Alcove units in Newington Butts
Alcove units in Newington Butts
In a typical Victorian or Edwardian terrace, the chimney breast leaves an alcove on either side of it. Built-in alcove units put that space to work as cupboards and shelving that sit as part of the room. Where a room in Newington Butts has a pair of alcoves, each alcove gets a unit designed for it. People typically come to us about a place for a small desk and toys and paperwork with no proper home; the furniture is made from moisture-resistant MDF and strong birch plywood, with a painted finish.
A large share of the homes around Newington Butts date from 2000 onwards, and newer homes rarely come with any built-in shelving or media storage. Alcove units can be planned around where the sockets and aerial points already are, with routes for cables designed in. Walls in newer homes are often plasterboard on studs, which is fine for fitted furniture when the fixings are right.
After the design visit, we send you a written quote. It sets out the design we’ve talked through, the materials and the finish, so you know exactly what you’re getting.

Is bespoke worth it?
In fairness, standalone furniture comes with you when you move. Fitted alcove units stay with the house and are left behind when you go. It depends on how long you expect to stay. Separate ready-made pieces can make an open-plan room feel unplanned, whereas fitted furniture can define each part of the room.
Every room is priced on its own, because the size, the layout and the finish all vary. Spray painting and hand painting are different processes, which affects the cost. You will see the figure in your written quote, after the design visit.

Living-room storage in Newington Butts
About 38% of the homes in the streets around Newington Butts went up since 2000, and about 20% between 1945 and 1972, in the VOA’s 2025 council tax stock figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. The centre of Newington Butts is within about a quarter of a mile of the Eliot's Row Conservation Area. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. If you want to be certain, ask the council’s planning team. In inner London, a large part of the street parking sits inside borough-run controlled parking zones. In Newington Butts, a van will normally need a visitor permit, a paid bay or a suspended bay, and the council arranges suspensions, often with notice. It is useful to tell us about parking at the design visit.
If your home is as old as some of the listed buildings nearby, such as Church of St Peter, original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features. For a flat near Elephant & Castle station, the lift, the stair turns and the front door all set the largest piece that can come in. For families living near London College of Communication, shelving with deep cupboards below keeps books, games and school things in one place.

What it is made from
Birch plywood
We often use birch plywood for drawer boxes too, where strength matters. It is painted to match the rest of the unit, or the edge is left as a detail.
Shelves
Alcove shelves can be fixed or adjustable. Fixed shelves add stiffness to the unit, while adjustable ones give you room to change things.
Questions we are often asked
Will a conservation area stop me having alcove units fitted in Newington Butts?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. If your home is listed, changes inside that alter its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
I live in a flat in Newington Butts. How will the furniture get up the stairs?
At the design visit, we measure the way in along with the room itself. The furniture is made in sections that fit the stairs and lift, and put together in the room. If your building has rules on lift booking or working hours, or your lease needs consent for alterations, it’s worth checking those early.
Can you fit furniture on an external wall?
An outside wall can be colder and damper than an inside one, so we allow for ventilation behind and inside the furniture to avoid condensation. Any damp needs sorting by the right specialist before fitting.
How do I get started?
Just drop us a line using the contact form. Rough measurements and a few photos help, and then we arrange a visit to measure and discuss the design.
Do pictures help?
Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. You can send them when you send us a few details through our contact form.
How long will the fitting take?
How long fitting takes depends on the size of the alcoves and what goes in them, and we confirm the fitting days in your quote. The units are built in our workshop first, so the time in your home is mostly fitting, scribing and finishing.
Fitting day, step by step
Period rooms often have skirting boards, picture rails, cornices or coving for the furniture to meet. On fitting day, we cut and scribe the furniture around these details. How long the fitting takes depends on how many alcoves there are and how tall the units go, and your quote sets out the fitting days. Before fixing into a stud wall, we check for pipes and cables, and heavy pieces are fixed into the studs or stand on the floor. Any new sockets or plumbing are for your electrician or plumber.
- You get in touch with a short description of the alcoves and your ideas.
- We visit to measure, look at how the walls run and note the skirting, picture rail and any vent.
- We send a written quote setting out the layout, materials and finish. If anything needs changing, just tell us.
- The cupboards and shelves are then built in our workshop, using moisture-resistant MDF and birch plywood.
- Fitting day: the units go in, are scribed to the alcoves and levelled on a plinth or feet.
Before we arrive
- Point out meters, boilers and fuse boards near the furniture
- Let us know if your street is in a controlled parking zone
- Book any lift and let the concierge or building manager know
Ask for a quote
The quote is built from the design visit. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a written quote for you to look over. To book one, use our contact form.
Advice
Flats, blocks and rented homes
Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the measuring visit, so fitting day is planned around them.
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. We choose fixings to suit the wall.

Before and after fitting day
Fresh paintwork takes a while to cure fully, so treat it gently at first. After that, a few simple habits help:
- Let us know about stairs, parking and access early
- Move things out of the alcoves so we can measure properly
- Decide what goes behind doors and what goes on show
- Note any vent or air brick on the chimney breast
Keep a record of the colour so any touch-ups match. Small marks on a hand-painted finish are easy to touch up, and it is useful to keep a little of the paint.
Now and then, check handles and hinges are still tight, and adjust any door that starts to catch.
