FAQs: window seats in Albany Park
Is parking a problem for fitting in Albany Park?
It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit.
Does a conservation area in or near Albany Park affect fitted furniture?
Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.
Can you fit furniture on an external wall?
An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture, which helps avoid condensation and mould. Any damp needs sorting by the right specialist before fitting.
Do I get to choose the colour?
You choose it. We agree the colour with you, and it is set out in the quote.
Can you fit furniture to uneven walls?
Walls and floors that are not true are part of the job in older homes. We trim the edges to follow the wall and level the base, so it sits tight to the room.
Can the fitting be on a Saturday?
Yes, by arrangement. Let us know when you contact us if a Saturday suits you best.
Window seats in Albany Park
Cushions aren’t something we supply, so we agree the seat size with you and you can have one made to fit. You can then choose the fabric and style yourself. We make the seat to suit the cushion you plan, with a suitable depth and height. If you are living with a bay with no furniture that fits and a room with shutters and sashes that deserves a proper seat, that’s what window seats are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.
Rooms in post-war homes tend to be simple, with plain skirting and no cornice, which suits fitted storage with clean lines. Around Albany Park, many homes were built between 1945 and the early 1970s. Every space is still measured on site, as nothing is assumed to be square.
The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If you’d like to change anything, it is easier before the furniture is made.

What we don’t do
Before you plan the job, it’s useful to know what we do not do:
- Electrical work around the seat
- Fixing the window itself
- Plastering and decorating around the seat
If in doubt, you can tell us about the room on our contact form and describe the room. Our process from visit to fitting.

Could you do it yourself?
A confident DIYer can manage simple shelves or a standard wardrobe in a square room. Sloping ceilings, uneven floors and lath-and-plaster walls make it harder.
It is worth being honest about cost: flat-pack is usually cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.
Flats, leases and landlords
If the property is let, we’ll need access agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.
For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so let us know about it at the design visit.
Fitted storage in Albany Park
Homes built between 1945 and 1972 make up about 30% of the housing in the streets around Albany Park, with about 20% built between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Near the centre of Albany Park, Historic England’s list includes Manor House (Grade II), under half a mile south, and Parish Church of St John the Evangelist (Grade II), under half a mile south-east. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can require listed building consent. It is worth speaking to the council’s conservation officer before the design is final. On TfL’s red routes, the rules on stopping and loading are strict. If your home is on or just off a main road, it helps to mention it. It lets us plan the stop before fitting day.
If you live in a flat close to Sidcup station, it helps to book the lift and tell the concierge before fitting day. If your home is one of the older houses near St Lawrence church, the deep reveals of an older window can frame a seat neatly. For families living near Birkbeck Primary School, window seats can be planned around what a family needs to keep, from coats and bags to sports kit.

Why bespoke in Albany Park?
Off-the-shelf benches are not designed to sit over a radiator. Put in front of one, they can trap the heat. A bespoke seat has a grille or open front designed in, so the heat can reach the room. Fixing standalone furniture to concrete or blockwork can be awkward, whereas fitted pieces are designed with fixings that suit the wall. It matters most for tall cupboards and full shelves.
We do not publish set prices, because each job is designed for a single room. We measure up, discuss the design and send a quote in writing, with the materials and finish set out. To start, tell us about the room on our contact form.

Fitting day, step by step
If anything comes up on the day, just ask. Most of the decisions were made at the design visit and set out in your quote, so fitting day is about putting it in place carefully and leaving the room tidy. The time the fitting takes depends on the size of the window and the design, and the fitting days are agreed in your quote. In a post-war house, the hall and stairs are typically straight and simple, which helps when the sections come in. Even so, the route is measured at the design visit. On the day, sections are joined, levelled and fixed, with floors protected throughout.
- You get in touch and describe the window.
- At the design visit we measure each side of the bay, because walls in older houses are rarely square.
- We send a written quote.
- In our workshop we make each section of the seat from moisture-resistant MDF and birch plywood.
- On fitting day the seat is set level and scribed to follow the walls and floor.
Before fitting day
- Keep pets in another room while we work
- Let us know if your street is in a controlled parking zone
- Get any new sockets or wiring done by your electrician before fitting day
Arranging a design visit
Every quote follows a design visit. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. There’s no price list: each design is priced in writing after we’ve seen the space. To book a design visit, message us from the contact page.
