Fitted storage in Berry's Green

In the streets around Berry's Green, the largest groups of homes date from between 1945 and 1972 (about 29%) and between 1973 and 1999 (about 25%), in the VOA’s 2025 council tax stock figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Entries on the National Heritage List near the centre of Berry's Green include The Old Jail Public House (Grade II), under half a mile north-west, and Bell Cottage (Grade II), about 0.5 miles north. For a listed home, changes inside that alter its character can need listed building consent from the council, for example removing or fixing into original panelling. The council’s conservation officer is the person to ask before work starts. The ULEZ (Ultra Low Emission Zone) now covers the whole of London, Bromley included. It applies to the vans that deliver and fit furniture in Berry's Green, as it does anywhere else in London. We plan parking and access with you at the measuring visit.

The wider area includes historic houses like Down House, about 1.3 miles north. For a period home anywhere nearby, window seats can be scribed to follow a bay that’s rarely square. Living in a block of flats near Chelsfield station? Then the lift, the stair turns and the front door all set the largest piece that can come in. For an older house near Church of St Peter and St Paul, a seat under a sash window can keep shutters and cills clear.

Window seats for homes in Berry's Green

A window seat turns the light by a window into a place to sit. Our window seats are made for bays, sash windows and the recesses beside them, typically with storage below, under a lift-up lid or in drawers. In Berry's Green, as everywhere we work, it begins with a visit to measure and plan. We make window seats from birch ply and moisture-resistant MDF, painted by hand or sprayed, and people most often get in touch about standard furniture leaving gaps in a bay and wanting a seat without blocking the radiator.

Around Berry's Green, with interwar houses or semis making up much of the housing, the hallway may be wider than in a Victorian terrace, with room for a cupboard by the door. Bay windows suit seating with drawers or lift-up lids, with a grille so any radiator below keeps heating the room. Each space is measured and window seats are made to suit it.

The written quote is your record of the job. It describes the window seat we’ve designed for the room, what it’s made from and how it’s finished.

Before and after fitting day

A little care keeps the finish looking good, whether it was spray painted or hand painted. Here are our suggestions:

  • Consider how often you will reach for what’s stored
  • Choose a colour that suits the room
  • Note whether your window has working shutters
  • Tell us about parking at the measuring visit

Small marks on a hand-painted finish can be touched in. It is worth keeping a record of the paint colour. A spray-painted finish is smooth and even, and small marks often wipe off with a damp cloth.

Keep the radiator grille clear so the heat can reach the room. A clear grille keeps the room warm and the seat at an even temperature. Storage over a radiator stays warm, so it is best for things that don’t mind it.

Pricing window seats in Berry's Green

To work out the quote, we look at:

  • How big the furniture is
  • How square the room is
  • Spray painting or hand painting
  • Access to the room, such as stairs, lifts and narrow halls

Every room is priced on its own, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. You’ll see the figure in your written quote, after the design visit.

What we need to know

Here’s what helps us most when you get in touch:

  • Where you live, with the postcode
  • What you’d like to store or use the space for
  • Any ideas or images you have saved
  • Whether it is a house or a flat, and if there are stairs or a lift

A quote begins with a few details from you: the room, rough sizes and some photos if you have them. When you are ready, get in touch through our contact form. After that, we arrange a visit to measure and go through the design, then send a written quote.

When is bespoke worth it?

Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.

Off-the-shelf cupboards come in fixed sizes, so there is normally a gap left over at the top or at one end. Fitted furniture is made to the room’s measurements, so it can use the full height and width.

How fitting day works

When the fitting is done, we tidy the room and take up the floor coverings. Before we leave, we go over the finished piece together. How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and your quote sets out the fitting days. In a 1920s or 1930s house, the hall and stairs are typically simple, but the route in is still measured, not just the room. Window seats arrive in sections and are assembled in place.

  1. You contact us with some details about the bay or recess.
  2. We visit to measure the angles of the bay and the floor, and discuss the design.
  3. A written quote follows, setting out the design, materials and finish.
  4. In our workshop we make each section of the seat from moisture-resistant MDF and birch plywood.
  5. We fit the seat in your home, trimming the edges to meet the walls and cill, with a spray-painted or hand-painted finish.

How to prepare

  • Point out meters, boilers and fuse boards near the furniture
  • Check the building’s rules for trades and lift bookings

How to get a quote

FAQs: window seats in Berry's Green

Is Berry's Green in the area you cover for window seats?

Yes, Berry's Green is within the area we cover, which takes in all of Bromley and the rest of London. The first step is a design visit, where we measure and talk through the design, and then we send a quote.

I live near Chelsfield station. Is that in your area?

Yes, homes across Bromley and the rest of London are within the area we cover. You can use our contact form to arrange a design visit, and let us know about parking and access at the same time.

Is it possible to have a window seat above a radiator?

Yes. We build a grille or an open front into the seat so the heat isn’t trapped. Space is left around the radiator too. Moving the radiator is for your plumber, if you’d prefer it elsewhere.

How is the furniture painted?

You can choose between two finishes: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

Do you do the electrics?

No. Sockets, switches and lighting are for your electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We will design around them.

Can you build a seat beneath sash windows?

Yes. The seat is set below the cill so the window can still open and close. Where there are shutters, the seat is planned so they still open fully. These details are measured when we visit.

What we do not do

Some parts of a job need another trade, like an electrician, a plumber or an engineer on the Gas Safe Register. Here is what to bear in mind:

  • Electrical work around the seat
  • Plastering and decorating around the seat
  • Any change to radiator pipes, which needs a plumber

If in doubt, you can send us a few details through our contact form and describe the room. How a job runs, step by step.
