Kings Road, whether you want window seats or another piece made for the room. High Barnet is near the A1081; on busy main roads, unloading window seats takes a little planning. We also cover Hadley (1 mile east), Arkley (1 mile south-west), Totteridge (1 mile south) and Rowley Green (2 miles west). Across the rest of Barnet, our area takes in Finchley (4 miles south), Burnt Oak (4 miles south-west), East Finchley (5 miles south), Hendon (5 miles south), Whetstone (3 miles south-east) and Edgware (4 miles south-west).

Why bespoke in High Barnet?

A standalone bench can be moved, which is useful if you rent or plan to move soon. Fitted seats stay with the house, and they make more of the window. The right choice depends on how long you plan to stay. Doors, windows and radiators rarely leave a gap that matches a standard width, so ready-made furniture often ends up in the wrong place. Built-in pieces are planned around those fixed points.

What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside.

Why work with us in High Barnet

  • Fitted tight to walls that aren’t straight
  • Made in our workshop, then fitted in your home
  • Saturdays by prior arrangement
  • A spray or hand-painted finish

What it’s made from

Doors and drawer fronts

We make the fronts from moisture-resistant MDF and finish them in the colour you choose. Panels can suit the shutters or doors in an older room. The lines are kept neat and even.

Pull-out drawers

Drawers under a window seat are easy to reach, even with a cushion on top. They’re ideal for everyday items. Each drawer is sized for the space.

Your questions about window seats in High Barnet

Is parking a problem for fitting in High Barnet?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It helps to let us know about parking at the design visit.

Do you cover homes near Hadley Wood station?

Yes. We cover all of Barnet and the rest of London. You can get in touch through our contact form to arrange a design visit.

Can a window seat go over the radiator?

Yes. A radiator under the window is common, and the seat is designed to work with it. A grille in the front lets the heat into the room. Anything stored over the radiator will stay warm, so we plan the storage with that in mind.

How long is the fitting for a window seat?

The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. Every part is made in our workshop before we arrive. Saturday fitting is possible by prior arrangement.

Can you add sockets inside the units?

No. We’re carpenters, so electrical work is for your electrician. We can allow for cable routes in the design, and new sockets should be in place before fitting day.

Do I get to choose the colour?

You do. The paint colour is agreed with you.
