Coldharbour homes and bespoke kitchens
Homes built between 1919 and 1939 make up about 50% of the housing in the streets around Coldharbour, with about 33% built between 1945 and 1972, on the Valuation Office Agency’s council tax figures for 2025. We take that into account at the measuring visit, since older and newer walls take different fixings. Coldharbour is partly covered by a conservation area, according to Historic England’s records. Fitted furniture inside a house does not normally need planning permission in a conservation area, as the controls are mainly about the outside of buildings. If in doubt, the council’s planning team can confirm. About 47% of households in the area around Coldharbour live in detached or semi-detached houses, according to Census 2021. A house like that typically has more rooms to plan around than a flat, and sometimes a driveway that makes unloading easier.
If your home is one of the older houses near St Alban, cabinets will be scribed to walls and floors that are rarely true. Close to Elmstead Wood? A tall cupboard for outdoor things can be part of the kitchen design. If your children go to Mottingham Primary School or a school nearby, planning a kitchen around family routines, with a place for school things, pays off.

Bespoke kitchens for homes in Coldharbour
You choose the worktop, sink and appliances, and we design the cabinets around them. Knowing the appliance sizes early lets us leave the right spaces, so everything fits as it should. The materials and finish are agreed in your quote. If your home has a kitchen island with room around it and more storage in a small kitchen, kitchens made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted can solve it.
In a semi or detached house, there may be space for a utility cupboard as well as the kitchen. Much of the housing around Coldharbour is interwar, semi-detached or detached. Tall cupboards for the washing machine, coats and cleaning things can be made to match the kitchen. Plumbing for any appliance is for your plumber.
Once you have read the quote and decided to go ahead, the furniture is built in our workshop. It describes the design, the materials and the finish agreed at the visit, so you can check every detail beforehand.

From workshop to your room
In older rooms, the furniture usually has to meet skirting, picture rails, cornice or coving. We cut and scribe the furniture around them on site, so it sits neatly against the room. How long fitting takes depends on how many units there are and how the room is laid out, and the fitting days are agreed in your quote. Clearing the room and the way in beforehand helps the day run well. On the day, we cover the floors first, then bring the sections in. The pieces are levelled, fitted to the walls and fixed back.
- You let us know about the room and how you use it.
- We visit to measure and go through the design and storage. We note where the water, gas and sockets are now.
- We send a quote in writing setting out the cabinets, materials and finish.
- We build and finish the kitchen in our workshop. The materials are moisture-resistant MDF and birch plywood.
- Fitting day: we fit the cabinets, and your plumber, electrician and a Gas Safe engineer handle the services.
Before fitting day
- Take anything hanging off the wall we are fitting to
- Empty the space we’ll be working in
- If you live in a block, book the lift and tell the building manager
Getting a quote
A quote begins with some details from you: which room it is, rough measurements and a couple of photos if you can take them. When you are ready, fill in our short enquiry form. We will then arrange a design visit and follow it with a quote in writing.

Yes, we work across Greenwich, Coldharbour included, and across the rest of London. You can message us from the contact page to arrange a design visit.
Can I send photos ahead of the visit?
Yes. Pictures help us understand the room before the design visit. It helps to show radiators, sockets and anything else on the wall.
Will a bespoke kitchen suit my uneven floor?
Yes. We scribe each cabinet to the wall and set it level on adjustable feet or a plinth, so the worktop you choose can sit level. It’s one of the main reasons people choose bespoke in an older house.
What if the stairs or lift are small?
It is made in sections, sized for the route as well as the room. That’s why we measure the stairs, lift and doorways at the design visit.
What happens during the design visit?
We measure the space and discuss the design, materials and finish. We also check the walls and floors and note radiators, sockets and other things in the way, then send a quote in writing.

What bespoke kitchens can’t fix
Some parts of a job need another trade, from an electrician to a plumber or a Gas Safe registered engineer. Here is what to bear in mind:
- New sockets or circuits
- Building work, like removing walls
- Gas work, which is for a Gas Safe registered engineer
Not sure whether your space suits bespoke kitchens? You can drop us a line using the contact form and we will tell you. How it works.
Materials and parts
- Birch plywood
- Hand-painted finish
- Larders and dressers
- Islands where space allows
- Spray-painted finish
- Moisture-resistant MDF
Tips worth knowing
Because fitted furniture stays put, a little upkeep goes a long way. A few pointers help:
- Pick the oven, fridge and dishwasher first
- Check there is room around an island before planning one
- Measure the route into the kitchen
- Think about how you cook and what you store
Let steam escape when you cook, as steam settling on cabinets over time isn’t good for any finish. Good ventilation helps paintwork last.
Measure the route into the kitchen as well as the room. Workshop-made furniture comes in sections sized for stairs, hallways and lifts, so tell us about tight turns or small lifts.
Flat-pack or bespoke?
Cost matters, and it’s fair to say so: off-the-shelf furniture usually costs less up front. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.
Where bespoke earns its keep is in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, which leaves standard units with gaps at the sides and top.
Pricing bespoke kitchens in Coldharbour
The price reflects the time and materials the job needs. The main factors are:
- What goes inside: rails, shelves, drawers and dividers
- How big the furniture is
- How many doors and drawers there are
- Stairs, lifts and the route to the room
Because every job is different, the cost is set out in a written quote after the visit. A larger piece means more material and more time. Doors, drawers, internal fittings and the finish make up most of the rest.
Getting in touch
A few details help us understand the job before we visit. When you get in touch, it is useful to send:
- What you’d like to store or use the space for

- Where you live, with the postcode
Rough sizes are fine at the start. We measure everything properly at the measuring visit, including how level the floor and ceiling are. To arrange it, get in touch through our contact form with some details about the room. You receive a written quote after the visit.
