Questions from Blackfen

Can you make window seats for a home in Blackfen?

Yes, Blackfen is within the area we cover, which takes in all of Bexley and the rest of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.

Can parking be tricky on fitting day in Blackfen?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. It helps to tell us about parking during the design visit.

Can the fitting be on a Saturday?

Yes, we can arrange Saturdays. Let us know when you first get in touch, and we’ll see what we can do.

What happens when you come to measure?

We take full measurements, look at the walls and floors and work through the design together. We’ll also ask about access and parking, and a quote in writing follows.

Is an outside wall a problem for fitted furniture?

It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment isn’t something we do, so any damp needs sorting first.

Do you do the electrics?

No. Any new wiring, sockets or lights need an electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We plan the furniture around where they’ll go.

How we make window seats for Blackfen

A window seat can be part of a larger piece of furniture. Bookshelves either side of a window, with a seat between, make a quiet place to read. We design the seat and the surrounding units together, so the whole wall looks considered. We can go through the options when we visit in Blackfen. People normally come to us about unused space below a sash window and no space for toys and games, and the answer is built in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

A good part of the housing around Blackfen is interwar, semi-detached or detached. In a typical 1930s house, storage tends to hide in the bay, under the stairs and in the box room. Any meters or fuse board under the stairs stay accessible, and the storage is planned around them.

The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If something isn’t quite right, tell us before anything is made.

From workshop to your room

On the morning of the fitting, we start by protecting your floors and the route from the front door to the room. The sections made in our workshop come in next, one at a time. The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. In a 1920s or 1930s house, the hall and stairs are usually straightforward, though we still measure the route in as well as the room. The furniture comes in sections and is put together where it is going.

  1. You tell us about the window and the room.
  2. At the design visit, every side of the window is measured.
  3. The design is agreed and a quote in writing follows. Take your time with it.
  4. The seat is built in our workshop and painted in your colour. The materials are moisture-resistant MDF and birch plywood.
  5. We fit it in your home and check every lid and drawer with you.

It’s worth being clear about where our work stops:

  • Making good the walls, which is for a plasterer or decorator
  • Work on the window frame or glass
  • Seat cushions, which you source separately

Window seats in Blackfen: local notes

Homes built between 1919 and 1939 make up about 70% of the housing in the streets around Blackfen, with about 15% built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. 4 conservation areas have at least part of their area within a mile of central Blackfen. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Controlled parking zones are common across London, and Bexley sets its own rules. If your street in Blackfen is in a controlled parking zone, a visitor permit, a pay-and-display bay or a suspended bay through the council may be needed. We ask about parking during the design visit, so the day can be planned around it.

For an older house near Church of the Good Shepherd, the deep reveals of an older window can frame a seat neatly. For a flat near Falconwood station, window seats are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

Blackfen is about 1 mile south of Sidcup, within the London Borough of Bexley. Blackfen is part of the area we cover, and the process is the same everywhere we work. We cover places right across Bexley.

In DA15, DA16 and SE9, the process is the same as anywhere else in London. If your home is on a street such as Days Lane, Gordon Road and Kent Avenue, or close by, we can visit to measure up for window seats. Neighbouring places we cover for window seats include Falconwood (1 mile north), Avery Hill (1 mile west), East Wickham (1 mile north), New Eltham (1 mile south-west) and Longlands (1 mile south). Other parts of Bexley we cover include Erith (4 miles north-east), Bexley (2 miles east), Belvedere (4 miles north-east), Northumberland Heath (4 miles north-east), Lessness Heath (4 miles north-east) and Bexleyheath (2 miles east).

Tips worth knowing

Fresh paintwork takes a while to cure fully, so go gently with it for a while. Beyond that, these tips help:

  • Make sure any shutters still open fully
  • Let us know about parking near your home
  • Tell us about the radiator before we visit
  • Decide on cushion thickness before the design visit

Small marks on a hand-painted finish can be touched in. Keep a note of the colour for later. Spray-painted surfaces wipe clean with a soft, damp cloth.

Keep the radiator grille clear so the heat can reach the room. Keeping it clear helps the radiator work as it should. Storage over a radiator stays warm, so it is best for things that don’t mind it.

Flat-pack or bespoke?

Shop-bought shelves can sag over a long span. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

What prompts window seats in Blackfen

Storage is another big reason. Under the seat there is room for blankets, toys, books and more. It adds storage without taking up more of the floor.

Requests we hear often include:

  • No comfortable place to sit in the light
  • A radiator under the window getting in the way
  • Standard furniture leaving gaps in a bay
  • Nowhere to keep blankets, toys or books

If you live near Shoulder of Mutton Green, window seats can be designed to hold outdoor kit, from walking boots to picnic things.

Questions to ask before you hire anyone

  • How doors and drawers are fitted
  • Whether the quote says what the furniture is made from
  • Whether you’ll get a written quote, not just a figure
  • Which parts of the job need an electrician or a plumber
