Window seats in Avery Hill: local notes
In the streets around Avery Hill, the largest groups of homes date from between 1919 and 1939 (about 52%) and between 1945 and 1972 (about 25%), going by the Valuation Office Agency’s 2025 council tax figures. We take that into account at the measuring visit, since older and newer walls take different fixings. There are 6 entries on the National Heritage List within half a mile of the centre of Avery Hill. You can check whether a particular building is listed on Historic England’s list. Parking on many inner London streets is controlled, with zones run by each borough. A van working in Avery Hill will typically need a visitor permit, a paid bay or a bay suspension arranged through the council, which often needs notice. Let us know about parking near your home at the measuring visit.
If your home is one of the older houses near Church of Holy Trinity, window seats can be scribed to follow a bay that is rarely square. For families living near Stationers' Crown Woods Academy, window seats can give school bags, shoes and sports kit a proper home. If you live in a flat close to Falconwood station, window seats are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

About our window seats in Avery Hill
We make the seat itself, and you can source a cushion to the size we give you. You can then choose the fabric and style yourself. We plan the depth and height so the seat is comfortable with a cushion on it. We make window seats from moisture-resistant MDF and strong birch plywood, with a painted finish, and the usual reasons to get in touch are a nursery or bedroom short of storage and a room with shutters and sashes that deserves a proper seat.
With interwar houses or semis a big part of the picture around Avery Hill, loft conversions are common, and they leave low eaves and sloping ceilings. Those spaces, along with bays and hallways, are where fitted storage can add the most. For lofts, we work in spaces that are already converted or boarded.
You get the quote in writing, so there is time to read it properly and share it with anyone else involved. It records the design, the materials and the finish we discussed.

FAQs: window seats in Avery Hill
I live near Falconwood station. Is that in your area?
Yes. We cover all of Greenwich and the rest of London. To get started, you can drop us a line using the contact form with some details about the room.
Will parking be an issue for fitting furniture in Avery Hill?
It can be, as controlled parking zones cover much of inner London. A van may need a visitor permit, a paid bay or a parking bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the design visit, so the day can be planned around it.
What happens when you come to measure?
We take full measurements, look at the walls and floors and work through the design together. We will also ask about access and parking, and afterwards we send a quote in writing.
Do I need to be in when you fit?
We need access, so someone has to let us in. You don’t need to watch us work.
How long does it take to fit a window seat?
The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. Because everything is made in our workshop, the work in your home is the fitting itself. We keep the room as tidy as we can while we work.
Does fitted furniture need planning permission?
Not typically. Conservation areas mostly control changes to the outside, and furniture inside a house does not normally need it. In a listed building, check with the council’s conservation officer before any work.
Tips worth knowing
These points come up often when people plan window seats. They help before and after fitting:
- Decide on cushion thickness before the design visit
- Clear the bay or window area before the design visit
- Choose a colour that suits the room
- Think about what you’ll store under the seat
In winter, windows can run with condensation, so keep the area behind the seat dry. Opening the window for a while helps. Should you have a question about the seat, tell us about the room on our contact form and we’ll help.
Don’t block the grille with cushions or things stored in front of it. Keeping it clear helps the radiator work as it should. Storage over a radiator stays warm, so it’s best for things that do not mind it.

Bespoke window seats or ready-made?
Off-the-shelf benches are made for straight walls and square corners, but bays have angled sides and walls that are rarely flat. In a bay, a standard bench leaves awkward gaps. A bespoke seat follows the shape of the bay. It is a bigger investment, and the gain is a seat that fits the space. Bays, box rooms and stair bulkheads are where off-the-shelf furniture struggles most, and those are common in interwar houses. Built-in pieces are designed to fit them.
Every room is priced on its own, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

Flats, blocks and rented homes
In a managed block, the building manager or concierge may need notice before we arrive. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Mention it when you contact us.
Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, once we’ve measured the way in.
How fitting works for window seats
Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. Each one is adjusted until the gaps are even and it closes cleanly, then checked again. How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. Loft stairs in an interwar house can be tight, with a low ceiling at the top, so any section going up there is sized for them. Elsewhere in the house, the route is usually more generous. Each section is assembled and fixed in the room.
- You send us a note about the window and the seat you’d like.
- We visit to measure and talk through the design, the storage and the finish.
- You receive a quote in writing for the design, materials and finish.
- We build the seat in our workshop from moisture-resistant MDF and birch plywood, ready for the finish you chose.
- The seat is fitted and scribed, and any hand painting is done on site.
- Fresh paint takes a while to cure, so go gently with the seat and lids at first.
Getting ready for fitting day
- Clear the hallway and stairs so the sections can come through
- Take down pictures, mirrors and shelves from the wall
- Clear the area where the furniture is going
