Window Seats in Biggin Hill
In Biggin Hill, we design window seats around the room you actually have. Your window seat is designed at a visit to your home and made at our workshop.
- No comfortable place to sit in the light
- No space for toys and games
- A radiator that makes the space hard to use

About our window seats in Biggin Hill
The storage under a window seat is often as useful as the seat itself. A lift-up lid opens the whole space beneath the seat, while drawers mean you don’t have to move a cushion to reach things. We’ll talk through which suits the way you use the room. Most enquiries start with a radiator under the window getting in the way and an empty bay that doesn’t get used, and the answer is made in our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.
A good part of the housing around Biggin Hill is interwar, semi-detached or detached. If yours is a 1920s or 1930s house, the bay window at the front, the space under the stairs and the box room are the usual places to gain storage. Any meters or fuse board under the stairs stay accessible, and the storage is planned around them.
The quote names the materials: moisture-resistant MDF, birch plywood or both, depending on the design. The finish is stated too, whether that’s spray painting or hand painting.

Fitting day, step by step
However carefully a piece is made in the workshop, it still has to meet the room, and fitting day is where that happens. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall. How long the fitting itself takes depends on the size of the window and the design, and we confirm the fitting days in your quote. In a 1930s house with a converted loft, the stairs to the loft room are often steeper than the main flight, so pieces for a loft room are sized for the narrowest point. Elsewhere in the house, the route is usually more generous. The pieces are joined and fixed once in place.
- You contact us with a few details about the bay or recess.
- We visit to measure the angles of the bay and the floor, and talk through the design.
- A quote in writing follows, setting out the design, materials and finish.
- In our workshop we make each section of the seat from moisture-resistant MDF and birch plywood.
- On fitting day the seat is set level and scribed to follow the walls and floor, with a spray-painted or hand-painted finish.
Before we arrive
- Clear the area where the furniture is going
- Make sure pets are kept safely away
- If you live in a block, book the lift and tell the building manager

Your questions about window seats in Biggin Hill
Do you cover homes near Woldingham station?
Yes. We cover all of Bromley and the rest of London. You can send us a few details through our contact form to arrange a design visit, and tell us about parking and access at the same time.
Is parking a problem for fitting in Biggin Hill?
It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. It helps to let us know about parking at the measuring visit, and we’ll plan around it.
Is an outside wall a problem for fitted furniture?
An outside wall can be colder and damper than an inside one, so ventilation behind and inside the furniture helps, which helps avoid condensation and mould. If there is damp, it should be sorted before anything is fitted.
Do you do the electrics?
No. We’re carpenters, so electrical work is for your electrician. We can plan cable routes into the design, and any new sockets are best done before fitting day.
What happens when you come to measure?
We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, then send a written quote.
Do I need to be in when you fit?
Someone needs to be there to let us in. After that, you do not need to stay in the room, though we like to go over the furniture with you at the end.

Window seats in Biggin Hill: local notes
Homes built between 1945 and 1972 make up about 42% of the housing in the neighbourhood around Biggin Hill, with about 29% built between 1973 and 1999, based on the Valuation Office Agency’s 2025 council tax data. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. Entries on the National Heritage List near the centre of Biggin Hill include St Mark's Church (Grade II), less than half a mile east, and Norheads Farmhouse (Grade II), less than half a mile north-west. If you live in a listed building, fixing into or taking out original features like panelling can require listed building consent. It is worth speaking to the council’s conservation officer before the design is final. Strict stopping rules apply on red routes, which TfL runs. If your home in Biggin Hill is on or near a main road, tell us at the measuring visit. It lets us plan the stop before fitting day.
For a family home near Oaklands Primary Academy, a place for each person’s coat and shoes stops the hallway filling up. The wider area includes historic houses such as Down House, about 1.7 miles north-east. If your own home is a period one, a bay or a sash window is a natural place for a window seat. Living in a block of flats near Woldingham station? Then window seats are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.

Made for the room, or bought in a box?
Off-the-shelf benches are not designed to sit over a radiator. Put in front of one, they can trap the heat. We design a grille into the seat so the radiator keeps working. Even in a 1930s house, walls and floors aren’t perfectly true, so standalone furniture can still lean or leave gaps. Fitted furniture is scribed and levelled on site.
Access to the room makes a difference too. Several flights of stairs, a small lift or a narrow hall can mean smaller sections and more carrying, and that is part of the price. Every piece is quoted for your room after the design visit.

Take a look at bespoke vs off-the-shelf or what to look for in a quote.
DIY, flat-pack or bespoke
Shop-bought shelves can sag over a long span. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That’s something we plan for in the design.
It is worth being honest about cost: flat-pack is typically cheaper to buy. Bespoke makes more sense where the room is awkward, the space is valuable or you want the furniture to look built in.
Flats, conversions and leaseholders
Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, after measuring the route at the measuring visit.
For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so it is worth raising during the design visit.
What it is made from
Pull-out drawers
Drawers can run the full width or be combined with a lid. Around a radiator, the drawers are placed to leave room for the heat. We agree the layout at the design visit.
Birch plywood
We use birch plywood where strength matters. The seat and its frame are made from it, as they carry weight daily. Its layered edge can be shown or painted.
