Flats, blocks and rented homes

Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations. We can’t give advice on leases, so check it yourself or ask your managing agent.

In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall, which we check during the design visit.

About our window seats in North Cray

In many period houses, a bay window is the obvious place for a seat. A bay is rarely a simple shape, with angled sides and walls that are not quite straight. Each side is measured and the seat is scribed to fit, so it sits neatly in the bay without gaps. It’s the kind of space where a ready-made bench never quite fits. If your home has a room with shutters and sashes that deserves a proper seat and a bay with no furniture that fits, that’s what window seats are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

In an area where interwar homes or semis make up much of the housing, as around North Cray, many have had the loft converted, leaving low eaves and sloping ceilings. Those spaces, along with bays and hallways, are where fitted storage can add the most. For lofts, we work in spaces that are already converted or boarded.

You get the quote in writing, so there is time to read it properly and talk it over at home. It records the design, the materials and the finish we discussed.

What it is made from

Doors and drawer fronts

Fronts are made from moisture-resistant MDF and painted to your colour. Panelled fronts can echo the woodwork in a period room. The gaps are kept even all along.

Spray-painted finish

A spray-painted finish works well on grilles as well as flat fronts. It’s carried out in the workshop for an even coat. Any paint colour agreed with you can be used.

Fitting day, step by step

Every fitting follows the same order: floors are protected, the sections come in, everything is levelled, scribed to the walls, fixed and finished. Then the room is tidied and we look over the work with you. How long the fitting takes depends on the size of the window and the design, and the fitting days are agreed in your quote. Clearing the room and the way in beforehand helps the day run well. On the day, we cover the floors first, then bring the sections in. The pieces are levelled, fitted to the walls and fixed back.

  1. You get in touch with a few details about the window. Say how you’d like to use it, if you know.
  2. At the design visit, we look at the window, the radiator and what you need.
  3. A written quote follows, with the fitting days agreed.
  4. We make the seat, the lids or drawers and any grille in our workshop.
  5. The seat is fitted and set level, ready for a cushion.

Getting ready for fitting day

Advice

Bespoke or off-the-shelf?

Standard units come in set widths and heights, so there’s often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.

It is worth being honest about cost: off-the-shelf furniture typically costs less up front. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.

FAQs: window seats in North Cray

Do you cover homes near Albany Park station?

Yes. We cover all of Bexley and the rest of London. You can message us from the contact page to arrange a design visit, and tell us about parking and access at the same time.

Can parking be tricky on fitting day in North Cray?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. Let us know what parking is near you at the measuring visit, and we’ll plan around it.

Do I need permission in a conservation area?

Not normally. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. In a listed building, check with the council’s conservation officer before any work.

What if the wall is cold or damp?

It can be done with some care: leaving ventilation behind and inside helps stop condensation. We don’t treat damp, so any damp should be sorted before fitting day.

Can a window seat go over the radiator?

Yes. The seat has a grille or open front, so the warmth can reach the room. Space is left around the radiator too. Moving the radiator is for your plumber, if you’d prefer it elsewhere.

Can I send photos ahead of the visit?

Yes. They give us a feel for the space before we visit. Show anything the furniture has to work around, such as radiators or sockets.

Tips worth knowing

Getting the most from window seats starts with the planning and carries on after fitting day. These are worth keeping in mind:

  • Consider adding shelving around the seat
  • Check the shutters so the seat can leave room for them
  • Plan the cushion early so the seat suits it
  • Make room so the whole bay can be measured

We open each lid and drawer with you before we go. Any grille is checked so the radiator can still warm the room. You’ll know it all works as it should.

Every so often, look at the hinges and any handles. Tightening early stops a small looseness getting worse. If something stops working smoothly, get in touch through our contact form and tell us.

It’s a good starting point, though every room is still measured, as two homes of the same age rarely match.
