About our wall beds in Benhilton

We fit wall beds in Benhilton and across London. It starts with a design visit to measure the room and check the wall, then a written quote. The cabinets are built in our workshop and fitted in your home. How long fitting takes depends on the bed, the cabinets and the wall it fixes to, and the fitting days are agreed in your quote, so you will know ahead of time. Typical reasons to get in touch are room for a desk and a guest bed and a real mattress for visitors, and the answer is built in our workshop from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.

If you live in one of the interwar houses or semis around Benhilton, the third bedroom is often small, sitting over the stairs. That is where wall beds earn their place, making a small room work as a dressing room, a guest room or both. Every wall is measured and checked, even in a house that looks square.

The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it’s easier before the furniture is made.

How it’s made

Moisture-resistant MDF

The moisture-resistant grade suits cabinets on cooler external walls, with ventilation allowed for.

Shelves

Shelves can go above or beside the bed cabinet for books, boxes or display.

How fitting day works

Before anything is fixed, we set the furniture level. Floors are often out of level, so adjustable feet or a plinth take up the difference. After that, it’s fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. Clearing the room and the way in beforehand helps the day run well. On the day, we cover the floors first, then bring the sections in. The pieces are levelled, fitted to the walls and fixed back.

  1. To begin, tell us about the room on our contact form; a brief note on the room and how often guests stay is plenty.
  2. At the design visit we check what the wall is made of, as a wall bed has to be fixed securely as its maker specifies.
  3. You receive a quote in writing for the wall bed and any storage.
  4. We build the cabinet in our workshop from moisture-resistant MDF and birch plywood.
  5. On fitting day the cabinet goes in, the mechanism is fixed securely and the bed is tried out.
  6. Before we leave we show you how to lower and lift the bed.

Getting ready for fitting day

  • Move furniture and belongings away from the wall
  • Leave a clear route from the front door to the room
  • Clear the walls of pictures and shelves

Advice

Bedroom storage in Benhilton

About 39% of the homes in the area around Benhilton went up between 1919 and 1939, and about 18% since 2000, going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Entries on the National Heritage List near the centre of Benhilton include Church of All Saints (Grade II*), under half a mile south. If you live in a listed building, fixing into or taking out original features like panelling can need listed building consent. An early word with the council’s conservation officer is the best first step. Terraced houses are home to about 30% of households in the streets around Benhilton, in the ONS Census 2021 figures. London terraces normally have a small back bedroom and alcoves in the main bedroom, which suit fitted furniture.

Nonsuch Mansion, about 1.9 miles south-west, is one of the historic houses in the wider area. If your own home is a period one, a bedroom chimney breast and its alcoves often shape where wall beds go. If you live in a flat close to Sutton Common station, wall beds are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

Benhilton is about 1 mile south of Sutton, part of the London Borough of Sutton. From period terraces to newer flats in Benhilton, the furniture is designed around the room as we find it. We cover places right across Sutton, from the busiest high streets to quiet residential roads.

Your questions about wall beds in Benhilton

Do I need permission for fitted furniture in a conservation area?

Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.

Will parking be an issue for fitting furniture in Benhilton?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit.

How long will the wall bed take to fit?

The time the fitting takes depends on the size of the bed and the cabinets around it, and the fitting days are agreed in your quote.

Which boards do you build with?

We build with moisture-resistant MDF and birch plywood, each used where it suits the job best. Your quote sets out the materials.

What space does a fold-down bed take up?

The bed needs room in front of it to come down, on top of the cabinet’s own depth. We check the space when we measure and plan the layout around it.

Do you cover areas outside London?

No. We only take on work in London.

Is it time for wall beds?

Working from home has changed how many spare rooms are used. People want a desk by day and a bed for visitors, and a wall bed makes that possible.

Common reasons to get in touch include:

  • A bed that fills a little-used room
  • A flexible room for a growing family
  • Somewhere comfortable for guests to sleep
  • Shelves or a desk around the bed

If you live in a period home close to All Saints Church, tall ceilings give wall beds room to reach the cornice.

Questions to ask before you hire anyone

  • How the furniture will be finished, and where
  • How the doors are hung and adjusted
  • Whether they can show you real projects they’ve done
  • Whether the quote says what the furniture is made from

Our checklist for choosing a carpenter

How we price wall beds

A few things affect what fitted furniture costs:

  • Where a van can park, such as a permit bay or a bay suspension
  • Stairs, lifts and the route to the room
  • How big the furniture is
  • Awkward walls, sloping ceilings and uneven floors

The finish affects the cost: spray painting happens in the workshop, and hand painting can be done in your home. Your choice, along with the size and the fittings, is reflected in the written quote.

Helping us understand the room

These details help when you contact us:

  • What the furniture needs to hold
  • Any ideas or images you’ve saved
  • What kind of home it is, and which floor the room is on
  • Approximate measurements of the space
