How we make walk-in wardrobes for Mottingham

Many London homes have a small room that is tricky as a bedroom. Lined with hanging and shelves, it can hold far more than a wardrobe in the bedroom, leaving the bedroom with more space. We plan the layout so you can stand, turn and see everything. If your home has proper shoe storage and a bedroom without crowded wardrobes, walk-in wardrobes made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted can solve it.

In an area where interwar homes or semis make up much of the housing, as around Mottingham, bedrooms normally have regular walls, a window on one side and sometimes a chimney breast. Fitted furniture can run along the longest wall, with the inside arranged to suit you. Where a loft conversion has been added, the sloping ceiling can take storage too.

Once you have read the quote and decided to go ahead, the furniture is made in our workshop. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

Walk-in wardrobes in Mottingham: local notes

The biggest shares of homes in the area around Mottingham were built between 1919 and 1939 (about 48%) and between 1945 and 1972 (about 26%), on the Valuation Office Agency’s council tax figures for 2025. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Near the centre of Mottingham, Historic England’s list includes The Grange Eltham College Junior School (Grade II), less than half a mile north, and Geffery' s Homes (Almshouses) (Grade II), about 0.5 miles east. If your own home is listed, works inside that affect its character, such as fixing into or removing original joinery, may need listed building consent. An early word with the council’s conservation officer is the best first step. More than a third of the homes in the area around Mottingham (about 48%) date from between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. Houses from that era often have a box room over the stairs, with a raised bulkhead in the floor, which suits fitted storage made around its bulkhead.

If you live in a period home close to Jubilee International Church, tall ceilings give walk-in wardrobes room to reach the cornice. Close to Chinbrook Meadows? Morning light matters, so tall pieces go where they will not shade the window. For a flat near Grove Park station, check any building rules on lifts and working hours early, and the sections will be sized for the way in.

What affects the cost of walk-in wardrobes

When we put a quote together, we consider:

  • The finish: spray painted or hand painted
  • Access to the room, like stairs, lifts and narrow halls
  • How big the furniture is
  • How square the room is

No two rooms cost the same to furnish, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

Getting in touch

Here’s what helps us most when you contact us:

  • Approximate measurements of the space
  • Whether it’s a house or a flat, and if there are stairs or a lift
  • Where you live, with the postcode
  • How you want to use the space

A quote begins with some details from you: which room it is, rough measurements and a couple of pictures if you can take them. To send them, fill in our short enquiry form. After that, we arrange a visit to measure and discuss the design, then send a written quote.

Flats, leases and landlords

We also make and fit furniture for landlords furnishing a let. It’s made from the same moisture-resistant MDF and birch plywood as any of our work, finished by spray or by hand.

If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so it is worth raising during the design visit.

Could you do it yourself?

Flat-pack and off-the-shelf furniture has its place. If the walls are straight and the space suits standard sizes, it often does the job, and it is quick to buy.

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. Off-the-shelf furniture cannot normally do that in an older room.

Your questions about walk-in wardrobes in Mottingham

Can you make walk-in wardrobes for a home in Mottingham?

Yes, Mottingham is within the area we cover, which takes in all of Bromley and the rest of London. The first step is a design visit, where we measure and talk through the design, followed by a quote.

Will parking be an issue for fitting furniture in Mottingham?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the design visit.

Should a walk-in wardrobe have doors?

It’s your choice. Doors keep dust off and give a calm, finished look, while open rails and shelves let you see everything. Many people choose a mix.

Do I need permission in a conservation area?

Not normally. Inside a house, fitted furniture does not normally need planning permission. If the building is listed, works affecting its character can need listed building consent, so check with the council first.

Do I need permission to fit furniture in a leasehold flat?

Possibly. A lease can require consent for alterations. We can’t advise on leases, so please check yours.

Is ventilation important in a dressing room?

Yes, it helps avoid condensation and mould. The design allows air to circulate and walls should be dry before we fit.

What happens on fitting day

There isn’t much for you to do on fitting day. Someone needs to let us in, and the room should already be cleared. From there, we protect the floors, bring the furniture in and get on with the fitting. How long fitting takes depends on the size of the room and the design, and your quote sets out the fitting days. It helps to clear the room and the route before we arrive. On the day, we cover the floors first, then bring the sections in. The pieces are levelled, fitted to the walls and fixed back.

  1. You get in touch and tell us about the room and what you want to store.
  2. We visit, measure up and plan the layout with you.
  3. A written quote follows, covering the design, materials and finish, for you to read through.
  4. Everything is made and finished in our workshop.
  5. We bring everything to your home and fit it to the room. A hand-painted finish, if you chose one, is done on site.

Before we arrive

  • Let us know if your street is in a controlled parking zone
  • Let us know about any meters, fuse boards or boilers in the area
  • If you live in a block, book the lift and tell the building manager

Ask for a quote

There’s no price list: each design is priced in writing after we’ve seen the space. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. For a quote, send us a few details through our contact form.
