Window seats designed for your room
Window seats in West Heath: what you get
A seat under a bedroom or nursery window can store toys, bedding or books. With deep drawers or a lift-up lid, it becomes useful storage as well as a place to sit. Drawers can be easier than a lid for children to use. Whatever the room, the process for a home in West Heath is the same. If you are living with a recess under the window doing nothing and wanting a quiet place to read, that’s what window seats are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.
An interwar house tends to have truer walls than a Victorian one, though rarely square corners. Around West Heath, interwar houses, semis and detached homes make up a big part of the housing, and every piece is still scribed where it meets the wall. Lids, doors and drawers are set level on site so they run true.
Once you’ve read the quote and decided to go ahead, the furniture is made at our workshop. It describes the design, the materials and the finish agreed at the visit, so every detail can be checked first.

Making use of tricky spaces in West Heath
About 73% of the homes in the streets around West Heath went up between 1919 and 1939, and about 17% between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. A conservation area lies within about a quarter of a mile of the centre of West Heath, according to Historic England’s records. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house doesn’t normally need planning permission. The council can confirm if you are not sure. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. It applies to every van that comes to fit furniture in West Heath. We plan parking and access with you during the design visit.
If you live near Lesnes Abbey Woods, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place. The wider area includes historic houses like Danson House, about 1.5 miles south. For a period home anywhere nearby, a seat under a sash window can keep shutters and cills clear. If your home is one of the older houses near St Andrew's, a seat under a sash window can keep shutters and cills clear.
West Heath is about 3 miles south of Sidcup, in the London Borough of Bexley. Wherever you are in West Heath, the process is the same: a design visit, a quote in writing, furniture made at our workshop and fitting in your home. Our work takes in places right across Bexley, from the busiest high streets to quiet residential roads.
Every address in DA7, DA16 and SE2 is covered for window seats, from the main roads to the quieter streets. Whether you live on a street such as Hurst Lane, Hadlow Road and Denton Road or on one nearby, we can visit to measure up for window seats. West Heath sits close to the A206. We also cover Abbey Wood (1 mile north-west), Crook Log (1 mile south), Lessness Heath (1 mile north-east), Upton (1 mile south) and Bexleyheath (1 mile south-east). Across the rest of Bexley, our area takes in Sidcup (3 miles south), Erith (2 miles east), Bexley (2 miles south), Northumberland Heath (2 miles east), Albany Park (4 miles south) and Bexley Riverside (2 miles east).

FAQs: window seats in West Heath
Is parking a problem for fitting in West Heath?
It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking at the measuring visit.
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Do I need to be at home on fitting day?
Someone needs to be there to let us in. You do not need to watch us work, though we like to go over the furniture with you at the end.
Who chooses the colour?
You choose it. Spray and hand-painted finishes both use the colour you have chosen.
What finishes do you offer?
There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. The finish is agreed in your quote.
Is it possible to have a window seat above a radiator?
Yes. Many windows have a radiator beneath, and we design the seat around it. A grille in the front lets the heat into the room. Anything stored over the radiator will stay warm, so we plan the storage with that in mind.
Flats, conversions and leaseholders
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the measuring visit.
Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. We plan the size of each section around it, once we’ve measured the way in.
How we price window seats
When we put a quote together, we consider:
- How many doors and drawers there are
- What goes inside: rails, shelves, drawers and dividers
- Access to the room, like stairs, lifts and narrow halls
- Whether you choose a spray or hand-painted finish
Tricky rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That is reflected in the quote, written once we’ve measured up.
What we need to know
To help us picture the room, please include:
- Rough measurements, even if they’re only to the nearest few centimetres
- Your postcode and the borough
- The type of home and how the room is reached
- Any ideas or images you have saved
To make a start, use our contact form and tell us a little about the room and what you want the furniture to do. From there, we arrange a design visit to measure up and talk through your ideas, and send you a written quote afterwards.
Bespoke window seats or ready-made?
Bespoke seats are scribed to the walls and set level, so it fits neatly at the walls and floor. A ready-made piece sits in the space rather than being part of it. The difference is most noticeable in a period room. The spaces between doors, windows and radiators are seldom a stock size, so ready-made furniture often ends up in the wrong place. Fitted furniture is designed around them.
There is no price list, because each job is designed for a single room. Instead, we measure, go through the design and then quote in writing, naming the materials and finish. To start, message us from the contact page.

Fitting day, step by step
Every fitting follows the same order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. Then the room is tidied and we look over the work with you. The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. Interwar houses normally have a straight run of stairs and a reasonable hallway, though we still measure the route in not just the room. Window seats arrive in sections and are assembled in place, with floors protected throughout.
- You tell us about the window and the room.
- At the design visit, every side of the window is measured.
- The design is agreed and a quote in writing follows.
- The seat is made in our workshop and painted in your colour.
- We fit it in your home and check every lid and drawer with you. A radiator grille, if there is one, lets the heat through.
Getting ready for fitting day
- Keep pets in another room while we work
- Point out meters, boilers and fuse boards near the furniture
- If you live in a block, book the lift and tell the building manager
Getting a quote
The price comes in a written quote, worked out from the measurements and the design you choose. Each room is different, so we quote after seeing it. To arrange a visit, drop us a line using the contact form.

Before and after fitting day
Looking after painted furniture is simple. A few things help it stay looking good:
- Check whether there is a radiator under the window
- Plan the cushion early so the seat suits it
- Think about what you will store under the seat
- Clear the bay or window area before the design visit
Wiping the seat with a soft, damp cloth is typically all it needs. Avoid scourers and harsh cleaners. The front edge picks up marks first.
Avoid standing on the seat to reach the window or curtains. The seat is made for sitting, and standing puts weight in one spot. A little care keeps it looking good.
