Window seats in Nash

We make the seat itself, and you can source a cushion to the size we give you. That leaves the choice of fabric and style to you. We plan the depth and height so the seat is comfortable with a cushion on it. Most enquiries start with a sash window with space beneath it going to waste and a child’s room that needs storage and seating, and the answer is made at our workshop from birch ply and moisture-resistant MDF, painted by hand or sprayed.

In a family house, the hall and stairs usually carry the most clutter. With interwar houses, semis and detached homes a large part of the housing around Nash, well-planned storage by the door or under the stairs can take a lot of it. Anything that needs to stay reachable, like meters or a fuse board, is designed around.

Materials are named in the quote: moisture-resistant MDF and birch plywood, each used where it suits the job. It also says how the furniture will be finished: spray painted or hand painted.

Storage in Nash homes: local notes

In the area around Nash, the largest groups of homes date from between 1919 and 1939 (about 69%) and between 1945 and 1972 (about 12%), going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. 3 conservation areas have at least part of their area within a mile of central Nash. England has around 10,000 in all, and their controls are mainly about the outside of buildings, so fitted furniture inside a house does not normally need planning permission. Each London borough runs its own parking controls, and Bromley is no exception. Where a street in Nash is controlled, a van may need a visitor permit, a paid bay or a bay suspension from the council. It is useful to let us know about parking at the measuring visit.

Down House, about 2.4 miles south-east, is one of the historic houses in the wider area. If your own home is a period one, window seats can be scribed to follow a bay that is rarely square. Near listed buildings like Priors Farmhouse, less than half a mile north-east of the centre of Nash, older homes may keep original joinery that window seats can be designed around. For a listed home, fixing into original features can require listed building consent.

Nash is within the London Borough of Bromley, about 4 miles north-east of Orpington. Wherever you are in Nash, the process is the same: we visit and measure, send a quote in writing, make the furniture in our workshop and fit it. We cover places right across Bromley, large and small.

Postcode districts we cover here for window seats: BR2. If your home is on a street like Nash Lane and North Pole Lane, or close by, we can arrange a design visit for window seats. Neighbouring places we cover for window seats include Keston (1 mile east), Leaves Green (1 mile south-east), Hayes (1 mile north), New Addington (2 miles south-west) and Farthing Street (2 miles south-east). We also make window seats in nearby places like Orpington (4 miles north-east), Bromley (3 miles north), Beckenham (4 miles north-west), St Mary Cray (5 miles north-east), Chislehurst (5 miles north-east) and Penge (5 miles north-west).

Doors and drawer fronts

The fronts of a window seat are what you see most. We make them plain or panelled, with handles to match. Where needed, a grille is part of the front.

Birch plywood

We use birch plywood where strength matters. It suits the frame and the seat top, which take weight every day. Its layered edge can be shown or painted.

Your questions about window seats in Nash

Do I need permission for fitted furniture in a conservation area?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, works inside that affect its character can need listed building consent, so check with the council first. If you’re unsure, the council can confirm.

Do you make window seats for homes in Nash?

Yes, we work across Bromley, Nash included, and across the rest of London. You can message us from the contact page to arrange a design visit.

Can you fit furniture to uneven walls?

That’s normal in older homes, and it’s what scribing is for. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.

Is the furniture spray painted or hand painted?

You can choose between two finishes: spray painted or hand painted. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.

Do pictures help?

Yes. Pictures help us understand the room before the design visit. Show anything the furniture has to work around, like radiators or sockets.

Which is better under a window seat, a lid or drawers?

It depends on what you will store and how often you will reach for it. A lift-up lid opens the full depth, which suits bulky things you do not need every day, while drawers mean you don’t have to move the cushion.

Made for the room, or bought in a box?

If you only want a simple bench under a straight window, an off-the-shelf piece may be enough. A bespoke seat earns its place where there is a bay, a radiator or a need for storage. At the design visit, we will tell you honestly which approach suits your window. Ready-made units come in standard depths that rarely suit every space, so they can stick out too far or waste space behind. Fitted furniture is made to the depth the space can take.

There’s no price list: each design is priced in writing after we’ve seen the space. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

Why us?

  • More than 300 projects completed
  • Fitted tight to walls that are not straight
  • Every London borough and the City of London covered
  • Made for your room, not a standard size

Take a look at bespoke vs off-the-shelf and what to look for in a quote.

Is it time for window seats?

Many people want a window seat for the storage beneath it. A seat with a lift-up lid or drawers can hold toys, blankets, books or games. It adds storage in a space you are not otherwise using.

Some of the things we are asked to solve are these:

  • A radiator under the window getting in the way
  • Looking for a reading spot by the window
  • A recess under the window doing nothing
  • A child’s room that needs storage and seating

For an older house near Keston Parish Church, a bay or a sash window is a natural place for a window seat.

Choosing a carpenter

  • Will they visit to measure before quoting?
  • How they’ll get the furniture into the room
  • Which materials they’ll use, named in the quote
  • How they handle walls that are not straight

Could you do it yourself?

It’s worth being honest about cost: off-the-shelf furniture typically costs less up front. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.

What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t normally do that in an older room.

What happens on fitting day

When the fitting is done, we tidy the room. Before we leave, we go over the finished piece together. How long fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and we confirm the fitting days in your quote. Some interwar and suburban streets have driveways, which can make unloading easier, so let us know at the measuring visit. Otherwise, details of permits or nearby bays help. Doorways, stairs and floors are covered on the way in.

  1. You get in touch about a window seat.
  2. At the design visit we agree the seat and talk about colour, with a choice of spray painting or hand painting.
  3. A written quote follows, with the finish written in.
  4. The seat is made in our workshop from moisture-resistant MDF and birch plywood; a spray-painted finish is done there for a smooth, even surface.
  5. The seat is fitted and scribed, and any hand painting is done on site.
  6. Fresh paint takes a while to cure, so go gently with the seat and lids at first.

Before we arrive

  • Leave a clear route from the front door to the room
  • Clear the walls of pictures and shelves
  • Make sure pets are kept safely away
