Common questions about bespoke kitchens
Can you make bespoke kitchens for a home in Maypole?
Yes. Maypole is one of the places we work, along with the rest of Bromley and London. To get started, you can message us from the contact page with a few details.
Do I need permission for fitted furniture in a conservation area?
Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you’re unsure, the council can confirm.
What if the stairs or lift are small?
It’s made in sections. At the design visit, we measure the route not just the room.
Can the fitting be on a Saturday?
Yes, by arrangement. If a Saturday works better for you, say so when you get in touch.
What are your kitchens made from?
Our kitchens are made from moisture-resistant MDF and birch plywood, then spray painted or hand painted. The materials and finish are agreed in your quote.
Do I need to be at home on fitting day?
Someone needs to be there to let us in. You do not need to watch us work, though we like to go over the furniture with you at the end.
How we make bespoke kitchens for Maypole
Older London homes are rarely simple places to fit a kitchen. Few walls are flat, and floors often fall away from the walls, sometimes noticeably over a single run of units. We scribe the cabinets to the walls and set them level on adjustable feet or a plinth, so the worktop you choose can sit level. We make kitchens from moisture-resistant MDF and strong birch plywood, with a painted finish, and the things people most often want solved are spaces sized for your oven and fridge and cabinets for a narrow kitchen.
With interwar houses or semis a big part of the picture around Maypole, kitchens often have a back door to the garden and a window over the sink. Cabinets, a larder and a dresser can be made to suit the layout. Your chosen worktop, sink and appliances are fitted into the design, with plumbing and electrics left to your plumber and electrician.
The quote names the materials: moisture-resistant MDF and birch plywood, each used where it suits the job. The finish is stated too, whether that is spray painting or hand painting.

Hand-painted finish
A hand-painted finish can be done on site, once the kitchen is fitted. It is easy to touch up later.

What it costs
Several things affect the price:
- The internal fittings
- Where a van can park, such as a permit bay or a bay suspension
- The finish: spray painted or hand painted
- The number of doors and drawers
Your quote is written for your room once we’ve visited and measured. Bigger pieces use more board and take longer to make and fit. Doors, drawers, internal fittings and the finish make up most of the rest.
Before the design visit
Getting some details early makes the visit more useful. If you can, send:
- Your postcode and the borough
- The type of home and how the room is reached
- Radiators, sockets, pipes or meters on or near the wall
- What the furniture needs to hold
The quote is built from the design visit. We measure the room properly, check how the walls and floors run and talk through the design with you. A written quote follows the visit. To book one, send us a few details through our contact form.
Kitchens in Maypole: local notes
Homes built between 1945 and 1972 make up about 59% of the housing in the streets around Maypole, with about 18% built between 1919 and 1939, going by the Valuation Office Agency’s 2025 council tax figures. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. There are 13 entries on the National Heritage List within half a mile of the centre of Maypole. You can check whether a particular building is listed on Historic England’s list. Controlled parking zones are run by the boroughs, so the rules in Bromley are set locally. Where a street in Maypole is controlled, a van may need a visitor permit, a paid bay or a bay suspension from the council. It helps to tell us about parking at the measuring visit.
If you live near Hewitt's Chalk Bank, a cupboard by the back door for boots and coats can be built in with the kitchen. The wider area includes historic houses like Lullingstone Castle, about 2.4 miles east. For a period home anywhere nearby, cabinets will be scribed to walls and floors that are rarely true. Living in a block of flats near Knockholt station? Then the lift, the stair turns and the front door all set the largest piece that can come in.
Maypole is about 3 miles north-west of Orpington, part of the London Borough of Bromley. Maypole is part of the area we cover. We cover places right across Bromley, large and small.
Design visits and fitting in BR6 work the same way as everywhere else we cover. If your home is on a street such as Jubilee Road, Hollybush Lane and Maypole Road, or close by, we can arrange a design visit for bespoke kitchens. Other places close to Maypole include Bopeep (1 mile south), Chelsfield (1 mile north-west), Goddington (1 mile north-west) and Pratt's Bottom (1 mile south-west). Other parts of Bromley we cover include Orpington (3 miles north-west), Bromley (6 miles north-west), Beckenham (8 miles north-west), St Mary Cray (3 miles north-west), Chislehurst (5 miles north-west) and Biggin Hill (6 miles south-west).
Around Maypole
The streets we cover here include those near The Bo-Peep pub and Harris Academy Orpington and the streets around them. For rail, the closest station is Knockholt station, roughly 0.7 miles south-west. Other landmarks nearby include Orpington Hospital (2 miles west).
What happens on fitting day
The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that’s what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. Interwar houses typically have a straight run of stairs and a reasonable hallway, but the route in is still measured, not just the room. Kitchens arrive in sections and are assembled in place, with floors protected throughout.
- We start with how you cook and what the kitchen needs to hold. Larders, dressers and islands can all be part of it, where space allows.
- At the design visit we measure the walls, floor and ceiling and plan the layout.
- We send a quote in writing setting out the cabinets, materials and finish.
- We build and finish the kitchen in our workshop. The materials are moisture-resistant MDF and birch plywood.
- Fitting day: we fit the cabinets, and your plumber, electrician and a Gas Safe engineer handle the services. We don’t arrange these trades ourselves.
Preparing the room
- Move anything in the hall or on the stairs out of the way
- Take anything hanging off the wall we are fitting to
- Mention any parking restrictions on your street
Arranging a design visit
If you know what you want, say so; if not, we can work it out together at the visit. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To start, message us from the contact page.
Advice
Bespoke or off-the-shelf?
Standard cabinets come in set widths, so most layouts end in a filler panel. Ours are made to fit the room from wall to wall. Doors, windows and radiators rarely leave a gap that matches a standard width, so ready-made furniture often ends up in the wrong place. Built-in pieces are planned around those fixed points.
The inside of the furniture affects the price as well: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. We’ll talk through what you need inside during the design visit, then set it out in the quote.

When you need someone else
As carpenters, we leave some work to other trades. It helps to know these before you plan the job:
- Structural changes to the room
- Connecting sinks, taps and dishwashers
- Wiring for appliances and lights
Not sure whether your space suits bespoke kitchens? You can tell us about the room on our contact form and we’ll tell you before you arrange a visit. How a job runs, step by step.
