Window seats in Maida Vale, Westminster
Thinking about window seats in Maida Vale? We start with a design visit and a written quote, before anything is made.
- A recess under the window doing nothing
- Off-the-shelf pieces that never quite fit the window
- Wanting a quiet place to read
Need window seats in Maida Vale?
Could you do it yourself?
The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture cannot usually do that in an older room.
Bespoke work comes into its own in rooms that aren’t square. Older London rooms tend to have leaning walls, sloping floors and alcoves of different widths, which leaves standard units with gaps at the sides and top.
Window seats for homes in Maida Vale
In many period houses, a bay window is the obvious place for a seat. A bay is rarely a simple shape, with angled sides and walls that are not quite straight. We measure every face and scribe the seat to follow them, so the seat follows the bay exactly. It’s a job that suits bespoke work, in Maida Vale or anywhere else. If you’re living with wanting new furniture to sit well in an older room and looking for a reading spot by the window, that is what window seats are for, made from birch ply and moisture-resistant MDF, painted by hand or sprayed.
Outside walls in houses from before 1919 are normally solid brick, which can be cold, so a gap and ventilation behind fitted storage help avoid condensation. A large share of the homes around Maida Vale date from then. Any damp is dealt with before storage goes in.
The quote comes in writing, so you can read it at your own pace. It covers the design, materials and finish agreed at the visit.

How fitting day works
In older rooms, the furniture typically has to meet skirting, picture rails, cornice or coving. We cut and scribe the furniture around them on site. How long fitting takes depends on the shape of the bay or recess and what goes under the seat, and your quote sets out the fitting days. Parking on terraced streets can be tight, particularly in a controlled parking zone, so it helps to tell us during the design visit what’s outside. The van is unloaded quickly, with the sections carried straight in. Saturdays are possible by prior arrangement.
- First you let us know about the bay or window where you’d like a seat, including any radiator under it.
- At the design visit we measure the bay or recess and check the radiator, cill and any shutters.
- You receive a quote in writing for the seat we’ve discussed.
- Your window seat is made in our workshop, shaped to the window.
- We bring it to your home, fit it and leave it ready to use.
Preparing the room
- Keep pets in another room while we work
- Clear the area where the furniture is going
- Get any new sockets or wiring done by your electrician before fitting day
Ask for a quote
The design visit is where every quote starts. We measure the room properly, check how the walls and floors run and go through the design with you. Afterwards, we send a quote in writing. To arrange the visit, send us a few details through our contact form.

Is bespoke worth it?
A standalone bench can be moved, which is useful if you rent or plan to move soon. A fitted seat is designed to stay, and it uses the space in a way a standalone piece cannot. The right choice depends on how long you plan to stay. Ready-made pieces are proportioned for newer homes and can look lost in an older one, whereas fitted pieces can pick up the room’s height and mouldings, with panels and details to suit the house.
Tricky rooms take more time: walls that lean, floors that slope and sloping ceilings all mean more scribing and cutting. That’s reflected in the quote.

Your questions about window seats in Maida Vale
Is Maida Vale in the area you cover for window seats?
Yes, Maida Vale is within the area we cover, which takes in all of Westminster and the rest of London. The first step is a design visit, where we measure and talk through the design, and then we send a quote.
Can you fit window seats to the uneven walls of an older house in Maida Vale?
Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.
Can you build a seat beneath sash windows?
Yes. Seats suit sash windows in many older homes. The cill height and any shutters are measured carefully, so the seat sits neatly and the window still works. Repairs to the window itself are not our work.
What if the wall is cold or damp?
It can be done with some care: leaving ventilation behind and inside helps stop condensation. We do not treat damp, so any damp should be sorted before fitting day.
Which materials go into your window seats?
Our window seats are made from moisture-resistant MDF and birch plywood, then painted. Next to a window, the moisture-resistant grade is a sensible choice. Your quote confirms the materials and finish.
Do I choose the paint colour?
The choice is yours, and we agree it with you before the furniture is finished. Spray and hand-painted finishes both use the colour you have chosen.
Fitted storage in Maida Vale

Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. There are 124 entries on the National Heritage List within half a mile of the centre of Maida Vale. Original fireplaces, shutters and panelling are worth keeping where they survive, and window seats can be designed to work around them. All of London, Westminster included, is inside the ULEZ. It applies to every van that comes to fit furniture in Maida Vale. We go through parking and access during the design visit.
For a flat near Kilburn High Road station, each piece is planned so it can be carried up and joined together in the room. If your home is one of the older houses near St Peter Elgin Avenue, window seats can be scribed to follow a bay that is rarely square.

Do you need window seats in Maida Vale?
A radiator under the window often makes the space hard to use. A built-in seat with a grille lets the heat out while making the space useful. It’s a neat answer to a common problem.
We are often asked to help with:
- Unused space below a sash window
- Off-the-shelf pieces that never quite fit the window
- A period room that needs furniture to suit it
- Needing more storage in the room
For families living near Essendine Primary School, deep drawers suit the bulky things families collect, from scooters to swimming kit.

What it’s made from
Birch plywood
Seats take weight every day, so they need to be strong. That’s why we use birch plywood for the frame and top. It suits the drawers below too.
Moisture-resistant MDF
MDF can be cut cleanly, which suits the angled panels of a bay and the pattern of a grille. We use a moisture-resistant grade, which is stable and takes paint well. Most of what you see on the finished seat is MDF.
