How we make loft storage for Mottingham

A converted loft often has more storage space than it first seems. We design and make eaves cupboards, drawers in the knee walls, wardrobes under the slopes and shelves in dormers, all made for the shape of the room. For a home in Mottingham, it starts with a design visit to measure and talk it through. People usually come to us about furniture that can’t get up to the loft and low eaves that nobody can use; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

If you live in one of the interwar houses or semis around Mottingham, the hall is often wide enough for coat and shoe storage. Bays at the front suit a seat with storage below, with a grille where there’s a radiator underneath. Each space is measured and eaves cupboards are made to suit it.

A quote in writing is the clearest record of what we’ve agreed. It describes the eaves cupboard we have designed for the room, its materials and its finish.

Bespoke or off-the-shelf?

Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That’s something we plan for in the design.

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.

How we price loft storage

The price for your room depends on:

  • Tricky walls, sloping ceilings and uneven floors
  • Where a van can park, such as a permit bay or a bay suspension
  • The finish: spray painted or hand painted
  • How easy it is to get the furniture into the room

Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so we may need a visitor permit, a paid bay or a suspended bay near your home. It helps to talk about parking during the design visit.

Getting in touch

When you contact us, these help most:

  • Whether it’s a house or a flat, and if there are stairs or a lift
  • Radiators, sockets, pipes or meters on or near the wall
  • How you want to use the space
  • Rough sizes, even if they’re only to the nearest few centimetres

If you already have something in mind, tell us; if not, we can work it out together at the visit. The design is talked through at the visit, once we have measured, and the written quote that follows sets it out. To start, drop us a line using the contact form.

Why bespoke in Mottingham?

Standalone furniture can move with you, and it may suit a short stay. Fitted storage stays with the house, and it uses the slopes in a way a standalone piece cannot. Which suits you depends on your plans. In an extended or opened-up house, old and new walls often meet slightly out of line, and straight-sided ready-made units make that obvious. Built-in pieces are scribed to take up the difference.

Every room is priced on its own, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. You’ll see the figure in your written quote, after the design visit.

How fitting day works

When the fitting is done, we tidy the room and lift the floor protection. Before we leave, we go over the finished piece together. How long the fitting takes depends on the shape of the room and the number of cupboards and drawers, and we confirm the fitting days in your quote. Loft stairs in an interwar house can be tight, with a low ceiling at the top, so any section going up there is sized for them. The main stairs in houses of that age are usually straighter. Each section is assembled and fixed in the room.

  1. You get in touch and let us know about the loft and the stairs up to it.
  2. At the design visit we plan the storage and measure the stairs, landings and loft doorway. Let us know about parking too, as a van often needs a permit or a paid bay.
  3. A quote in writing follows, covering the design, materials and finish.
  4. We build the storage in our workshop from moisture-resistant MDF and birch plywood, sized to get up to the loft.
  5. We carry the sections up, join them in the room and scribe them to fit.

Before fitting day

  • Let us know about parking near your home
  • Move anything in the hall or on the stairs out of the way
  • Take down pictures, mirrors and shelves from the wall

How to get a quote

A quote begins with some details from you: which room it is, rough sizes and a couple of pictures if you can take them. To send them, use our contact form. After that, we arrange a visit to measure and talk through the design, then send a written quote.

Loft storage for homes in Mottingham

Homes built between 1919 and 1939 make up about 48% of the housing in the area around Mottingham, with about 26% built between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). The age of a home tells us a lot about its walls, floors and ceilings, and so about how eaves cupboards are fixed and fitted. Near the centre of Mottingham, Historic England’s list includes The Grange Eltham College Junior School (Grade II), less than half a mile north, and Geffery' s Homes (Almshouses) (Grade II), about 0.5 miles east. An early word with the council’s conservation officer is the best first step. Terraced houses are home to about 41% of households in the neighbourhood around Mottingham, the 2021 Census shows. Loft conversions are common in London terraces, leaving eaves and sloping ceilings to use.

If your children go to Marvels Lane Primary School or a school nearby, eaves cupboards can be planned around what a family needs to keep, from coats and bags to sports kit. If you live in a period home close to Jubilee International Church, sloping ceilings in a loft room suit wardrobes cut to the angle. The wider area includes historic houses such as Eltham Palace, about 1.1 miles north-east. If your own home is a period one, the knee walls of a converted loft can take drawers as well as cupboards.

Boards, parts and paint

Birch plywood

Birch plywood is made in layers, which makes it strong and stable. It goes into the carcasses, the shelves and the drawers, and its edge can be left visible or painted.

Hand-painted finish

Hand painting can be done on site once the storage is in. It is easy to touch up if it gets marked. That suits a room in daily use.

Questions from Mottingham

I live near Grove Park station. Is that in your area?

Yes. We cover all of Bromley and the rest of London. To get started, you can drop us a line using the contact form with some details about the room, and let us know about parking and access at the same time.

Can you make loft storage for a home in Mottingham?

Yes. We cover all of Bromley and the rest of London, and Mottingham is part of that. The first step is a design visit, where we measure and discuss the design, followed by a quote.

What are your eaves cupboards made from?

Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. Stable materials suit a loft, where temperatures can vary. Your quote confirms the materials and finish.

How long will the loft storage fitting take?

The time the fitting takes depends on the shape of the room and the number of cupboards and drawers, and the fitting days are agreed in your quote. Every part is made at our workshop before we arrive. Saturday fitting is possible by prior arrangement.

Do I get to choose the colour?

You choose it. Whichever finish you pick, it is in the colour you’ve chosen.

How is the furniture painted?

You can choose between two finishes: spray painted or hand painted. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.
