We quote each job after the design visit, because no two rooms are the same. This is what makes the difference:

  • What goes inside: rails, shelves, drawers and dividers
  • The width and height of the space
  • Spray painting or hand painting
  • How square the room is

No two rooms cost the same to furnish, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

What to send when you get in touch

To help us picture the room, please include:

  • A few pictures of the space, taken from the doorway and from each corner
  • What kind of home it is, and which floor the room is on
  • What you’d like to store or use the space for
  • Rough sizes: width, height and depth

If you know what you want, say so; if you do not, that’s fine, and we can work it out together. The design is talked through at the visit, once we’ve measured, and the written quote then sets it out. To arrange a visit, send us a few details through our contact form.

About our under-stairs storage in North End

In a narrow hallway, the stairs may offer the only spare room for coats and shoes. A hanging section, shoe drawers and a shelf for keys keep everything off the floor. Painted in a colour you choose, it reads as part of the house rather than a piece of furniture. It is a small change that makes a busy hallway feel ordered. Most enquiries start with a low corner too deep to reach into and a vacuum cleaner that has nowhere to go, and the answer is made in our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.

Many homes around North End date from the post-war decades. Homes from that era tend to have simpler shapes than older houses, with fewer recesses, which means under-stairs cupboards can add storage that was never built in. Walls may be concrete, block or brick, so fixings are chosen for the wall.

Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. The finish is stated too, whether that is spray painting or hand painting.

Questions we are often asked

Will a conservation area stop me having under-stairs storage fitted in North End?

Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you’re unsure, the council can confirm.

Can parking be tricky on fitting day in North End?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It’s useful to tell us about parking during the design visit, and we’ll plan around it.

Can you add sockets inside the units?

No. Any new wiring, sockets or lights need an electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We plan the furniture around where they’ll go.

Which materials go into your under-stairs cupboards?

The storage is made from moisture-resistant MDF and birch plywood. MDF is stable and takes paint well, so it suits the doors and fronts, while birch plywood gives strength to the drawers and carcasses. Everything is finished by spray painting or hand painting.

How long is the fitting for under-stairs storage?

The time the fitting takes depends on how much storage you want under the stairs, and the fitting days are agreed in your quote. Drawers, doors and carcasses are all made in the workshop before we arrive. If you’d like the fitting on a Saturday, that can be arranged.

How much does under-stairs storage cost?

Your quote is written for your room once we’ve visited and measured. The mix of drawers, doors and shelves, and the finish you choose, all play a part. We set it all out in a quote in writing.

Bespoke under-stairs storage or ready-made?

Off-the-shelf units are made for flat walls and square corners, but the space under a staircase rarely offers either. Boxed units usually leave awkward gaps under the slope and dead space behind. Bespoke storage is designed and cut to the shape of your stairs. It costs more than something off the shelf, and what you gain is the space a standard unit cannot reach. Several standalone pieces of different sizes can make a plain room look busy, whereas a single fitted run gives one clean line. It is painted in a colour you choose.

Your quote is written for your room once we’ve visited and measured. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

What it’s made from

Plinths and scribe strips

In older houses, walls and floors are seldom straight. Scribe strips and a plinth take up the difference. That keeps the lines neat all round.

Birch plywood

Birch plywood is made in layers, which makes it strong and stable. It goes into the carcasses, the shelves and the drawer boxes, and its edge can be left visible or painted to match.

From workshop to your room

When the fitting is done, we tidy the room and take up the floor coverings. Before we go, we look over the finished furniture with you and explain how to look after the paint. How long fitting takes depends on the shape of the space and the number of drawers and doors, and the fitting days are agreed in your quote. Parking near post-war estates can depend on residents’ bays and estate rules, so let us know what applies during the design visit. Fitting day is the sections coming in, being joined and fixed in place. Saturday fitting is possible by arrangement.

  1. You get in touch with some details and, if you like, a sketch.
  2. We visit to measure and talk about how you will use the space.
  3. Your quote sets out the design, the materials and the finish. Take your time to look through it.
  4. Your storage is made at our workshop, cut to the angle of your stairs.
  5. The storage is fitted and set level, ready for the first coats and shoes.

Getting ready for fitting day

  • Move anything in the hall or on the stairs out of the way
  • Keep pets out of the room and the hallway
  • Point out meters, boilers and fuse boards near the furniture

Advice

Caring for painted furniture

A little care keeps the finish looking good. These practical tips help:

  • Decide whether you’d like coats on hooks or on a rail
  • Find out what sits in the space now, from meters to pipes
  • Consider the colour of the hall, the stairs and the skirting
  • Think about what you’ll keep in each drawer

Wiping the fronts with a soft, damp cloth is typically all they need. Dry them afterwards, and avoid abrasive pads and strong solvents. The edges of drawers and the areas around handles pick up marks first.

Damp coats and shoes put moisture into a closed space. It is best to let them dry before closing the door on them, and air the cupboard if it feels damp.

Under-stairs storage for homes in North End

In the area around North End, the largest groups of homes date from between 1945 and 1972 (about 33%) and between 1973 and 1999 (about 29%), going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. The centre of North End is within about a quarter of a mile of the Oak Road Conservation Area. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If you want to be certain, ask the council’s planning team. All of London, Bexley included, is inside the ULEZ. Then the lift, the stair turns and the front door all set the largest piece that can come in. Close to Braeburn Park? Living near green space often means muddy boots, bikes and outdoor kit, and under-stairs cupboards can give those things a place.
