How we make bespoke kitchens for Maze Hill

Our bespoke kitchens are fitted in Maze Hill and all over London. We begin with a design visit, measuring the room and planning the layout, then a quote in writing. Once agreed, the kitchen is made at our workshop and fitted in your home. How long the fitting takes depends on the kitchen’s size and how many other trades are involved, and your quote sets out the fitting days. We make kitchens from birch ply and moisture-resistant MDF, painted by hand or sprayed, and the usual reasons to get in touch are a layout for a small or awkward room and cabinets built around the appliances you choose.

Many homes around Maze Hill have been built since 2000, and in newer homes the kitchen is typically part of an open-plan room. Cabinets can be designed for the open space, with an island if the room allows. Stud walls need wall cabinets fixed into the studs or with suitable fixings.

The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If something isn’t quite right, tell us before anything is made.

Looking after your furniture

People planning bespoke kitchens often ask about these. They’re worth knowing before and after fitting:

  • Think about how the cabinets will get in
  • Wipe up spills promptly
  • List what needs a home in the kitchen
  • Choose your appliances before the design is final

Use the cooker hood or open a window when cooking, to keep steam off the cabinets. Good ventilation helps paintwork last.

Choose your appliances before the design is finalised. We size the spaces around them, so late changes can be tricky.

The problems bespoke kitchens solve

Uneven walls and floors make standard kitchens hard to fit. Gaps and wavy lines are hard to hide, and a bespoke kitchen is scribed and levelled to avoid that.

Some of the things we’re asked to solve are these:

  • A kitchen planned around your appliances
  • Making the most of a galley kitchen
  • A kitchen finished in your colours
  • A kitchen for a room that isn’t square

If you live in a period home close to Christ Church, cabinets will be scribed to walls and floors that are rarely true.

Common questions about bespoke kitchens

Can you fit furniture in a home close to Maze Hill station?

Yes. We cover all of Greenwich and the rest of London. You can get in touch through our contact form to arrange a design visit.

Will parking be an issue for fitting furniture in Maze Hill?

It can be: much of inner London is covered by controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It is useful to let us know about parking at the measuring visit, so we can plan the day around it.

Can you come on a Saturday?

Yes, we can arrange Saturdays. Let us know when you first get in touch, and we’ll see what we can do.

Do I need planning permission for fitted furniture?

Not typically. Conservation areas mostly control changes to the outside, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different: check with the council’s conservation officer first.

How do you get large furniture into a flat?

It’s made in sections, each one sized to fit the way in. That’s why we measure the stairs, lift and doorways during the design visit.

What happens when you come to measure?

It is a chance to measure properly and talk through what you’d like. We look at the walls, floors and anything the furniture has to work around, then send a quote in writing.

How fitting works for bespoke kitchens

Furniture made in a workshop still has to meet the room it’s going into, and that happens on fitting day. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on the kitchen’s size and how many other trades are involved, and we confirm the fitting days in your quote. Parking at newer developments can be restricted, with private bays or loading areas, so let us know what applies at the design visit. The furniture comes in sections and is fixed in place. Saturday fitting is possible by arrangement.

  1. You get in touch and let us know about the room and how you cook. It helps to know the worktop, sink and appliances you have in mind.
  2. At the design visit we measure the room and go through the layout, storage and finish.
  3. We send a quote that sets out the design, materials and finish, for you to read through.
  4. We build and finish the kitchen in our workshop from moisture-resistant MDF and birch plywood.
  5. The kitchen is fitted in your home, and your plumber, electrician and a Gas Safe engineer do the plumbing, electrics and gas.

Before we arrive

  • Take down pictures, mirrors and shelves from the wall
  • Make sure pets are kept safely away
  • Check the building’s rules for trades and lift bookings

Starting with a design visit

If you already have something in mind, tell us; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To arrange a visit, fill in our short enquiry form.

Advice

Made for the room, or bought in a box?

Ready-made ranges rarely include a larder or dresser that fits a particular alcove. We can build them to fit, painted to match the rest of the kitchen. In a newer flat, big flat-pack units can be hard to get into the lift or through the door, while fitted furniture comes in sections sized for the route. The sections are joined and fixed once inside.

Every room is priced on its own, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. The figure comes in your written quote after the design visit.

How it is made

Moisture-resistant MDF

A painted MDF door looks crisp and even, in a kitchen as anywhere.

Birch plywood

Open shelves in a kitchen need to stay straight, and birch plywood helps.

Kitchens in Maze Hill homes

Homes built since 2000 make up about 44% of the housing in the neighbourhood around Maze Hill, with about 32% built before 1919, according to Valuation Office Agency council tax figures (2025). That matters for kitchens, as the build era decides whether a wall is solid brick, lath and plaster, block or plasterboard. Maze Hill is partly covered by a conservation area, going by Historic England’s data. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house doesn’t normally need planning permission. If you want to be certain, ask the council’s planning team. About 44% of homes in the streets around Maze Hill were built since 2000, based on the Valuation Office Agency’s 2025 council tax data. Newer homes usually have open-plan kitchens with plasterboard walls, so wall cabinets are fixed into the studs or with fixings made for the board.

If your children go to John Roan School or a school nearby, planning a kitchen around family routines, with a place for school things, pays off. The wider area includes historic houses like Queen's House, about 0.3 miles west. For a period home anywhere nearby, tall ceilings can take larder cupboards right up to the top.

Maze Hill is about 3 miles east of Plumstead, in the Royal Borough of Greenwich. Anywhere in Maze Hill, it works the same way: we visit and measure, send a quote in writing, make the furniture in our workshop and fit it. Maze Hill is one of the places in Greenwich where we make bespoke kitchens.
