Our window seats across Westminster

Each window seat is made in our workshop, using moisture-resistant MDF and birch plywood. Birch plywood gives the seat its strength, as it is strong and holds screws firmly, while MDF takes paint well for the fronts and panels. Once painted, by spray or by hand, it is brought to your home in Westminster and fitted. Typical reasons to get in touch are a radiator that makes the space hard to use and nowhere to keep blankets, toys or books; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Few walls in older London homes are truly flat or square, so we scribe the edges by hand to follow the wall, closing the gaps a standard unit would leave. How long the fitting itself takes depends on the size of the window and the design, and we confirm the fitting days in your quote.

  1. You get in touch about a window seat.
  2. At the design visit we agree the seat and talk about colour, with a choice of spray painting or hand painting.
  3. A quote in writing follows, with the finish written in.
  4. We build the seat in our workshop from moisture-resistant MDF and birch plywood, ready for the finish you chose.
  5. We fit it in your home, and a hand-painted finish is applied in the room.
  6. Fresh paint takes a while to cure, so go gently with the seat and lids at first.

Quotes in Westminster

The inside of the furniture affects the price as well: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. We’ll talk through what you need inside at the design visit, then set it out in the quote.

How to get a quote

The price comes in a written quote, worked out from the measurements and the design you choose. Each room is different, so we quote after seeing it, when we’ve measured up and talked through the design. For a quote, use our contact form.

Around City of Westminster

We fit furniture in homes around LITE Regal International School, Royal Society of Medicine Library and Devonshire Arms, among other places. Other local landmarks include Hyde Park (0.6 miles south-west), The St Marylebone CofE School (0.5 miles north), St Vincent's Catholic Primary School (close by, under half a mile north) and St Mark's (a few minutes’ walk south). There is a railway station in City of Westminster itself: Bond Street station. A little further out are Fortius Clinic (under half a mile north) and Kingly Court (0.6 miles east). Not far away are Serpentine.

Window seats for homes across Westminster

Across Westminster, including City of Westminster, Marylebone and Soho, most homes have a corner or recess that could do more. It could be beneath the stairs, in a window bay, in a hallway or in the eaves. Window seats are designed for the space as it is.

Homes built before 1919 make up about 49% of the housing in Westminster, with about 15% built between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. About 49% of homes in Westminster were built before 1919, according to Valuation Office Agency council tax figures (2025). Sash and bay windows are common in houses of that age, and they’re natural places for a window seat. Purpose-built flats are home to about 70% of households in Westminster, going by Census 2021 figures from the ONS. In a block, each section is sized to get up the stairs or into the lift and through the door. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.

Much of London is covered by controlled parking zones run by the boroughs, so a van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges. Let us know about parking at the design visit.

City of Westminster: If your home is one of the older houses near St Mark's, window seats can be scribed to follow a bay that’s rarely square. Handel Hendrix House, about 0.3 miles east, is one of the historic houses in the wider area. If your own home is a period one, a seat under a sash window can keep shutters and cills clear.

What we do not do

We make and fit furniture, and we do not do electrics, plumbing, gas, plastering or structural work. There are a few other points to bear in mind:

  • Painting the walls of the bay
  • Electrical work around the seat
  • Making the seat cushion, which isn’t our work

Flats, blocks and rented homes

In a flat, the route in matters as much as the room. We measure the stairs, landings, lift and doorways not just the room, so the furniture can be made in sections that fit through.

If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so let us know about it during the design visit.

Bespoke or off-the-shelf?

Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. That is something we plan for in the design.

What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.

Caring for painted furniture

Because fitted furniture stays put, a little upkeep goes a long way. A few pointers help:

  • Note whether your window has working shutters
  • Make room so the whole bay can be measured
  • Tell us about the radiator before we visit
  • Choose a colour that suits the room

Before we leave, we check every lid and drawer with you. If there’s a radiator grille, we make sure the radiator is clear and the grille is in place. That way, everything works as planned.

Open and close lids with care, rather than letting them drop. That protects the hinges and the paint. Avoid overloading drawers so they keep running smoothly.

Bespoke or off-the-shelf?

If you only want a simple bench under a straight window, an off-the-shelf piece may be enough. A bespoke seat earns its place where there is a bay, a radiator or a need for storage. We’re happy to give an honest view at the measuring visit.

Before you hire any carpenter

  • Whether the quote follows a visit to your home
  • Where they’ll park and unload
  • Will the doors close with even gaps?
  • Whether the finish is set out in the quote

Questions we’re often asked

Can you build a seat beneath sash windows?

Yes. Seats suit sash windows in many older homes. The cill height and any shutters are measured carefully, so the seat sits neatly and the window still works. We don’t repair sashes or cills.

What happens when you come to measure?

We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too, and a written quote follows.

How long does it take to fit a window seat?

The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. Because everything is built in our workshop, the work in your home is the fitting itself. We work tidily and keep the room as clear as possible.

Which materials go into your window seats?

Our window seats are made from moisture-resistant MDF and birch plywood, then painted. A moisture-resistant grade suits a spot by a window, where condensation can form. Your quote confirms the materials and finish.

Does someone need to be home during the fitting?

We need access, so someone has to let us in. After that, you don’t need to stay in the room, though we like to go over the furniture with you at the end.

Do I get to choose the colour?

The choice is yours, and it is agreed with you before painting. Whichever finish you pick, it’s in the colour you have chosen.

Can you come on a Saturday?

Yes, by prior arrangement. If a Saturday works better for you, say so when you contact us.
