How we price wall beds

When we put a quote together, we consider:

  • How big the furniture is
  • The internal fittings
  • Access to the room, such as stairs, lifts and narrow halls
  • Parking near your home

Parking is part of the price picture in London. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension. Let us know about parking at the design visit, so we can plan for it.

Before the design visit

The more you can tell us at the start, the better the design visit goes. When you contact us, it helps to send:

  • Rough sizes, even if they’re only to the nearest few centimetres
  • What kind of home it is, and which floor the room is on
  • What the furniture needs to hold
  • Anything fixed to the wall that the furniture needs to work around

Rough sizes are fine at the start. We measure everything properly at the measuring visit, including how level the floor and ceiling are. To get started, fill in our short enquiry form with a few details about the room. The written quote follows the visit.

Wall beds for homes in Coombe Hill

The bed mechanism must be fixed securely, exactly as its maker specifies, to a wall and floor that can take the load. At the design visit we look at the wall it will go on, because the fixing has to suit what the wall is made of. We make wall beds from moisture-resistant MDF and strong birch plywood, with a painted finish, and the usual reasons to get in touch are somewhere comfortable for guests to sleep and a guest room that sits empty most of the time.

The front bedroom in many 1920s and 1930s houses sits above a bay, which leaves the side walls for storage and the bay for light. Interwar houses, semis and detached homes make up a big part of the housing around Coombe Hill, so it is a room shape worth planning for. We measure every wall, even where the room looks square.

After the design visit, we send you a quote in writing. It describes the design we discussed, the materials and the finish, so it is clear what’s included.

FAQs: wall beds in Coombe Hill

Do you make wall beds for homes in Coombe Hill?

Yes. Coombe Hill is one of the places we work, along with the rest of Kingston upon Thames and London. To get started, you can fill in our short enquiry form with some details.

Does a conservation area in or near Coombe Hill affect fitted furniture?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character may need listed building consent, so check with the council first. If you are unsure, the council can confirm.

Should I send photos?

Yes. They give us a feel for the space before we visit, along with rough measurements. Show anything the furniture has to work around, such as radiators or sockets.

Do I get to choose the colour?

You do. The paint colour is agreed with you.

Do you work on Saturdays?

Yes, we can arrange Saturdays. Just mention it when you contact us.

Do I need to be at home on fitting day?

Someone needs to let us in at the start of the day. It also helps to have someone around at the end, so we can go over the finished furniture together.

What we don’t do

Damp treatment and building work are for other specialists, so these points are worth knowing:

  • Building work to make a wall sound
  • Getting consent under your lease
  • Supplying mattresses

Not sure whether your space suits wall beds? You can fill in our short enquiry form and we’ll tell you before you arrange a visit. How it works.

Boards, parts and finishes

  • Fold-down bed mechanism
  • Spray-painted finish
  • Moisture-resistant MDF
  • Hand-painted finish
  • Birch plywood
  • Shelves or a desk alongside

Tips worth knowing

A little care keeps the finish looking good, whether it was spray painted or hand painted. Here are our suggestions:

  • Lower and lift the bed steadily
  • Give the paint time to cure fully
  • Check your lease if you live in a flat
  • Tell us what the wall is made of if you know

Check the mattress stays within the limits the mechanism maker sets, because a mattress outside those limits can affect the balance. A new mattress should suit the mechanism too.

Check how much floor there is in front of the cabinet. You need clear space for the bed to come down, so think about where a chair or desk will go.

The problems wall beds solve

Some people are tired of sofa beds. A wall bed takes a proper mattress, chosen to suit its mechanism, and the bed sits flat on its frame.

Wall beds can help with:

  • A bed that looks like cupboards by day
  • A proper bed instead of a sofa bed
  • A spare room that is rarely slept in
  • A flexible room for a growing family

Near listed buildings like Dorich House, under half a mile north-east of the centre of Coombe Hill, older homes may keep original joinery that wall beds can be designed around. If your own home is listed, check with the council before fixing into original features.

What to check before you book

  • Can you see real work of theirs?
  • How the doors are hung and adjusted
  • Whether the finish is set out in the quote
  • Whether they measure the room themselves

Our checklist for choosing a carpenter

Fitting day, step by step

With the carcasses fixed and level, we hang any doors and fit any drawers or lids. Each one is adjusted until the gaps are even and it closes cleanly, and then we check it all again. How long fitting takes depends on the design and how much storage goes around the bed, and your quote sets out the fitting days. In a 1920s or 1930s house, the hall and stairs are usually straightforward, though we still measure the route in along with the room itself. The furniture comes in sections and is put together where it’s going.

  1. We start with what the room is for, day and night. A desk or shelving around the bed can be part of it.
  2. At the design visit we measure the room, look at the wall and talk through the design.
  3. You get a written quote for the bed cabinet and any storage around it.
  4. The cabinets are built in our workshop.
  5. We fit it in your home, with the mechanism fixed as its maker specifies. The finish is sprayed in our workshop or painted by hand on site.

Getting ready for fitting day

  • If you live in a block, book the lift and tell the building manager
  • Clear the hallway and stairs so the sections can come through
  • Move furniture and belongings away from the wall

Arranging a design visit

It is useful to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space, especially with rough measurements. To send them over, use our contact form, and we will suggest a time for a design visit.
