  • A sash window with space beneath it going to waste
  • Nowhere to keep blankets, toys or books
  • A bay with no furniture that fits

Looking after your furniture

A few practical points help before and after fitting day. These are worth keeping in mind:

  • Think about matching the woodwork or the walls
  • Tell us about the radiator before we visit
  • Note whether your window has working shutters
  • Think about whether you’d like shelves either side

Wiping the seat with a soft, damp cloth is usually all it needs. Dry it afterwards, and avoid abrasive pads and strong solvents. The front edge picks up marks first.

Check now and then that hinges and handles are tight. Tightening early stops a small looseness getting worse. If a lid or drawer starts to catch, message us from the contact page and describe what’s happening.

Window seats in East Wickham: what you get

Many windows have a radiator beneath them. Over a radiator, the seat needs a grille or open front so warmth can reach the room. We design the grille into the front of the seat and leave space around the radiator. When we visit in East Wickham, we’ll check the radiator and plan around it. We make window seats from moisture-resistant MDF and birch plywood, finished by spray or by hand, and people most often get in touch about wanting a quiet place to read and a bay with no furniture that fits.

Around East Wickham, interwar houses or semi-detached and detached homes make up a good part of the housing. In a typical 1930s house, storage tends to hide in the bay, under the stairs and in the box room. Any meters or fuse boards that need to stay reachable are designed around.

A quote in writing follows the design visit. It describes the design we discussed, the materials and the finish, so you know exactly what you’re getting.

Flats, leases and landlords

Some blocks ask for notice before trades arrive, often through a building manager or concierge. Lifts sometimes need to be booked, and the lift size helps decide how big each section can be. Let us know about it when you contact us.

If the property is let, we will need access agreed with the tenants, at times that suit them. An agent can arrange access for you, and the written quote can go to whoever needs it.

East Wickham homes and window seats

About 57% of the homes in the area around East Wickham went up between 1919 and 1939, and about 16% between 1945 and 1972, in the VOA’s 2025 council tax stock figures. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. There’s a conservation area within about a quarter of a mile of the centre of East Wickham, going by Historic England’s data. Conservation area controls are largely about how buildings look from outside, and fitted furniture inside a house does not normally need planning permission. If you want to be certain, ask the council’s planning team. Detached and semi-detached houses are home to about 58% of households in the streets around East Wickham, according to Census 2021. In a semi or detached house, a driveway, where there is one, can make unloading easier.

Why people ask for window seats in East Wickham

For a child’s room, a seat under the window adds storage and a cosy spot. Drawers make it easy for children to reach their things. It also keeps the floor clear.

A few of the things people ask us to solve are these:

  • A child’s room that needs storage and seating
  • A bay window that’s hard to furnish
  • Wanting a seat without blocking the radiator
  • Off-the-shelf pieces that never quite fit the window

Danson House, about 1.3 miles south-east, is one of the historic houses in the wider area. For a period home anywhere nearby, the deep reveals of an older window can frame a seat neatly.

Questions to ask before you hire anyone

How fitting day works

When the fitting is done, we tidy the room. Before we leave, we go over the finished piece together and explain how to look after the paint. The time the fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. Loft stairs in an interwar house can be tight, with a low ceiling at the top, so any section going up there is sized for them. Elsewhere in the house, the route is typically more generous. Each section is assembled and fixed in the room.

  1. First we hear about your bay or window and what you’d like, with a note of any radiator or shutters.
  2. At the design visit, every side of the window is measured. Then we talk through the seat height and storage.
  3. We agree the seat, the storage and the finish, and send a quote in writing.
  4. The seat is made at our workshop and painted in your colour.
  5. The seat is fitted, scribed to the walls and checked with you.

Before fitting day

  • Clear the area where the furniture is going
  • Make sure pets are kept safely away

Bespoke or off-the-shelf?

We scribe each seat to follow the walls and floor, so there are no gaps at the sides or the base. A ready-made piece sits in the space rather than being part of it. The difference is most noticeable in a period room. In an extended or opened-up house, old and new walls often meet slightly out of line, and straight-sided ready-made units make that obvious. Fitted pieces are scribed to both.

Rooms that are not square take more work: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. The quote allows for it, written once we have measured up.

What you get with us

  • A spray or hand-painted finish
  • Moisture-resistant MDF and birch plywood
  • Saturday visits and fitting by prior arrangement
  • Edges scribed to follow your walls

Common questions about window seats

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.

Do you make window seats for homes in East Wickham?

Yes, we work across Bexley, East Wickham included, and across the rest of London. You can fill in our short enquiry form to arrange a design visit.

What if my walls and floors are out of level?

Walls and floors that aren’t true are part of the job in older homes. The furniture is scribed to follow the walls and levelled on feet or a plinth, so there are no gaps at the sides.

Is an outside wall a problem for fitted furniture?

External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture. If there’s damp, it should be sorted before anything is fitted.

How long will the window seat fitting take?

How long fitting takes depends on the size of the window and the design, and your quote sets out the fitting days. Because everything is made at our workshop, the work in your home is the fitting itself. We keep the room as tidy as we can while we work.

Do I need to be in when you fit?

Someone needs to let us in at the start of the day. It is good to have someone there at the end to look over the work with us.
