- Nowhere to keep blankets, toys or books
- A recess under the window doing nothing
Window seats designed for your room
Window seats in Hayes
We make the seat itself, and you can source a cushion to the size we give you. You can then choose the fabric and style yourself. We plan the depth and height so the seat is comfortable with a cushion on it. People normally come to us about a sash window with space beneath it going to waste and toys spread across a bedroom floor; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.
In a family house, the hall and stairs typically carry the most clutter. With interwar houses, semis and detached homes a large part of the housing around Hayes, fitted storage near the front door can take much of it. Meters and fuse boards stay easy to reach.
The furniture is made at our workshop after you’ve had the quote and decided to go ahead. The quote sets out the agreed design, materials and finish, so every detail can be checked first.

Tips worth knowing
New paint needs time to cure fully, so go gently with it for a while. Beyond that, these tips help:
- Check the shutters so the seat can leave room for them
- Move furniture away from the window so we can measure
- Bring paint colours you like to the design visit
- Let us know about parking during the design visit
Wiping the seat with a soft, damp cloth is normally all it needs. Avoid scourers and harsh cleaners. The front edge of the seat is touched most, so give it a wipe now and then.
Condensation on the glass can drip onto the cill and the seat, so wipe it away. Keep the window ventilated in cold weather. Dry any water on the paint promptly.
Fitting day, step by step
Once the main sections are fixed in place, we hang any doors and fit any drawers or lids. We adjust each one so the gaps line up and it closes cleanly. The time the fitting takes depends on the size of the window and the design, and we confirm the fitting days in your quote. Semis and detached houses often have a front path or a side gate, which can make carrying in easier. We measure the path, any steps and the front door as part of the route. Floors are covered from the door to the room, and the sections are assembled in place.
- You get in touch and let us know about the window and the room.
- We visit to measure the window and discuss the design. We also talk about lift-up lids or drawers.
- We send a written quote setting out the design, materials and finish.
- We make the seat, the lids or drawers and any grille in our workshop. We use moisture-resistant MDF and birch plywood.
- We bring it to your home, fit it and leave it ready to use. Any radiator grille is fitted so heat can still reach the room.
Preparing the room
- Move furniture and belongings away from the wall
- If you live in a block, book the lift and tell the building manager
- Get any new sockets or wiring done by your electrician before fitting day
How to get a quote
Every quote follows a design visit. At the visit, we measure, look at the walls and floors and talk through the design with you, and the written quote comes after. Every piece is quoted for your room after the design visit. To book a design visit, send us a few details through our contact form.

Flat-pack or bespoke?
Off-the-shelf furniture can be a sensible choice. If the walls are straight and the space suits standard sizes, it often does the job, and it’s quick to buy.
A confident DIYer can manage simple shelves or a standard wardrobe in a square room. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls.
What we don’t do
Some parts of a job need another trade, from an electrician to a plumber or a Gas Safe registered engineer. Here is what to bear in mind:
- Electrical work around the seat
- Repairs to sash windows, cills or shutters
- Any change to radiator pipes, which needs a plumber

Questions we’re often asked
I live near Hayes (Kent) station. Is that in your area?
Yes. We cover all of Bromley and the rest of London. To get started, you can message us from the contact page with a few details about the room.
Can parking be tricky on fitting day in Hayes?
It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It’s useful to let us know about parking at the design visit, and we’ll plan around it.
Can you come on a Saturday?
Yes, we can arrange Saturdays. Let us know when you first get in touch.
Is an outside wall a problem for fitted furniture?
It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment isn’t something we do, so any damp needs sorting first.
How long will the window seat fitting take?
How long fitting takes depends on the size of the window and the design, and the fitting days are agreed in your quote. Every part is made in our workshop before we arrive. If you’d like the fitting on a Saturday, that can be arranged.
Do I need permission in a conservation area?
Not normally. Inside a house, fitted furniture doesn’t normally need planning permission. Listed buildings may need listed building consent for works that affect their character, so check with the council first.
Window seats in Hayes: local notes
Homes built between 1919 and 1939 make up about 72% of the housing in the streets around Hayes, with about 16% built between 1945 and 1972, in the VOA’s 2025 council tax stock figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. The National Heritage List records 5 entries within half a mile of the centre of Hayes. Being near listed buildings doesn’t make a home listed, and you can check any address on Historic England’s list. The ULEZ, run by TfL, takes in all of London, so Bromley is inside it. It applies to the vans that deliver and fit furniture in Hayes, as it does anywhere else in London. We plan parking and access with you at the measuring visit.
If you live near Coney Hall Recreation Ground, window seats can be designed to hold outdoor kit, from walking boots to picnic things. Living in a block of flats near Hayes (Kent) station? Then the lift, the stair turns and the front door all set the largest piece that can come in. The wider area includes historic houses like Bromley Palace, about 2 miles north. For a period home anywhere nearby, a bay or a sash window is a natural place for a window seat.
Hayes is in the London Borough of Bromley, about 4 miles east of Orpington. From period terraces to newer flats in Hayes, we measure the room as it is and design around it. In Bromley, Hayes is one of the places we cover, and the borough has 49 places on our list.

Flats, blocks and rented homes
If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so tell us about it at the measuring visit.
Leaseholders should check the lease before anything is fixed to the walls. A lease can require consent from the building owner for alterations, and that is best sorted before fitting day. We can’t give advice on leases.
