What affects the price in Bexley
What it costs comes down to the materials and the time involved. The main factors are:
- Stairs, lifts and the route to the room
- Walls and floors that are out of level or out of square
- Parking near your home
- How many doors and drawers there are
The finish affects the cost: spray painting is done in the workshop, while hand painting can be done on site. Your choice, along with the size and the fittings, is reflected in the written quote.
Helping us understand the room
Before the design visit, it helps us to know about:
- Anything in the way, such as radiators, sockets, switches, a boiler or meters
- How you want to use the space
- What kind of home it is, and which floor the room is on
- The postcode, so we can plan the visit
To make a start, fill in our short enquiry form and let us know which room you have in mind and what you want the furniture to do. From there, we arrange a design visit to measure up and talk through your ideas, and a written quote follows.
Window seats in Bexley
Window seats work in bedrooms and children’s rooms as well as living rooms. Drawers or a lift-up lid turn it into storage as well as seating. For children’s rooms, drawers are often easier for small hands than a heavy lid. In Bexley, the design visit is where the details are settled. We make window seats from moisture-resistant MDF and strong birch plywood, with a painted finish, and people most often get in touch about a nursery or bedroom short of storage and wanting new furniture to sit well in an older room.
In a family house, the hall and stairs typically carry the most clutter. With interwar houses, semis and detached homes a large part of the housing around Bexley, well-planned storage by the door or under the stairs can take a lot of it. Meters and fuse boards stay easy to reach.
Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. The finish is stated too, whether that is spray painting or hand painting.

How fitting day works
Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. On fitting day, we cut and scribe the furniture around these details, so it looks as though it was always there. The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. In a 1920s or 1930s house, the hall and stairs are usually straightforward, but the route in is still measured, not just the room. Window seats arrive in sections and are assembled in place.
- It starts when you contact us about a window seat.
- We visit to measure and talk about how you’ll use the seat. Shutters and cills are noted too.
- A quote in writing follows, with the fitting days agreed. Read it through and ask if anything is unclear.
- Your window seat is made in our workshop, shaped to the window.
- We fit it in your home and leave it ready to use, with the lids or drawers checked with you.
Preparing the room
- Have your electrician move any sockets or switches beforehand
- Take down pictures, mirrors and shelves from the wall
- Leave a clear route from the front door to the room
Getting a quote
Rough sizes are fine at the start. We measure everything properly at the design visit. To arrange it, get in touch through our contact form with a few details about the room. You receive a written quote after the visit.

How it is made
Birch plywood
Its layered build gives birch plywood its strength. We use it for the frame, the seat and the drawer boxes, and its edge can be left visible or painted.
Lift-up lids
Lids can be made in one piece or in sections. Smaller lids are easier to open. We’ll discuss the options during the design visit.
Making use of awkward spaces in Bexley
About 45% of the homes in the area around Bexley went up between 1919 and 1939, and about 31% between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Entries on the National Heritage List near the centre of Bexley include Parish Church of St John the Evangelist (Grade II), less than half a mile east, and Styleman's Almshouses (Grade II), about 0.5 miles east. If you live in a listed building, fixing into or taking out original features such as panelling may need listed building consent. An early word with the council’s conservation officer is the best first step. Around a third of the homes in the streets around Bexley (about 31%) were built between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). Windows in homes of that era are often wide, with a radiator underneath, and a seat over a radiator needs a grille so the heat still reaches the room.
For a flat near Bexley station, each piece is planned so it can be carried up and joined together in the room. The wider area includes historic houses such as Red House, about 0.9 miles north. For a period home anywhere nearby, the deep reveals of an older window can frame a seat neatly. If you live near Danson Park, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

Before and after fitting day
None of this takes much effort. What we’d suggest:
- Choose a colour that suits the room
- Plan the cushion early so the seat suits it
- Check the shutters so the seat can leave room for them
- Note the position of any radiator and its pipes
If you are having a cushion made, we will give you the exact size of the seat. Wait until the paint has cured before putting the cushion on, to protect both the fabric and the finish.
Every so often, look at the hinges and any handles. Tightening early stops a small looseness getting worse. If something stops working smoothly, send us a few details through our contact form and tell us.
Where other trades come in
It’s worth being clear about where our work stops:
- Electrical work around the seat
- Any change to radiator pipes, which needs a plumber
- Fabric covers and cushions

Questions we’re often asked
Can parking be tricky on fitting day in Bexley?
It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It helps to let us know about parking during the design visit.
I live near Bexley station. Is that in your area?
Yes. We cover the whole of London. You can use our contact form to arrange a design visit.
How long will the window seat fitting take?
How long fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. The seat is made in our workshop first, so the time in your home is spent fitting. We work tidily and keep the room as clear as possible.
Does someone need to be home during the fitting?
Someone needs to be there to let us in. You don’t need to watch us work, but it’s useful to be around at the end.
What finishes do you offer?
You can choose between two finishes: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.
Does fitted furniture need planning permission?
Not normally. Conservation area controls are largely about how buildings look from outside, and furniture inside a house doesn’t normally need it. Listed buildings are different: check with the council’s conservation officer first.
