Window seats in North End, Bexley
Thinking about window seats in North End? We start with a design visit and a written quote, before anything is made.
- Wanting a quiet place to read
- Wanting new furniture to sit well in an older room
- Needing more storage in the room

Flats, conversions and lettings
If the property is let, we’ll need access agreed with the tenants. A letting agent can arrange this on a landlord’s behalf.
For flats on red routes or busy main roads, unloading takes some planning. TfL runs the red routes, and the stopping rules are strict, so let us know about it during the design visit.
Window seats for homes in North End
Cushions aren’t something we supply, so we agree the seat size with you and you can have one made to fit. You can then choose the fabric and style yourself. We make the seat to suit the cushion you plan, with a suitable depth and height. If you’re living with no comfortable place to sit in the light and a bay window that’s hard to furnish, that’s what window seats are for, made from moisture-resistant MDF and strong birch plywood, with a painted finish.
Many post-war homes have a boiler in a hall, kitchen or landing cupboard. Any new cupboard around it keeps the clearances its manufacturer sets out. With many homes around North End built between 1945 and the early 1970s, we look for boilers, meters and fuse boards during the design visit. Work on the boiler itself is for an engineer on the Gas Safe Register.
Everything we agree at the design visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it’s easier before the furniture is made.

Why bespoke in North End?
One advantage of a standalone bench is that it can go with you. Fitted seats stay with the house, and they make more of the window. The right choice depends on how long you plan to stay. Skirting boards stop standalone furniture sitting flat against the wall, and that gap catches dust and wastes depth. Fitted furniture is scribed over the skirting or set on its own plinth.
How it’s painted is part of the price: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.

Questions from North End
Will a conservation area stop me having window seats fitted in North End?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character can need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
I live near Slade Green station. Is that in your area?
Yes. We cover all of Bexley and the rest of London. To get started, you can tell us about the room on our contact form with a few details about the room.
Can I send pictures ahead of the visit?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot, especially with rough measurements. You can send them when you tell us about the room on our contact form.
Should I choose a lift-up lid or drawers?
Often a mix works best. Drawers are easier for daily use, and a lid section holds larger things. For children’s rooms, drawers are normally easier to manage. We talk it through when we visit.
Do you move sockets or add lighting?
No. Any new wiring, sockets or lights need an electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We plan the furniture around where they’ll go.
What happens when you come to measure?
We measure the space and discuss the design, materials and finish. We also check the walls and floors and note radiators, sockets and other things in the way, and the written quote comes afterwards.
How fitting works for window seats
Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that is what you chose, can be done in place once everything is fitted. Either way, the finish is the one set out in your quote. Drilling into concrete is noisier than into brick or plaster, so if neighbours are close, a note before fitting day can help. We work within any rules your building has on noise and hours. We tidy as we go.
- To begin, get in touch through our contact form; a brief note on the bay or sash window is enough.
- At the design visit we measure the window and the radiator, and plan a grille or open front so heat isn’t trapped.
- Your written quote sets out the seat, the grille, the materials and the finish.
- We make the seat and grille in our workshop from moisture-resistant MDF and birch plywood.
- We fit it in your home and scribe it to the walls, with the finish sprayed beforehand or painted by hand on site.
How to prepare
- Keep pets out of the room and the hallway
- Clear the area where the furniture is going
- Point out meters, boilers and fuse boards near the furniture
How to get a quote
If you know what you want, say so; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To start, fill in our short enquiry form.
Advice
Tips worth knowing
A little care keeps the finish looking good. These practical tips help:
- Make room so the whole bay can be measured
- Let us know about the radiator before we visit
- Note whether your window has working shutters
- Mention any parking rules on your street
When we’ve finished fitting, the seat and its storage are ready. New paintwork takes time to cure fully, so go easy on it to begin with. Keep heavy objects and sharp edges off the fresh paint.
Open and close lids with care, rather than letting them drop. That protects the hinges and the paint. Avoid overloading drawers so they keep running smoothly.
Fitted storage in North End
About 33% of the homes in the streets around North End went up between 1945 and 1972, and about 29% between 1973 and 1999, going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. The Oak Road Conservation Area is close by, within about a quarter of a mile of the centre of North End. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house does not normally need planning permission. If in doubt, the council’s planning team can confirm. The ULEZ (Ultra Low Emission Zone) now covers the whole of London, Bexley included. So any van that delivers or fits furniture in North End is covered by it. How the van gets to your door is planned at the design visit.
If your home is one of the older houses near St. Augustine's Church, window seats can be scribed to follow a bay that is rarely square. If your children go to St. Paul's (Slade Green) Church of England Primary School or a school nearby, deep drawers suit the bulky things families collect, from scooters to swimming kit. If you live near Braeburn Park, window seats can be designed to hold outdoor kit, from walking boots to picnic things.

When is bespoke worth it?
Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.
Off-the-shelf cupboards come in fixed sizes, so there’s usually a gap left over at the top or at one end. Fitted furniture is made to the room’s measurements, so it can use the full height and width.
