Common questions about TV and media units

Do I need permission for fitted furniture in a conservation area?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you are unsure, the council can confirm.

Do you make TV and media units for homes in North Cray?

Yes. We cover all of Bexley and the rest of London, and North Cray is part of that. We start with a design visit to measure the room and talk through what you need, followed by a quote.

What affects the price of TV and media units?

It depends on the size, the number of doors and drawers, the internal fittings and the finish, along with access and parking. We send a written quote after the design visit.

What finishes do you offer?

There are two choices: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. The finish is agreed in your quote.

What if the wall is cold or damp?

It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment is not something we do, so any damp needs sorting first.

What if the stairs or lift are small?

It is made in sections, sized for the route as well as the room. At the design visit, we measure the route as well as the room.

How we make TV and media units for North Cray

Sockets often need to move for a built-in TV wall, behind the screen or inside a cupboard. That is work for your electrician, and some electrical work in homes falls under Part P of the Building Regulations. It’s best done before we fit. If you’re living with a TV stand that doesn’t fit the wall and wasted space around the screen, TV and media units made from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted can solve it.

A house from between the wars typically has lower ceilings than a Victorian one, and the proportions of TV and media units are set to match. If yours is one of the interwar houses, semis or detached homes that make up much of the housing around North Cray, the cornice may be plain or missing, so the furniture can run straight to the ceiling. The skirting is scribed around neatly.

Our quotes are written in plain words, without jargon. They say what will be made, what it is made from and how it will be finished.

Living-room carpentry in North Cray: local notes

About 44% of the homes in the neighbourhood around North Cray went up between 1945 and 1972, and about 22% between 1919 and 1939, based on the Valuation Office Agency’s 2025 council tax data. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. North Cray is partly covered by the North Cray Village Conservation Area, one of the conservation areas recorded by Historic England. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If you want to be certain, ask the council’s planning team. Controlled parking zones are common across London, and Bexley sets its own rules. If your road in North Cray falls in a zone, the van may need a visitor permit, a paid bay or a suspended bay, which the council arranges, often with notice. Parking near your home is worth mentioning during the design visit.

Near listed buildings like Bath House to Rear of Number 112, about 0.5 miles north-east of the centre of North Cray, older homes may keep original joinery that TV and media units can be designed around. If your own home is listed, check with the council before fixing into original features. For families living near Royal Park Primary Academy, low doors that small hands can open, with books and ornaments higher up, suit a busy family room.

Made for the room, or bought in a box?

Some closed off-the-shelf cabinets have little ventilation. Ventilation is designed in where equipment sits, with open backs, gaps or vented doors. Off-the-shelf furniture comes in a few set depths, so they can stick out too far or waste space behind. Fitted furniture is made to the depth the space can take.

The inside of the furniture affects the price as well: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. At the design visit, we work out what you need inside, then set it out in the quote.

Why choose us

  • Finished by spray or by hand
  • Made in moisture-resistant MDF and birch plywood
  • Workshop-made and fitted by us
  • A design visit, then a quote in writing

Caring for painted furniture

Looking after painted furniture is simple with a little care. A few things help it stay looking good:

  • Think about whether you will upgrade the screen
  • Book your electrician first if sockets need to move
  • Think about which things need to be seen by a remote
  • Look at what the equipment makers say about airflow

Once your equipment is in, check that it isn’t running hot. Keep vents, gaps and open backs clear of cables and clutter.

Avoid piling devices on one shelf, as they trap each other’s heat. Each one needs space around it.

Why people ask for TV and media units in North Cray

Others are tired of furniture that doesn’t fit. Standard TV stands rarely suit an tricky wall, and that’s where a bespoke unit helps.

Most of the enquiries we get are about needs like these:

  • Set-top boxes stacked on a stand
  • Empty alcoves beside the TV
  • Leads that show from every angle
  • Clutter around the TV

Choosing a carpenter

  • Where they’ll park and unload
  • Have they measured the stairs, lift and doorways?
  • Will the quote be in writing?
  • Whether they can show you real projects they’ve done

What TV and media units can’t fix

Electrics, plumbing, gas, plastering and structural work aren’t part of what we do. Please bear these in mind too:

  • Any electrical work (your electrician handles that, and Part P covers some of it)
  • Configuring the TV and sound system
  • Aerial, satellite or broadband installation

If in doubt, you can use our contact form and describe the room before you arrange a visit. Our process from visit to fitting.

What goes into it

  • Spray-painted finish
  • Cable routes
  • Hand-painted finish
  • Ventilated cabinets
  • Moisture-resistant MDF
  • Birch plywood

What happens on fitting day

On the morning of the fitting, the first job is covering the floors and protecting the way in from the front door. Next, we carry in the sections made at our workshop, a piece at a time. How long fitting takes depends on the length of the TV wall and what it needs to hold, and we confirm the fitting days in your quote. Semis and detached houses often have a front path or a side gate, which can make carrying in easier. Gates, paths and steps up to the door are part of the route we measure. Floors, stairs and doorways are protected on the way in, and the sections are assembled in place.

  1. You get in touch about a built-in TV unit.
  2. We visit to measure and go through the design and how the unit should look in the room.
  3. A written quote follows, with the finish set out.
  4. The unit is made in our workshop from moisture-resistant MDF, which takes paint well, and birch plywood.
  5. We fit it in your home; a hand-painted finish is applied once it’s in and is easy to touch up later.

How to prepare

  • Point out meters, boilers and fuse boards near the furniture
  • Check the building’s rules for trades and lift bookings
  • Empty the space we’ll be working in

Getting a quote

It helps to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them give us a good feel for the space. To send them over, send us a few details through our contact form, and we’ll arrange a design visit.
