Fitted wardrobes for homes in Newington Butts

Some bedrooms suit wardrobes that wrap around the bed, with tall cupboards either side and storage bridging over the headboard. In other rooms, the units sit either side of a window, sometimes with a dressing table or a window seat between them. The layout is planned so the room does not feel boxed in. If you are living with too little room for clothes and a sloping ceiling that’s hard to use, that’s what fitted wardrobes are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

Stud walls in newer homes can carry pipes and cables, so the walls are checked before anything is fixed. Around Newington Butts, where many homes were built since 2000, it’s part of every design visit. Heavy pieces are fixed into the studs or stand on the floor.

We write quotes in plain English, without jargon. You’ll see what will be made, the boards used and the finish, taken from what we agreed at the visit.

FAQs: fitted wardrobes in Newington Butts

Is parking a problem for fitting in Newington Butts?

It can be, as controlled parking zones cover much of inner London. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It’s useful to tell us about parking at the measuring visit.

I live near Elephant & Castle station. Is that in your area?

Yes. We cover all of Southwark and the rest of London. To get started, you can fill in our short enquiry form with some details about the room.

Do photos help?

Yes, they help. A few pictures of the room, from floor to ceiling, tell us a lot. You can send them when you get in touch through our contact form.

Do I need to be at home on fitting day?

We need someone to let us in. It’s good to have someone there at the end to look over the work with us.

What can go inside a fitted wardrobe?

It is worked out with you when we measure, based on what you wear and how much of it there is. Some shelves can be adjustable so the layout can change.

Do you do the electrics?

No. Any new wiring, sockets or lights need an electrician. We plan the furniture around where they’ll go.

Caring for painted furniture

Painted fitted furniture is easy to look after with a little care. A few things help it stay looking good:

  • Plan any socket or switch changes with your electrician before fitting
  • Think about where you’ll keep shoes, bags and folded clothes
  • Mention if the wardrobe will go on an external wall
  • Check how much space there is in front for doors to open

Fill the rails gradually and spread the weight along them rather than packing one end. Heavy coats are best on a short rail or near a support.

Make sure vents at the top or bottom of the wardrobe are not blocked, particularly on an external wall. Watch for musty smells or marks on clothes and deal with any damp early.

Made for the room, or bought in a box?

Walls and floors in older homes are seldom straight or level. Standalone wardrobes may lean or leave uneven gaps against the wall. We set fitted wardrobes level and scribe them to the walls and ceiling. In a compact new-build room, standard sizes rarely fit the walls exactly, and fitted furniture uses that space. It can also be planned around boxed-in pipes and risers.

Tricky rooms take more time: uneven walls, sloping floors and angled ceilings all add scribing and cutting on site. The quote allows for it, which we write after seeing the room.

Flats, conversions and leaseholders

Some blocks ask for notice before trades arrive, often through a building manager or concierge. If there’s a lift, it may need booking, and its size matters when we plan the sections. Mention it when you get in touch.

If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, which is worth sorting early. We can’t give advice on leases, so check it yourself or ask your managing agent.

Boards, parts and paint

Hand-painted finish

With hand painting, you see the colour in your own room’s light as it goes on. Scribed edges and joins are painted along with the rest.

Spray-painted finish

A spray-painted finish is applied in our workshop, which gives large doors a smooth, even surface. It works on plain and panelled doors alike.

Fitted wardrobes in Newington Butts: local notes

The biggest shares of homes in the neighbourhood around Newington Butts were built since 2000 (about 38%) and between 1945 and 1972 (about 20%), in the VOA’s 2025 council tax stock figures. That matters for fitted wardrobes, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Entries on the National Heritage List near the centre of Newington Butts include Church of St Peter (Grade I), about 0.6 miles south-east, and Southwark Central Library and Cuming Museum (Grade II), under half a mile south-east. How fitting day works

Furniture made in a workshop still has to meet the room it is going into, and that happens on fitting day. Walls in older homes are rarely flat or square, so we scribe the edges by hand to follow the wall. How long the fitting itself takes depends on the length of the run, the doors and what goes inside, and we confirm the fitting days in your quote. On the day, floors are covered first and the sections brought in. The pieces are levelled and fixed with fixings that suit the wall. Hand-painted finishes can be completed once the furniture is in.

  1. You get in touch with some details about the bedroom and where it is in the house.
  2. At the design visit we plan the wardrobes with you and check the route in, including any lift or tight stair turn. Let us know about parking as well, as a van typically needs a permit, a paid bay or a bay suspension in much of London.
  3. A quote in writing follows with the design, materials and finish.
  4. In our workshop the wardrobes are built in sections from moisture-resistant MDF and birch plywood, so each piece fits through the doors and round the landings.
  5. Fitting day: the sections come in, are joined and set level, and the doors are hung.
