Window seats in Farthing Street, Bromley

Few London rooms are perfectly square, and we scribe the furniture to follow the walls. We make window seats for homes in Farthing Street, each designed at a visit to your home.

  • Toys spread across a bedroom floor
  • A sash window with space beneath it going to waste
  • Wanting new furniture to sit well in an older room

How we make window seats for Farthing Street

The storage under a window seat is often as useful as the seat itself. A lift-up lid is simple and gives access to the full depth, while drawers mean you do not have to move a cushion to reach things. We’ll talk through which suits the way you use the room. Typical reasons to get in touch are a ready-made bench that doesn’t fit the bay and a nursery or bedroom short of storage, and the answer is built in our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

Around Farthing Street, with interwar houses or semis making up much of the housing, the hallway may be wider than in a Victorian terrace, with room for a cupboard by the door. Bays at the front suit a seat with storage below, with a grille so any radiator below keeps heating the room. Each space is measured and window seats are made to suit it.

The furniture is made in our workshop after you have had the quote and decided to go ahead. It describes the design, the materials and the finish agreed at the visit, so you can check every detail beforehand.

From workshop to your room

Getting everything level comes first. Floors are often out of level, so adjustable feet or a plinth take up the difference, which keeps the lines straight. After that, it is fixed to the wall using fixings that suit the wall, whether that is solid brick, lath and plaster or plasterboard. Interwar houses typically have a straight run of stairs and a reasonable hallway, but the route in is still measured, not just the room. The furniture comes in sections and is put together where it is going, with floors protected throughout.

  1. First we hear about your bay or window and what you’d like.
  2. At the design visit, every side of the window is measured.
  3. The design is agreed and a quote in writing follows.
  4. The seat is made at our workshop and painted in your colour.
  5. The seat is fitted, scribed to the walls and checked with you.

Before fitting day

  • Let us know where the boiler and meters are
  • Have your electrician move any sockets or switches beforehand
  • Keep pets out of the room and the hallway

Advice

Making use of tricky spaces in Farthing Street

Homes built between 1973 and 1999 make up about 31% of the housing in the area around Farthing Street, with about 27% built between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. It’s a good starting point, though every room is still measured, as two homes of the same age rarely match. Near the centre of Farthing Street, Historic England’s list includes Farthing Street Farmhouse (Grade II), under half a mile north-east, and Orange Court Farmhouse (Grade II), less than half a mile east. For a listed home, internal works that affect its character can require listed building consent from the council, for example removing or fixing into original panelling. Check with the council’s conservation officer first. About 27% of homes in the neighbourhood around Farthing Street were built between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. Post-war homes often have wide windows with radiators below, and a seat over a radiator needs a grille so the heat still reaches the room.

Living in a block of flats near Orpington station? Then the lift, the stair turns and the front door all set the largest piece that can come in. For families living near Downe Primary School, window seats can be planned around what a family needs to keep, from coats and bags to sports kit. Down House, about 1 mile south, is one of the historic houses in the wider area. For a period home anywhere nearby, a seat under a sash window can keep shutters and cills clear.

What window seats can’t fix

We make and fit furniture, and we do not do electrics, plumbing, gas, plastering or structural work. Please bear these in mind too:

  • Making good the walls, which is for a plasterer or decorator
  • Moving or replacing a radiator, which is for your plumber
  • Fixing the window itself

Not sure whether your space suits window seats? You can get in touch through our contact form and we’ll tell you before you arrange a visit. Our process from visit to fitting.

Boards, parts and finishes

  • Spray-painted finish
  • Radiator grilles
  • Birch plywood
  • Hand-painted finish
  • Lift-up lids or drawers
  • Moisture-resistant MDF

Flats, conversions and leaseholders

Landlords furnishing a let use fitted furniture too, as it makes good use of an tricky room. It’s made from the same moisture-resistant MDF and birch plywood as any of our work, finished by spray or by hand.

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Let us know about them during the design visit, and we will plan the fitting around them.

Questions from Farthing Street

Is Farthing Street in the area you cover for window seats?

Yes, we work across Bromley, Farthing Street included, and across the rest of London. To get started, you can message us from the contact page with some details.

Do you cover homes near Orpington station?

Yes. We cover all of Bromley and the rest of London. To get started, you can send us a few details through our contact form with a few details about the room.

Should I send photos?

Yes. They give us a feel for the space before we visit, along with rough measurements. Show anything the furniture has to work around, such as radiators or sockets.

Do I need permission in a conservation area?

Usually not. Fitted furniture inside a house doesn’t normally need planning permission, even in a conservation area. Listed buildings can require listed building consent for works that affect their character.

What does a bespoke window seat cost?

Because every job is different, the cost is set out in a written quote after the visit. The size of the window, the storage and the finish all shape the price. For a quote, send us a few details through our contact form to arrange a design visit.

Can a window seat go over the radiator?

Yes. A radiator under the window is common, and the seat is designed to work with it. The front includes a grille so the radiator keeps working. Storage above a radiator stays warm, so it suits things that do not mind that.

Tips worth knowing

None of this takes much effort. What we’d suggest:

  • Clear the bay or window area before the design visit
  • Tell us about the radiator before we visit
  • Let us know about parking near your home
  • Choose a colour that suits the room

A hand-painted finish is easy to touch up if it gets marked. Keep a note of the colour for later. Spray-painted surfaces wipe clean with a soft, damp cloth.

Avoid standing on the seat to reach the window or curtains. Standing on it can mark the paint and strain the lid. It will look better for longer with a little care.

What affects the price in Farthing Street

A few things affect what fitted furniture costs:

  • Hanging rails, shelves, drawers and other fittings inside
  • Doors and drawers, and how many
  • The overall size of the piece
  • Parking and unloading on your street

Because every job is different, the cost is set out in a written quote after the visit. A larger piece means more material and more time. Doors, drawers, internal fittings and the finish make up most of the rest.

Helping us understand the room

Here’s what helps us most when you contact us:

  • Rough sizes: width, height and depth
  • Examples of the look you’re after
  • What kind of home it is, and which floor the room is on
  • What the furniture needs to hold

Getting a quote starts with a few details: which room it is, rough sizes and a couple of photos if you can take them. To send them, send us a few details through our contact form. We will then arrange a design visit and follow it with a written quote.
