Bespoke kitchens in Orpington: what you get

Kitchens in period houses bring their own challenges. Walls lean, corners aren’t square and floors slope, sometimes noticeably over a single run of units. Each cabinet is trimmed to the wall and levelled on a plinth or adjustable feet giving a level line for the worktop you choose. We make kitchens from moisture-resistant MDF and strong birch plywood, with a painted finish, and people most often get in touch about a painted kitchen in a colour you choose and a central island in a larger kitchen.

Islands only work where there’s room to walk round them. Around Orpington, a big part of the housing is interwar, semi-detached or detached, and in an extended kitchen there may be space. The space around any island is measured during the design visit, along with where water and power would need to reach. Your plumber and electrician run any services to it.

After the design visit, we send you a written quote. It sets out the design we have talked through, the materials and the finish, so it is clear what’s included.

Flats, conversions and leaseholders

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Let us know about them at the measuring visit, so fitting day is planned around them.

For flats on red routes or busy main roads, getting the furniture from the van to the door needs planning. TfL runs the red routes, and the stopping rules are strict, so it is worth raising during the design visit.

Bespoke or off-the-shelf?

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

Standard units come in set widths and heights, so there is often a strip of wasted space at the side or above. Fitted furniture is made to the room’s measurements, so it can use the full height and width.

Your questions about bespoke kitchens in Orpington

Do you cover homes near St Mary Cray station?

Yes. We cover all of Bromley and the rest of London. To get started, you can fill in our short enquiry form with a few details about the room.

Is parking a problem for fitting in Orpington?

It can be, depending on whether your street is in a controlled parking zone. A van may need a visitor permit, a pay-and-display bay or a suspended bay, which the council arranges, often with notice. Let us know what parking is near you at the design visit, and we’ll plan around it.

Do I need to be in when you fit?

We need access, so someone has to let us in. After that, you do not need to stay in the room, though we like to go over the furniture with you at the end.

Which worktops and appliances can I have?

You choose the worktop, sink and appliances, and we design the cabinets around them. Your quote sets out what’s included.

Can the fitting be on a Saturday?

Yes, by arrangement. If a Saturday works better for you, say so when you get in touch.

How much time does fitting need?

It depends on the kitchen. How long the fitting takes depends on the kitchen’s size and how many other trades are involved, and the fitting days are agreed in your quote.

How fitting day works

Finishing comes last. With a spray finish from the workshop, there’s normally only filling and touching up to do in the room; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote. Semis and detached houses often have a front path or a side gate, which can make carrying in easier. Gates, paths and steps up to the door are part of the route we measure. Floors are covered from the door to the room.

  1. First, you tell us about the room. Say a little about the way you cook.
  2. The design visit covers measuring and planning the layout, where space allows.
  3. You receive a quote in writing, setting out the cabinets, materials and finish.
  4. The kitchen is built in our workshop.
  5. We fit the kitchen in your home, while your plumber, a Gas Safe registered engineer and your electrician do the plumbing, gas and electrics. It is useful to have those trades booked in good time.

Before we arrive

  • Let us know where the boiler and meters are
  • Check the building’s rules for trades and lift bookings
  • Empty the space we’ll be working in

We take that into account at the measuring visit, since older and newer walls take different fixings. The Priory, Orpington Conservation Area is close by, within about a quarter of a mile of the centre of Orpington. Conservation area controls are mostly concerned with the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Kitchens from that era tend to be small and regular, which suits cabinets made to their exact size.

Do you need bespoke kitchens in Orpington?

A common reason is a room that ready-made units do not fit. Off-the-shelf cabinets come in set widths, leaving gaps at the ends and above. Bespoke cabinets are built to the real sizes instead.

Most of the enquiries we get are about things like these:

  • Spray-painted or hand-painted cabinets
  • A kitchen island with room around it
  • A pantry cupboard with shelves and drawers
  • More storage in a small kitchen

If your children go to Perry Hall Primary School or a school nearby, planning a kitchen around family routines, with a place for school things, pays off.

Before you choose who makes it

  • Are the boards named, like MDF or plywood?
  • Is it spray painted or hand painted?
  • Whether the route into your home has been checked
  • How they deal with uneven walls and floors
