How we make wall beds for Downe
Spare rooms in London homes are often small, and the bed fills the room even when no one is staying. When the bed is folded away, the room is open again for a desk, a hobby or just space. Guests still get a proper bed when they stay. If your home has somewhere comfortable for guests to sleep and a study that doubles as a spare room, wall beds made from moisture-resistant MDF and birch plywood, finished by spray or by hand can solve it.
A good part of the housing around Downe is interwar, semi-detached or detached. Many 1930s houses have a small box room over the stairs, often with a raised bulkhead in the floor. The main bedroom may have a bay at the front and a chimney breast on the side wall.
The furniture is made in our workshop after you’ve had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so you can check every detail beforehand.

From workshop to your room
Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. We adjust each one so the gaps line up and it closes cleanly. How long the fitting takes depends on the size of the bed and the cabinets around it, and your quote sets out the fitting days. Fitting day means carrying in the sections, joining them and fitting them to the walls. Spray-painted pieces come finished from the workshop, while hand painting can happen on site. Saturdays can be arranged.
- You tell us about the room and who the bed is for.
- We visit to measure up and look at what the wall is made of, as the bed must be fixed securely.
- A quote follows, setting out the design and finish, ready to check.
- We build and finish everything in our workshop, from moisture-resistant MDF and birch plywood.
- Fitting day: the cabinet is fitted and the bed checked as it lowers and lifts.
Before fitting day
- Check the building’s rules for trades and lift bookings
- Let us know where the boiler and meters are
- Clear the hallway and stairs so the sections can come through
Getting a quote
It is useful to see the room before we come. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space, along with rough measurements. To send them over, drop us a line using the contact form, and we will suggest a time for a design visit.

What affects the price in Downe
The price for your room depends on:
- The width and height of the space
- How square the room is
- The finish: spray painted or hand painted
- Access to the room, such as stairs, lifts and narrow halls
The finish affects the cost: spray painting happens in the workshop, and hand painting can be done in your home. Your choice, along with the size and the fittings, is reflected in the written quote.
What to send when you contact us
To give us a picture of the room, it helps to include:
- Examples of the look you are after
- Pictures showing the full wall, from floor to ceiling
- Approximate measurements of the space
- Radiators, sockets, pipes or meters on or near the wall
The quote is built from the design visit. We measure the room properly, check how the walls and floors run and go through the design with you. Afterwards, we send a written quote, so you can take your time with it. To arrange the visit, tell us about the room on our contact form.
Questions from Downe
Will a conservation area stop me having wall beds fitted in Downe?
Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, works inside that affect its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Can you make wall beds for a home in Downe?
Yes, Downe is within the area we cover, which takes in all of Bromley and the rest of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.
Can you fit a wall bed to a stud wall?
It depends on the wall and floor. The mechanism has to be fixed securely as its maker specifies, to a wall or floor that can take the load, and we look at this when we measure.
What happens when you come to measure?
We measure the space and discuss the design, materials and finish. We also check the walls and floors and note radiators, sockets and other things in the way, and the written quote comes afterwards.
Do photos help?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. To send them, send us a few details through our contact form.
How much time does fitting need?
How long fitting takes depends on the bed, the cabinets and the wall it fixes to, and we confirm the fitting days in your quote.
What prompts wall beds in Downe
Some want a room that can change as the family does. We often hear from people who want a playroom or study that can still sleep guests when it is needed.
Typical reasons people contact us include:
- A living room with a bed that folds away
- A flexible room for a growing family
- A real mattress for visitors
- A guest bed that disappears in the day
The wider area includes historic houses such as Down House, about 0.6 miles south. If your own home is a period one, a bedroom chimney breast and its alcoves often shape where wall beds go.
Before you hire any carpenter
- Have they thought about parking near you?
- Are the boards named, like MDF or plywood?
- Can you see real work of theirs?
- Whether the route into your home has been checked
Bespoke or off-the-shelf?
You can buy wall bed units off the shelf, often for less, and in a simple room they may be enough. They’re made in standard sizes, so they may not suit uneven walls, low ceilings or alcoves. Ours is made to the room you have. The spaces between doors, windows and radiators are seldom a stock size, which leaves ready-made pieces sitting awkwardly. Fitted furniture is designed around them.
In London, parking can affect the price. Much of London is covered by controlled parking zones, so a van may need a visitor permit, a paid bay or a bay suspension near your home. Tell us about parking at the design visit, so we can plan for it.

Flats, blocks and rented homes
In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways as well as the room, so each section is sized to get through.
Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations. We can’t give advice on leases, so check it yourself or ask your managing agent.
