Window Seats in Luxted

  • A child’s room that needs storage and seating

Window seats for your home in Luxted

Bespoke or off-the-shelf?

Off-the-shelf benches are not designed to sit over a radiator. Placed in front of a radiator, they block the warmth. We design a grille into the seat so the radiator keeps working. Bays, box rooms and stair bulkheads are where off-the-shelf furniture struggles most, and those are common in interwar houses. Built-in pieces are designed to fit them.

Every piece is quoted for your room after the design visit. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

Window seats in Luxted: what you get

A well-made window seat gives you a place to sit in the best light in the room. Our window seats are made for bays, sash windows and the recesses beside them, usually with storage below, under a lift-up lid or in drawers. In Luxted, as everywhere we work, it begins with a visit to measure and plan. Most enquiries start with off-the-shelf pieces that never quite fit the window and a bay with no furniture that fits; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Around Luxted, interwar houses or semi-detached and detached homes make up a good part of the housing. If yours is a 1920s or 1930s house, the bay window at the front, the space under the stairs and the box room are the usual places to gain storage. Any meters or fuse boards that need to stay reachable are designed around.

The furniture is made in our workshop after you’ve had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so you can check every detail beforehand.

From workshop to your room

If anything comes up on the day, just ask. The design, materials and finish were settled before anything was made, so the day itself is about careful fitting. How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. It helps to clear the room and the route before we arrive. Fitting day starts with protecting the floors and setting out the pieces. The pieces are levelled, fitted to the walls and fixed back.

  1. First you tell us about the bay or window where you’d like a seat.
  2. We visit to measure the window and go through the design. We also talk about lift-up lids or drawers.
  3. A quote in writing follows, with the design, finish and fitting days set out.
  4. The seat is made in our workshop and painted to your chosen colour.
  5. The seat is fitted in your home and checked so the lids and drawers run well. Any radiator grille is fitted so heat can still reach the room.

Preparing the room

  • Mention any parking restrictions on your street
  • Get any new sockets or wiring done by your electrician before fitting day
  • Clear the hallway and stairs so the sections can come through

Starting with a design visit

A quote begins with some details from you: the room, rough measurements and some pictures if you have them. When you’re ready, drop us a line using the contact form. After that, we arrange a visit to measure and talk through the design, then send a quote in writing.

Related advice

Do you need window seats in Luxted?

A quiet place to read is a common wish. A window seat, perhaps with shelves either side, does exactly that. It quickly becomes a favourite place to sit.

Some of the things we are asked to solve include:

  • Needing more storage in the room
  • A ready-made bench that doesn’t fit the bay
  • A bay window that’s hard to furnish
  • Wanting a quiet place to read

If your home is one of the older houses near Church of St Peter and St Paul, a radiator under the window just needs a grille in the seat front.

Before you choose who makes it

  • Whether they measure the room themselves
  • Do they scribe the furniture to the walls?
  • Which parts of the job need an electrician or a plumber
  • Can you see real work of theirs?

Flats, leases and landlords

If you live in a flat, getting the furniture in is planned from the start. We measure the stairs, landings, lift and doorways not just the room, so each section is sized to get through.

Landlords furnishing a let use fitted furniture too, as it makes good use of an tricky room. The materials are the same as for any home: moisture-resistant MDF and birch plywood.

Common questions about window seats

Do you cover homes near Chelsfield station?

Yes, homes across Bromley and the rest of London are within the area we cover. To get started, you can fill in our short enquiry form with a few details about the room, and let us know about parking and access at the same time.

Can you make window seats for a home in Luxted?

Yes. We cover all of Bromley and the rest of London, and Luxted is part of that. We start with a design visit to measure the room and talk through what you need, followed by a quote.

Do I need to be at home on fitting day?

We need access, so someone has to let us in. You do not need to watch us work, though we like to go over the furniture with you at the end.

Can you build a seat beneath sash windows?

Yes. The seat is set below the cill so the window can still open and close. Where there are shutters, the seat is planned so they still open fully. These details are measured when we visit.

Which is better under a window seat, a lid or drawers?

The answer depends on what goes under the seat. A lift-up lid opens the full depth, which suits bulky things you do not need every day, while drawers are easier with a cushion on top.

Is it possible to have a window seat above a radiator?

Yes. The seat has a grille or open front, so the warmth can reach the room. Space is left around the radiator too. If you want the radiator moved, that’s work for your plumber.

Window seats in Luxted: local notes

The biggest shares of homes in the neighbourhood around Luxted were built between 1945 and 1972 (about 29%) and between 1973 and 1999 (about 25%), on the Valuation Office Agency’s council tax figures for 2025. That matters for window seats, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Entries on the National Heritage List near the centre of Luxted include Down House (Grade I), about 0.5 miles north, and Luxted Farmhouse (Grade II), less than half a mile south-east. For a listed home, works inside that affect its character can require listed building consent from the council, for example removing or fixing into original panelling. It’s worth speaking to the council’s conservation officer before the design is final. Detached and semi-detached houses are home to about 76% of households in the streets around Luxted, in the ONS Census 2021 figures. A house like that normally has more rooms to plan around than a flat, and sometimes a driveway that makes unloading easier.

For a flat near Chelsfield station, it is useful to book the lift and tell the concierge before fitting day. If your children go to Cudham Church of England Primary School or a school nearby, window seats can be planned around what a family needs to keep, from coats and bags to sports kit.

How it’s made

Spray-painted finish

Spray painting suits panels, grilles and plain fronts alike. It is carried out in the workshop for an even coat. The colour is your choice.

Hand-painted finish

Hand painting can be done on site once the seat is in. Small marks are simple to touch in later. It suits a seat that sees daily use.
