Window seats designed for your room

Window seats in Blendon

A window seat can hide a surprising amount of storage. A lift-up lid opens the whole space beneath the seat, while drawers are easier to reach if there’s a cushion on top. At the design visit in Blendon, we’ll help you choose. People normally come to us about a sash window with space beneath it going to waste and looking for a reading spot by the window; the furniture is made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

An interwar house usually has a proper landing, sometimes with a recess or an airing cupboard, and that space can take shallow fitted storage. Around Blendon, where interwar homes and semis are a big part of the housing, it’s worth looking up as well as down. If a boiler or cylinder sits there, it keeps its clearances and access.

We write quotes in plain English. You’ll see what will be made, the boards used and the finish, all taken from the design visit.

Is bespoke worth it?

We scribe each seat to follow the walls and floor, so there are no gaps at the sides or the base. A bench simply sits in front of the window. In an older room, the difference shows. Walls in interwar houses are straighter than in older ones, but rarely perfect, and standalone units can lean or gap. Built-in pieces are adjusted to the room on site.

There is no price list, because each job is designed for a single room. Instead, we measure, talk through the design and then quote in writing. To start, send us a few details through our contact form.

How it is made

Hand-painted finish

A hand-painted finish can be applied once the seat is in place. Marks can be touched in without much trouble. Paint needs time to cure fully, so treat it gently at first.

Moisture-resistant MDF

We use moisture-resistant MDF because it’s stable and gives a smooth surface for paint. It’s used for the fronts, side panels and radiator grilles. The moisture-resistant grade is a sensible choice next to a window.

Your questions about window seats in Blendon

Can you make window seats for a home in Blendon?

Yes. We cover all of Bexley and the rest of London, and Blendon is part of that. The first step is a design visit, where we measure and discuss the design, and then we send a quote.

Can parking be tricky on fitting day in Blendon?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you during the design visit, so we can plan the day around it.

Which materials go into your window seats?

Moisture-resistant MDF and birch plywood, with a spray-painted or hand-painted finish. Next to a window, the moisture-resistant grade is a sensible choice. Your quote confirms the materials and finish.

Can you fit furniture on an external wall?

It needs a little planning: ventilation behind and inside the furniture helps avoid condensation and mould. We don’t treat damp, so any damp should be sorted before fitting day.

What if my walls and floors are out of level?

Uneven walls are normal in older London homes, and the furniture is made to deal with them. We scribe the edges to follow the wall and set the furniture level on adjustable feet or a plinth.

Do you do the electrics?

No. Electrical work is not something we do; it’s a job for your electrician. We can allow for cable routes in the design.

What happens on fitting day

If anything comes up on the day, just ask. Most of the decisions were made at the measuring visit and set out in your quote, so the day itself is about careful fitting. The time the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and the fitting days are agreed in your quote. In a 1920s or 1930s house, the hall and stairs are usually straightforward, though we still measure the route in as well as the room. Window seats arrive in sections and are assembled in place.

  1. You get in touch and describe the window.
  2. At the design visit we measure each side of the bay, because walls in older houses are rarely square.
  3. A written quote follows, setting out the design, materials and finish.
  4. The seat is built in our workshop from moisture-resistant MDF and birch plywood, following the angles we measured.
  5. On fitting day the seat is set level and scribed to follow the walls and floor.

  • Let us know if your street is in a controlled parking zone
  • Keep pets out of the room and the hallway

Could you do it yourself?

It’s worth being honest about cost: flat-pack is normally cheaper to buy. Bespoke earns its place where the room is awkward, space is tight or you want the furniture to look part of the house.

What you pay for with bespoke is mainly the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. In an older room, standard units rarely manage that.

Flats, leases and landlords

For a rented home, access for the design visit and fitting day has to be agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.

Mansion blocks and purpose-built blocks often have house rules about lifts, entry systems and when trades can come in. Tell us about them at the design visit.

Fitted storage in Blendon

In the area around Blendon, the largest groups of homes date from between 1919 and 1939 (about 63%) and between 1945 and 1972 (about 22%), based on the Valuation Office Agency’s 2025 council tax data. We take that into account during the design visit, since older and newer walls take different fixings. Entries on the National Heritage List near the centre of Blendon include Jays Cottages (Grade II), under half a mile north, and Chapel House (Grade II), under half a mile north-west. For a listed home, internal works that affect its character can need listed building consent from the council, for example removing or fixing into original panelling. It’s worth speaking to the council’s conservation officer before the design is final. TfL’s red routes have strict stopping rules. Where a home in Blendon is on or beside a main road, it helps to mention that at the design visit. That way we can plan where to load and unload.

The wider area includes historic houses like Danson House, about 0.7 miles north. For a period home anywhere nearby, a seat under a sash window can keep shutters and cills clear. For an older house near St James the Great, a seat under a sash window can keep shutters and cills clear. Living in a block of flats near Albany Park station?
