What we do not do
We do not treat damp or carry out building work, and there are a few other limits too:
- Plastering, which is a plasterer’s job
- Moving a radiator, which is a plumber’s job
- Redecorating, which is for your decorator
If in doubt, you can tell us about the room on our contact form and describe the room before you arrange a visit. Our process from visit to fitting.

About our built-in bookshelves in Coldharbour
Bookshelves do not have to stop at a doorway or a window. We can build shelves either side of a door and bridge them over it, and the same works around a window with a seat beneath it. It uses wall space that often goes to waste. People usually come to us about space for art books and records and shelving behind a desk for books and files, and the answer is built in our workshop from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.
A house from between the wars typically has lower ceilings than a Victorian one, and the proportions of built-in bookshelves are set to match. If yours is one of the interwar houses, semis or detached homes that make up much of the housing around Coldharbour, the cornice may be plain or missing, so the furniture can run straight to the ceiling. The skirting is scribed around neatly.
You get the quote in writing, so you can read it at your own pace. It records the design, the materials and the finish we discussed.

Flats, conversions and lettings
In conversions and newer blocks, many internal walls are timber or metal stud with plasterboard. Fixings are chosen to suit whatever the wall is made of, after checking the walls during the design visit.
A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind.
Is bespoke worth it?
A standalone bookcase needs to be fixed to the wall for safety anyway, so the difference is smaller than it seems. What changes is the fit, the shelf strength and the finish, all planned for your room. Ready-made units come in standard depths that rarely suit every space, which may be too deep for one spot and too shallow for another. With fitted furniture, the depth is chosen for the room.
Your quote is written for your room once we’ve visited and measured. Bigger pieces use more board and take longer to make and fit, so size comes first. Doors, drawers, internal fittings and the finish make up most of the rest.

How fitting works for built-in bookshelves
Getting everything level comes first. Where the floor slopes, we bring the furniture up to level on adjustable feet or a plinth, which keeps the lines straight. After that, it is fixed to the wall using fixings that suit the wall, whether that’s solid brick, lath and plaster or plasterboard. In a 1930s house with a converted loft, the stairs to the loft room are often steeper than the main flight, so pieces for a loft room are sized for the narrowest point. Elsewhere in the house, the route is normally more generous. Each section is assembled and fixed in the room.
- You send us some details about the room and what the shelves will hold.
- We come to measure, look at how the wall is built and agree the layout. Long spans and heavy books are planned for at this stage.
- We send a quote in writing for the bookshelves, for you to look over.
- We make the shelves and carcasses in our workshop.
- We install the bookcase, set it level and fix it with fixings that suit the wall. A hand-painted finish is applied on site, if you chose one.
Before we arrive
- Let us know where the boiler and meters are
- Make sure pets are kept safely away
- Move anything in the hall or on the stairs out of the way
Arranging a design visit
A quote begins with some details from you: the room, rough sizes and some pictures if you have them. When you are ready, tell us about the room on our contact form. We’ll then arrange a design visit and follow it with a quote in writing.

Looking after your furniture
Most of what helps is simple. Here’s what we suggest:
- Book your electrician first if sockets need moving
- Let us know if a radiator sits where you’d like shelves
- Decide whether you want doors on the lower section
- Decide whether you want fixed shelves, adjustable shelves or both
Fill the shelves evenly rather than all at once. Put the heaviest books on lower shelves and near uprights, which helps the shelves stay straight.
Keep heavy things on low shelves and use a step rather than the shelves to reach up.
FAQs: built-in bookshelves in Coldharbour
Do I need permission for fitted furniture in a conservation area?
Typically not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.
Can you make built-in bookshelves for a home in Coldharbour?
Yes. Coldharbour is one of the places we work, along with the rest of Greenwich and London. To get started, you can send us a few details through our contact form with a few details.
Are heavy bookshelves safe on any wall?
That depends on how the wall is built. We fix bookshelves with fixings that suit the wall into sound structure. Where a wall cannot take the load, we will say so.
Do you move sockets or add lighting?
No. Sockets, switches and lighting are for your electrician, and some electrical work in homes is covered by Part P of the Building Regulations. We’ll design around them.
What happens at the measuring visit?
We measure the space and discuss the design, materials and finish. We also check the walls and floors and note radiators, sockets and other things in the way, and the written quote comes afterwards.
How do you decide on shelf depth?
We set the depth to suit what you own. Another option is deeper storage below and shallower shelves above.
Living-room carpentry in Coldharbour: local notes
The biggest shares of homes in the streets around Coldharbour were built between 1919 and 1939 (about 50%) and between 1945 and 1972 (about 33%), in the VOA’s 2025 council tax stock figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Part of Coldharbour is in a conservation area, going by Historic England’s data. Fitted furniture inside a house does not normally need planning permission in a conservation area, as the controls are mostly concerned with the outside of buildings. If in doubt, the council’s planning team can confirm. Around a third of the homes in the streets around Coldharbour (about 33%) were built between 1945 and 1972, based on the Valuation Office Agency’s 2025 council tax data. Post-war rooms tend to be simple shapes, often without a chimney breast, so built-in bookshelves often run along a full wall, with fixings chosen for the wall.
If you live in a flat close to Mottingham station, each piece is planned so it can be carried up and joined together in the room. Eltham Palace, about 1.1 miles north, is one of the historic houses in the wider area. If your own home is a period one, the alcoves beside a chimney breast are the natural place for built-in bookshelves. If your home is as old as some of the listed buildings nearby, such as Geffery' s Homes (Almshouses), original features like shutters, panelling and fireplaces are worth designing around. If your own home is listed, check with the council before fixing into original features.
