How it’s made

Spray-painted finish

Spraying gives a smooth, even surface. We spray in the workshop, so the finish is complete before the seat comes to you. You choose the colour.

Moisture-resistant MDF

We use moisture-resistant MDF because it is stable and gives a smooth surface for paint. It suits the fronts, panels and grilles of a window seat. A moisture-resistant grade suits a spot where windows can gather condensation.

Window seats in Pratt's Bottom: what you get

Plenty of period homes across London have sash windows. Under a sash, the seat is set below the cill so the window can still be used. If the window has shutters, the seat is planned so they can still open fully. These details are measured when we visit your home in Pratt's Bottom. We make window seats from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted, and people most often get in touch about wanting new furniture to sit well in an older room and a radiator that makes the space hard to use.

In an area where interwar homes or semis make up much of the housing, as around Pratt's Bottom, loft conversions are common, and they leave low eaves and sloping ceilings. Those spaces, along with bays and hallways, are where fitted storage can add the most. For lofts, we work in spaces that are already converted or boarded.

Everything we agree at the design visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it’s easier before the furniture is made.

Fitted storage in Pratt's Bottom

Homes built between 1945 and 1972 make up about 45% of the housing in the area around Pratt's Bottom, with about 22% built between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. There’s a conservation area within about a quarter of a mile of the centre of Pratt's Bottom, according to Historic England’s records. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house does not normally need planning permission. If in doubt, the council’s planning team can confirm. On TfL’s red routes, the rules on stopping and loading are strict. If your street in Pratt's Bottom joins a main road, it is worth telling us at the measuring visit. It lets us plan the stop before fitting day.

Down House, about 2.7 miles west, is one of the historic houses in the wider area. If your own home is a period one, the deep reveals of an older window can frame a seat neatly. Living in a block of flats near Knockholt station? Then each piece is planned so it can be carried up and joined together in the room.

Your questions about window seats in Pratt's Bottom

Can you make window seats for a home in Pratt's Bottom?

Yes. We cover all of Bromley and the rest of London, and Pratt's Bottom is part of that. The first step is a design visit, where we measure and talk through the design, and then we send a quote.

Can parking be tricky on fitting day in Pratt's Bottom?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It’s useful to let us know about parking at the design visit.

What if my walls and floors are out of level?

It is something we deal with all the time. The furniture is scribed to follow the walls and levelled on feet or a plinth.

How is a window seat priced?

Every piece is quoted for your room after the design visit. It depends on the size and shape of the window, the storage you want and the finish. For a quote, send us a few details through our contact form to arrange a design visit.

Do I choose the paint colour?

You choose it, and we agree it with you before the furniture is finished. Spray and hand-painted finishes both use the colour you’ve chosen.

Do you move sockets or add lighting?

No. Sockets, switches and lighting are for your electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We will design around them.

What affects the price in Pratt's Bottom

Prices vary from room to room, and it comes down to:

  • Walls and floors that are out of level or out of square
  • How many doors and drawers there are
  • The overall size of the piece
  • The internal fittings

We quote each job for the room it’s going into, after the design visit. Bigger pieces use more board and take longer to make and fit, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.

Helping us understand the room

A little information at the start saves time later. If you can, send:

  • Anything in the way, such as radiators, sockets, switches, a boiler or meters
  • What kind of home it is, and which floor the room is on
  • Examples of the look you are after
  • Rough sizes: width, height and depth

Prices are quoted for your room, once we’ve measured and talked through the design. Because every room is different, the quote comes after the design visit. For a quote, get in touch through our contact form.

From workshop to your room

You will not need to do much on the day. Someone needs to let us in, and the room should already be cleared. After that, it is over to us: the floors are covered, the sections come in and the fitting begins. How long the fitting takes depends on whether the seat has drawers, a lift-up lid or a radiator grille, and your quote sets out the fitting days. In a 1930s house with a converted loft, the stairs to the loft room are often steeper than the main flight, so any section going up there is sized for them. Elsewhere in the house, the route is typically more generous. The pieces are joined and fixed once in place.

  1. You let us know about the window and the room, with a note of any radiator or shutters.
  2. At the design visit, every side of the window is measured.
  3. The design is agreed and a written quote follows.
  4. Every part is made at our workshop, ready for a spray-painted or hand-painted finish.
  5. The seat is fitted, scribed to the walls and checked with you.

Before fitting day

  • Clear the hallway and stairs so the sections can come through
  • Book any lift and let the concierge or building manager know
  • Empty the space we will be working in

Ask for a quote

Bespoke or off-the-shelf?

Off-the-shelf cupboards come in fixed sizes, so there is typically a gap left over at the top or at one end. Furniture we make is built to the room’s own sizes, so it can use the full height and width.

It is worth being honest about cost: flat-pack is normally cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.

Do you need window seats in Pratt's Bottom?

A radiator under the window often makes the space hard to use. A seat with a grille in the front keeps the radiator working and the window usable. It solves the problem of what to do with the space.

If any of these sound familiar, it’s worth getting in touch:

  • A child’s room that needs storage and seating
  • A bay window that’s hard to furnish
  • A ready-made bench that does not fit the bay
  • Wanting a quiet place to read

If you live in a period home close to All Souls' Church, a seat under a sash window can keep shutters and cills clear.

Questions to ask before you hire anyone

  • Is it spray painted or hand painted?
  • How they handle walls that are not straight
  • Which parts of the job need an electrician or a plumber
  • How the doors are hung and adjusted
