Flats, leases and landlords

Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it, once we have measured the way in.

Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations, which is worth sorting early. We can’t advise on your lease.

TV and media units for homes in Leaves Green

We make TV and media units from moisture-resistant MDF and birch plywood. You choose a spray-painted or hand-painted finish, in a colour agreed with you. We work across London, including Leaves Green. Typical reasons to get in touch are a big screen that dominates the wall and a TV stand that doesn’t fit the wall, and the answer is made at our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.

Around Leaves Green, with interwar houses or semis making up much of the housing, the main room is often well proportioned, with a bay, a chimney breast and not many other recesses. That leaves room for TV and media units in the alcoves, along a full wall or around the chimney breast, depending on how you use the room. The carcasses are made from moisture-resistant MDF or birch plywood, painted in a colour agreed with you.

Materials are named in the quote: moisture-resistant MDF and birch plywood, each used where it suits the job. The finish is stated too, whether that’s spray painting or hand painting.

Common questions about TV and media units

Will parking be an issue for fitting furniture in Leaves Green?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit.

Is Leaves Green in the area you cover for TV and media units?

Yes. We cover all of Bromley and the rest of London, and Leaves Green is part of that. We start with a design visit to measure the room and talk through what you need, and then we send a quote.

Is there room for a soundbar?

We plan open spaces for speakers and soundbars. Closed doors muffle sound.

Do TV units need ventilation?

We plan ventilation into the unit for boxes, consoles and amplifiers, with open backs, gaps or openings. We give each box its own space.

Can the TV be wall-mounted with a unit around it?

Where the TV is to be wall-mounted, we plan the unit around the bracket, with a route for the cables. The wall needs to be sound for the bracket, which we look at during the design visit.

My walls aren’t straight. Is that a problem?

It is something we deal with all the time. We trim the edges to follow the wall and level the base, so it sits tight to the room.

How it’s made

Moisture-resistant MDF

Wide panels around a screen need to stay flat. MDF gives smooth, even surfaces for painting.

Plinths and scribe strips

Scribing trims the edges on site to follow the wall, so there’s no gap.

Pricing TV and media units in Leaves Green

Several things affect the price:

  • Parking and unloading on your street
  • Doors and drawers, and how many
  • The width and height of the space
  • Hanging rails, shelves, drawers and other fittings inside

The inside of the furniture affects the price as well: rails, shelves, drawers and dividers all add work. We will talk through what you need inside at the measuring visit, and the quote follows.

Before the design visit

Ahead of the design visit, we’ll normally ask about:

  • Rough sizes, even if they’re only to the nearest few centimetres
  • Radiators, sockets, pipes or meters on or near the wall
  • Pictures of the whole wall or room, including the floor and ceiling
  • Pictures of styles you like, if you have any

To get a quote for TV and media units in Leaves Green, tell us about the room on our contact form. Let us know which room it is and roughly what you have in mind, with sizes if you have them. We’ll arrange a design visit, then send a quote in writing.

What happens on fitting day

Every fitting follows the same order: we protect the floors, bring the sections in, set them level, scribe them to the walls, fix them and finish them. Then the room is tidied and we look over the work with you. The time the fitting takes depends on the size of the unit and how many cupboards and shelves it has, and your quote sets out the fitting days. On fitting day, the sections are carried in, assembled, scribed to the wall and levelled. Spray-painted pieces come finished from the workshop, while hand painting can happen on site. Saturdays can be arranged.

  1. You send us a few details about the TV, the boxes and the speakers you use.
  2. We visit to measure the wall and go through the design.
  3. Your quote follows, with the design, materials and finish set out, ready for you to check.
  4. We make the cupboards, shelves and panels in our workshop, with openings for cables and air.
  5. We install the unit, leaving the cable routes and vents clear.

Preparing the room

  • Check the building’s rules for trades and lift bookings
  • Let us know if your street is in a controlled parking zone
  • Make sure pets are kept safely away

Arranging a design visit

If you know what you want, say so; if you don’t, that’s fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To arrange a visit, use our contact form.

Advice

Living-room carpentry in Leaves Green: local notes

The biggest shares of homes in the area around Leaves Green were built between 1945 and 1972 (about 80%) and between 1973 and 1999 (about 12%), on the Valuation Office Agency’s council tax figures for 2025. We take that into account during the design visit, since older and newer walls take different fixings. The National Heritage List records 8 entries within half a mile of the centre of Leaves Green. Being near listed buildings does not make a home listed, and you can check any address on Historic England’s list. More than half of the homes in the neighbourhood around Leaves Green (about 80%) were built between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. Rooms from that era are often squarer, with fewer alcoves and sometimes no chimney breast, so TV and media units often run along a full wall, with fixings chosen for the wall.

Near listed buildings like Old Cottage, under half a mile south-east of the centre of Leaves Green, older homes may keep original joinery that TV and media units can be designed around. For a listed home, fixing into original features may need listed building consent. For an older house near Keston Parish Church, the alcoves beside a chimney breast are the natural place for TV and media units. For a flat near Hayes (Kent) station, the route in is measured along with the room itself, and the sections are sized to fit it.

Before and after fitting day

Fresh paintwork takes a while to cure fully, so go gently with it for a while. Beyond that, these tips help:

  • List every box, console and speaker that needs a home
  • Note the screen size you have or plan to buy
  • Mention parking and stairs when we visit
  • Think about which things need to be seen by a remote

After setting up, check that the boxes aren’t getting too warm. Keep vents, gaps and open backs clear of cables and clutter.

Leave any new socket or wiring work to your electrician.
