Fitted wardrobes across SE17: what to expect

Wardrobes can be built around a bed, with tall cupboards either side and storage bridging over the headboard. In other rooms, the units sit either side of a window, with a dressing table or seat in between. The layout is planned so the room does not feel boxed in. Most enquiries start with space under the eaves going to waste and wasted space beside the chimney breast, and the answer is made at our workshop from moisture-resistant MDF and strong birch plywood, with a painted finish.

There isn’t much for you to do on fitting day. Someone needs to let us in, and it helps to have the room cleared beforehand. From there, we protect the floors, bring the furniture in and get on with the fitting. How long fitting takes depends on the length of the run, the doors and what goes inside, and the fitting days are set out in your quote.

  1. It starts when you tell us about the room, the floor it is on and the wardrobes you want.
  2. We visit to measure the room and talk through the design, and we measure the stairs, landings and doorways too.
  3. A quote in writing follows with the design, materials and finish.
  4. In our workshop the wardrobes are built in sections from moisture-resistant MDF and birch plywood, so each piece fits through the doors and round the landings.
  5. We carry the sections up, join them in the room and scribe them to the walls and ceiling.

What affects the price in SE17

The finish affects the cost: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.

Why work with us

  • Made for your room, not a standard size
  • Saturday visits and fitting by arrangement
  • Work across the whole of London

Arranging a design visit

It’s useful to see the room before we come. A few pictures showing the walls, the corners and where the ceiling meets them tell us a lot about the space, along with rough measurements. To share them, tell us about the room on our contact form, and we will suggest a time for a design visit.

Bedroom storage across SE17

We make fitted wardrobes for homes across SE17, in Elephant and Castle, St George's Fields and Newington Butts and beyond. On an external wall, ventilation is designed in to help keep condensation away. Each wall is checked so the fixings suit it.

About 38% of the homes in SE17 went up since 2000, and about 21% between 1945 and 1972, according to Valuation Office Agency council tax figures (2025). We take that into account at the measuring visit, since older and newer walls take different fixings. More than a third of the homes in the SE17 postcode district (about 38%) were built since 2000, on the Valuation Office Agency’s council tax figures for 2025. Newer homes often have compact bedrooms with plasterboard stud walls, so fitted pieces use the full height and are fixed into the studs. About 80% of households in the SE17 postcode district live in purpose-built flats, according to Census 2021. For a flat, fitted wardrobes are made in sections sized for the stairs, the lift and the doors. Many blocks have rules on lift booking and working hours, so check with the managing agent before fitting day.

Since August 2023, the Ultra Low Emission Zone has covered all of London, and TfL’s red routes have strict stopping rules, so we plan access to your home in SE17 ahead of fitting day.

Elephant and Castle: If your children go to London College of Communication or a school nearby, fitted wardrobes in a child’s room can be planned so the inside layout changes as they grow. If you live in a period home close to Metropolitan Tabernacle, solid external walls can be cold, so ventilation behind fitted wardrobes is part of the design.

What affects the price in SE17

We quote each job after the design visit, because no two rooms are the same. These are the things that affect it:

  • The finish: spray painted or hand painted
  • Doors and drawers, and how many
  • How square the room is
  • The internal fittings

What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside.

Getting in touch

To give us a picture of the room, it’s useful to include:

  • Pictures of styles you like, if you have any
  • Where you live, with the postcode
  • Whether it’s a house or a flat, and if there are stairs or a lift
  • Anything fixed to the wall that the furniture needs to work around

Because every job is different, the cost is set out in a written quote after the visit. Each room is different, so we quote after seeing it, once the room is measured and the design talked through. To arrange a visit, get in touch through our contact form.

Boards, parts and paint

Plinths and scribe strips

A plinth raises the wardrobe off the floor and takes up any slope. Its height can be set to match the skirting.

Spray-painted finish

Spraying in the workshop means the doors come to your home finished. Treat them gently while the paint cures fully.

Bespoke or off-the-shelf?

Older homes rarely have straight walls or level floors. Standalone wardrobes may lean or leave uneven gaps against the wall. Ours are levelled on a plinth or adjustable feet and scribed to the walls.

Questions to ask before you hire anyone

  • Whether the quote follows a visit to your home
  • How doors and drawers are fitted
  • How they handle walls that aren’t straight
  • Will the quote be in writing?

Honest limits

We make and fit furniture, and we don’t do electrics, plumbing, gas, plastering or structural work. Please bear these in mind too:

  • The loft conversion itself, which is building work under Building Regulations
  • Decorating or plastering the room
  • Structural changes to the room

Flats, conversions and lettings

We also make and fit furniture for landlords furnishing a let, as it makes good use of an tricky room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, finished by spray or by hand.

Many London terraces have been converted into flats, and that often means a shared hallway and a tight turn on the stairs. We plan the size of each section around it.

Questions we’re often asked

Can you come on a Saturday?

Yes, we can arrange Saturdays. Just mention it when you get in touch.

Do I need planning permission for fitted furniture?

Normally not. Fitted furniture inside a house does not normally need planning permission, even in a conservation area. If the building is listed, works affecting its character can require listed building consent.

Is it OK to put a wardrobe on an outside wall?

Yes, with ventilation planned in. An outside wall is often colder than an inside one, so we allow for airflow behind and inside the wardrobe, which helps avoid condensation.

Should I choose hinged or sliding wardrobe doors?

That depends on how much space there is in front of the wardrobe. Where a bed sits close by, sliding doors often work better, while hinged doors suit rooms with space to open them. We’ll look at the room with you at the measuring visit.

Should I send pictures?

Yes, they help. Photos of the whole wall or room, including the floor and ceiling, give us a good idea of the space. You can send them when you tell us about the room on our contact form.

Will a sloping floor cause problems for fitted wardrobes?

Uneven floors are normal in older homes. We set fitted wardrobes level on a plinth or adjustable feet.

How do I get a quote?

The first step is to use our contact form. We then arrange a design visit, measure up and send a written quote.
