Window seats in Lisson Grove
Could you do it yourself?
Off-the-shelf furniture can be a sensible choice. In a room with square walls and standard sizes, it can work well.
Long shelves are where off-the-shelf often struggles. Span, depth and the weight on it decide whether a shelf sags, so a long run needs a thicker shelf, a stiffening lip or a support. We design shelves with that in mind.
About our window seats in Lisson Grove
A well-made window seat gives you a place to sit in the best light in the room. Our window seats are made for bays, sash windows and the recesses beside them, often with storage underneath behind a lift-up lid or drawers. In Lisson Grove, as everywhere we work, it begins with a visit to measure and plan. If your home has an empty bay that doesn’t get used and a radiator that makes the space hard to use, that’s what window seats are for, made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
Purpose-built flats are home to most households around Lisson Grove, and blocks often have rules on lifts, deliveries and when work can happen. Checking with the managing agent early makes the day smoother. If the flat is leasehold, the lease may need checking before window seats are fixed to the walls.
Our quotes are written in plain words, without jargon. You will see what will be made, the boards used and the finish, all taken from the design visit.

Fitting day, step by step
Once the main sections are fixed in place, any doors go on and any drawers or lids are fitted. Each one is adjusted until the gaps are even and it closes cleanly, then checked again. How long the fitting takes depends on the shape of the bay or recess and what goes under the seat, and the fitting days are agreed in your quote. Drilling can be heard through the walls and floors of a block, and some buildings set hours for noisy work. Fitting day is planned around any rules your building has. Saturday work is by prior arrangement where the building permits it.
- To begin, tell us about the room on our contact form; a brief note on the bay or sash window is enough.
- We visit to measure up and work out how warm air from the radiator will reach the room.
- Your written quote sets out the seat, the grille, the materials and the finish.
- In our workshop the seat is built from moisture-resistant MDF and birch plywood, with the grille made to match.
- We fit it in your home and scribe it to the walls, with the finish sprayed beforehand or painted by hand on site.
Before fitting day
- Move furniture and belongings away from the wall
- Get any new sockets or wiring done by your electrician before fitting day
- If you live in a block, book the lift and tell the building manager
Ask for a quote
A quote begins with some details from you: which room it is, rough sizes and a couple of pictures if you can take them. When you are ready, send us a few details through our contact form. After that, we arrange a visit to measure and discuss the design, then send a written quote.

How we price window seats
Not every room costs the same, for these reasons:
- Spray painting or hand painting
- Parking and unloading on your street
- The number of doors and drawers
- The overall size of the piece
There’s no price list, because every piece is designed for one room. We measure up, discuss the design and send a quote in writing, with the materials and finish set out. To arrange a design visit, get in touch through our contact form.
What we need to know
To help us picture the room, please include:
- Whether it is a house or a flat, and if there are stairs or a lift
- How you want to use the space
- A few photos of the space, taken from the doorway and from each corner
- Approximate measurements of the space
For a quote for window seats in Lisson Grove, message us from the contact page. Let us know which room it is and roughly what you have in mind, plus any rough measurements. We’ll arrange a design visit, then send a written quote.

Storage in Lisson Grove homes: local notes
The biggest shares of homes in the streets around Lisson Grove were built before 1919 (about 37%) and between 1945 and 1972 (about 18%), according to Valuation Office Agency council tax figures (2025). The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. Near the centre of Lisson Grove, Historic England’s list includes Hanover Terrace (Grade I), less than half a mile north-east, and Nuffield Lodge (Grade I), less than half a mile north. Where a home is listed, listed building consent can be needed for inside works that affect its character, such as fixing into original panelling. Ask the council’s conservation officer before anything is fixed. TfL’s red routes have strict stopping rules. If your street in Lisson Grove joins a main road, it’s worth telling us at the design visit. We will plan where the van can stop.
The wider area includes historic houses such as Winfield House, about 0.4 miles north-east. For a period home anywhere nearby, a bay or a sash window is a natural place for a window seat. Your questions about window seats in Lisson Grove
Is parking a problem for fitting in Lisson Grove?
It can be: much of inner London is covered by controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It is useful to let us know about parking at the measuring visit, so we can plan the day around it.
My home in Lisson Grove is a flat. How do you get the furniture in?
We measure the route in as well as the room: the stairs, landings, lift and doors. Window seats are made in our workshop in sections sized to fit that route, then assembled in your flat. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it is worth checking those early.
Can you build a window seat over a radiator?
Yes. Many windows have a radiator beneath, and we design the seat around it. The front includes a grille so the radiator keeps working. Anything stored over the radiator will stay warm, so we plan the storage with that in mind.
Can I send pictures ahead of the visit?
Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space. You can send them when you drop us a line using the contact form.
Is an outside wall a problem for fitted furniture?
It can be done with some care: leaving ventilation behind and inside helps stop condensation. We don’t treat damp, so any damp should be sorted before fitting day.
Do I get to choose the colour?
You choose it. The paint colour is agreed with you, and it is set out in the quote.
Tips worth knowing
Getting the most from window seats starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:
- Tell us about parking at the design visit
- Make room so the whole bay can be measured
- Check the shutters so the seat can leave room for them
- Decide on cushion thickness before the design visit
Once the seat is fitted, it’s ready to use. New paintwork takes time to cure fully, so go easy on it to begin with. Avoid placing heavy objects on the painted surfaces while it hardens.
Check now and then that hinges and handles are tight. A loose screw is easy to tighten before it works loose. If a lid or drawer starts to catch, drop us a line using the contact form and describe what’s happening.
The problems window seats solve
In a period home, a window seat can suit the character of the room. Painted to suit the room, it can sit with the original features. It suits anyone who wants new furniture to sit well in a period room.
A few of the things people ask us to solve are these:
- A ready-made bench that doesn’t fit the bay
- Looking for a reading spot by the window
- Toys spread across a bedroom floor
- Needing more storage in the room
If your children go to Gateway Academy or a school nearby, window seats can be planned around what a family needs to keep, from coats and bags to sports kit.
What to check before you book
- Whether they measure the room themselves
- How the furniture will be finished, and where
- How parking will work on your street
- Whether the quote says what the furniture is made from
