About our walk-in wardrobes in Pratt's Bottom
Hanging space is the heart of most walk-in wardrobes. Full-length hanging takes coats, dresses and long garments, while double hanging, one rail above another, fits shirts and jackets into half the height. The balance of long and double hanging is based on your clothes. We make walk-in wardrobes from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the usual reasons to get in touch are moving wardrobes out of the bedroom and a dressing table with drawers and a mirror.
A good part of the housing around Pratt's Bottom is interwar, semi-detached or detached. Many 1930s houses have a small box room over the stairs, often with a raised bulkhead in the floor, and the bulkhead is built around rather than ignored. The main bedroom may have a bay at the front and a chimney breast on the side wall.
Materials are named in the quote: moisture-resistant MDF, birch plywood or both, depending on the design. It also says how the furniture will be finished: spray painted or hand painted.

When is bespoke worth it?
Cost matters, and it’s fair to say so: off-the-shelf furniture usually costs less up front. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.
Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. We design shelves with that in mind.
When you need someone else
As carpenters, we leave some work to other trades. These are worth knowing before you plan:
- Lease checks, which are for you and your building’s managers
- New lights or sockets
- Structural changes or removing walls
If in doubt, you can get in touch through our contact form and describe the room before you arrange a visit. How it works.

Before and after fitting day
A little care keeps the finish looking good, whether it was spray painted or hand painted. These practical tips help:
- Consider a mix of doors and open shelves
- Talk to your electrician early about lighting
- Measure how much long hanging you need
- Wipe painted surfaces with a soft, damp cloth
Hand-painted finishes are easy to touch up. Spray-painted finishes are smooth and even, and clean easily with a soft cloth.
If you want a partition to create the walk-in wardrobe, talk to a builder first. We fit the furniture once the room is ready.

Pricing walk-in wardrobes in Pratt's Bottom
The price for your room depends on:
- How big the furniture is
- How easy it is to get the furniture into the room
- Walls and floors that are out of level or out of square
- Spray painting or hand painting
There is no price list, because each job is designed for a single room. We measure up, discuss the design and send a written quote, naming the materials and finish. To arrange a design visit, use our contact form.
Helping us understand the room
The more you can tell us at the start, the better the design visit goes. When you get in touch, it helps to send:
- Rough sizes, even if they’re only to the nearest few centimetres
- Where you live, with the postcode
- A few pictures of the space, taken from the doorway and from each corner
- The type of home and how the room is reached
Pictures help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space, especially with rough sizes. To share them, message us from the contact page, and we’ll suggest a time for a design visit.
Questions we’re often asked
I live near Knockholt station. Is that in your area?
Yes, homes across Bromley and the rest of London are within the area we cover. To get started, you can message us from the contact page with some details about the room, and let us know about parking and access at the same time.
Will a conservation area stop me having walk-in wardrobes fitted in Pratt's Bottom?
Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.
Do you move sockets or add lighting?
No. Electrical work isn’t something we do; it is a job for your electrician. We can allow for cable routes in the design, and new sockets should be in place before fitting day.
Who chooses the colour?
You do. We agree the colour with you, and it is set out in the quote.
Can you turn a small spare room into a dressing room?
In many cases, yes. The layout depends on the room, the door and the window, so we work it out when we measure.
Can you fit furniture to uneven walls?
Walls and floors that are not true are part of the job in older homes. We trim the edges to follow the wall and level the base, so there are no gaps at the sides.
Fitted bedroom furniture in Pratt's Bottom
About 45% of the homes in the area around Pratt's Bottom went up between 1945 and 1972, and about 22% between 1919 and 1939, in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how walk-in wardrobes are fixed and fitted. A conservation area lies within about a quarter of a mile of the centre of Pratt's Bottom, going by Historic England’s data. Conservation area rules mainly cover the outside of buildings, so fitted furniture inside a house does not normally need planning permission. If in doubt, the council’s planning team can confirm. London’s red routes are run by TfL, and stopping on them is tightly controlled. If your home in Pratt's Bottom is on or near a main road, tell us at the design visit. It lets us plan the stop before fitting day.
Close to Hewitt's Chalk Bank? A bedroom facing the green is best kept light, with the furniture on the side walls. For a flat near Knockholt station, it helps to book the lift and tell the concierge before fitting day. If your children go to Pratts Bottom Primary School or a school nearby, hanging rails set low at first can be raised later, as children get taller.

How fitting works for walk-in wardrobes
When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. The sections built in our workshop come in next. How long fitting takes depends on the room and how much is fitted into it, and we confirm the fitting days in your quote. Some interwar and suburban streets have driveways, which can make unloading easier, so it is worth mentioning at the design visit. Otherwise, a visitor permit or a nearby bay helps. Doorways, stairs and floors are covered on the way in.
- You get in touch and let us know about your clothes, shoes and bags and how you get ready.
- At the design visit we measure the room and plan hanging lengths, shelves, drawers and shoe storage with you.
- A quote in writing follows, setting out the layout, materials and finish.
- We build the carcasses, shelves and drawers in our workshop from moisture-resistant MDF and birch plywood.
- The walk-in wardrobe is fitted, with a spray-painted or hand-painted finish, and the inside fittings go in last.
Before fitting day
- Arrange any electrical changes with your electrician in advance
- Check the building’s rules for trades and lift bookings
- Keep pets out of the room and the hallway
