Window Seats in Southborough

Thinking about window seats in Southborough? It starts with a design visit to measure and talk through ideas, then a written quote.

  • Looking for a reading spot by the window
  • Toys spread across a bedroom floor
  • Off-the-shelf pieces that never quite fit the window

Window seats for your home in Southborough

Storage in Southborough homes: local notes

In the area around Southborough, the largest groups of homes date from between 1919 and 1939 (about 35%) and between 1945 and 1972 (about 23%), in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how window seats are fixed and fitted. Entries on the National Heritage List near the centre of Southborough include Turpington Farmhouse (Grade II), under half a mile south-west, and The Chequers Public House (Grade II), under half a mile east. If you live in a listed building, fixing into or taking out original features like panelling can need listed building consent. The council’s conservation officer is the person to ask before work starts. Each London borough runs its own parking controls, and Bromley is no exception. If your street in Southborough is in a controlled parking zone, a visitor permit, a paid bay or a parking bay suspension through the council may be needed. Let us know about parking during the design visit.

If your home is one of the older houses near St Augustine's Church, the deep reveals of an older window can frame a seat neatly. The wider area includes historic houses like Bromley Palace, about 1.4 miles north-west. If your own home is a period one, a radiator under the window just needs a grille in the seat front. If you live near Jubilee Country Park, living near green space often means muddy boots, bikes and outdoor kit, and window seats can give those things a place.

Southborough is part of the London Borough of Bromley, about 3 miles east of Orpington. Homes in Southborough are part of the area we cover for window seats. Southborough is one of 49 places on our list for Bromley.

About our window seats in Southborough

Sash windows are a feature of many older London homes. A seat beneath one needs to sit below the cill so the window still opens and closes easily. If the window has shutters, the seat is planned so they can still open fully. These details are measured when we visit your home in Southborough. Typical reasons to get in touch are a child’s room that needs storage and seating and a recess under the window doing nothing; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.

If you live in one of the interwar houses or semis around Southborough, the hall is often wide enough for coat and shoe storage. Bays at the front suit a seat with storage below, with a grille so any radiator below keeps heating the room. Each space is measured and window seats are made to suit it.

Everything we agree during the design visit goes into the written quote: the layout, what goes inside, the materials used and the finish. If something isn’t quite right, tell us before anything is made.

From workshop to your room

Furniture made in a workshop still has to meet the room it’s going into, and that happens on fitting day. Few walls in older London homes are truly flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on the shape of the bay or recess and what goes under the seat, and your quote sets out the fitting days. Loft stairs in an interwar house can be tight, with a low ceiling at the top, so pieces for a loft room are sized for the narrowest point. The main stairs in houses of that age are typically straighter. Each section is assembled and fixed in the room.

  1. You get in touch about a window seat.
  2. We visit to measure and discuss the design, the storage and the finish.
  3. A written quote follows, with the finish written in.
  4. We build the seat in our workshop from moisture-resistant MDF and birch plywood, ready for the finish you chose.
  5. The seat is fitted and scribed, and any hand painting is done on site.
  6. Give new paintwork gentle use while it cures; a hand-painted finish is easy to touch up later.

Before we arrive

Getting a quote

A quote begins with some details from you: which room it is, rough measurements and a couple of pictures if you can take them. To send them, tell us about the room on our contact form. After that, we arrange a visit to measure and go through the design, then send a quote in writing.

Advice

Questions we are often asked

Can you fit furniture in a home close to Bickley station?

Yes, homes across Bromley and the rest of London are within the area we cover. You can fill in our short enquiry form to arrange a design visit.

Is parking a problem for fitting in Southborough?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you during the design visit, so we can plan the day around it.

What happens when you come to measure?

We measure the room, check how level the walls and floors are and talk through the design with you. We’ll also ask about access and parking, and afterwards we send a quote in writing.

Do you do the electrics?

No. We are carpenters, so electrical work is for your electrician. We can allow for cable routes in the design, and new sockets should be in place before fitting day.

Can you fit furniture to uneven walls?

Walls and floors that aren’t true are part of the job in older homes. The furniture is scribed to follow the walls and levelled on feet or a plinth.

Can you fit furniture on an external wall?

It can be done with some care: ventilation behind and inside the furniture helps avoid condensation and mould. Damp treatment is not something we do, so any damp needs sorting first.

Could you do it yourself?

Long shelves are where off-the-shelf often struggles. How much a shelf bends depends on its span, depth and load, and long runs need a thicker shelf, a lip along the front or a support. That’s something we plan for in the design.

Off-the-shelf cupboards come in fixed sizes, so there’s often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can use the full height and width.

Materials and finishes

Pull-out drawers

With drawers, you don’t need to move the cushion to reach your things. They’re ideal for everyday items. Each drawer is sized for the space.

Moisture-resistant MDF

MDF can be cut cleanly, which suits the angled panels of a bay and the pattern of a grille. The grade we use is moisture-resistant and paints well. It forms most of the visible parts.

Tips worth knowing

Fresh paintwork takes a while to cure fully, so treat it gently at first. Beyond that, these tips help:

  • Tell us about parking at the design visit
  • Let us know about the radiator before we visit
  • Think about matching the woodwork or the walls
  • Think about whether you’d like shelves either side

If you’re having a cushion made, we’ll give you the exact size of the seat. Wait until the paint has cured before putting the cushion on, to protect both the fabric and the finish.

Wipe away condensation from the window before it runs onto the seat. Keep the window ventilated in cold weather. Do not leave water sitting on the painted surface.

Why bespoke in Southborough?

Ready-made seats rarely allow for a radiator. Placed in front of a radiator, they block the warmth. A bespoke seat has a grille or open front designed in, so the heat can reach the room. The spaces between doors, windows and radiators are seldom a stock size, so ready-made furniture often ends up in the wrong place. Built-in pieces are planned around those fixed points.

Awkward rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. That is reflected in the quote.
