Built-in bookshelves in Brockley Hill
About our built-in bookshelves in Brockley Hill
Built-in shelving fills a wall, an alcove or a whole room, and is made for that space. It can run wall to wall and up to the ceiling, so books have a proper home. If you are thinking about built-in bookshelves in Brockley Hill, the first step is a design visit to measure up and talk through your books. We make built-in bookshelves from moisture-resistant MDF and birch plywood, spray-painted or hand-painted, and the usual reasons to get in touch are bookcases that lean or wobble and bare walls that could hold shelving.
A good share of the homes around Brockley Hill were built in the post-war years, between 1945 and the early 1970s. Post-war rooms tend to be squarer, with fewer alcoves and often no chimney breast. That makes a full wall of built-in bookshelves a strong option, or a recess built out with cupboards either side. Walls may be concrete, block or brick, so fixings are chosen for the wall.
After the design visit, we send you a quote in writing. It describes the design we discussed, the materials and the finish, so you know exactly what you’re getting.

Flats, blocks and rented homes
If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, which is worth sorting early. We can’t advise on your lease, so check it yourself or ask your managing agent.
For flats on red routes or busy main roads, unloading takes some planning. Red routes are run by TfL and have strict stopping rules, so let us know about it at the design visit.
Questions we’re often asked
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are largely about how buildings look from outside, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, internal works that affect its character may need listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Can you fit furniture in a home close to Elstree & Borehamwood station?
Yes. We cover all of Barnet and the rest of London. You can tell us about the room on our contact form to arrange a design visit, and let us know about parking and access at the same time.
Do I choose the paint colour?
You choose it. Whichever finish you pick, it is in the colour you’ve chosen.
Should my shelves be fixed or adjustable?
It is your choice: fixed, adjustable or a mix. Fixed shelves add stiffness to the bookcase, while adjustable ones let you change the spacing later. Many people choose both.
How are built-in bookshelves fixed to the wall?
The wall is checked when we measure. Fixings are chosen to suit solid brick, lath and plaster or a stud wall, and heavy bookcases are fixed to sound parts of the wall. Loose plaster or a weak wall needs repairing before fitting.
What keeps bookshelves from bowing under books?
Shelves are sized for their span, depth and the weight they’ll carry. Long spans get a thicker shelf, a stiffening lip, a support or shorter bays, often in birch plywood. Let us know about heavy collections at the measuring visit.
From workshop to your room
At the end, we tidy up and take up the floor coverings. Before we go, we look over the finished furniture with you and answer any questions. How long the fitting takes depends on how long and how tall the shelving is, and your quote sets out the fitting days. Fixing into concrete takes a heavy-duty drill and makes some noise, so if neighbours are close, a note before fitting day can help. We work within any rules your building has on noise and hours. Dust is kept down and cleared as we go.
- To begin, tell us about the room on our contact form; a brief note on the books and objects you want on show is plenty.
- At the design visit we measure the wall and talk through shelf spans, depths and spacing so the shelves will not sag.
- You get a quote in writing for the design, materials and finish.
- The bookcase is built in our workshop from moisture-resistant MDF and birch plywood, with shelves stiffened where they span furthest.
- We fit it in your home with fixings that suit the wall, and a hand-painted finish, if you chose one, follows on site.
Before we arrive
- Leave a clear route from the front door to the room
- Mention any parking restrictions on your street
- Point out meters, boilers and fuse boards near the furniture

Built-in bookshelves in Brockley Hill: local notes
About 35% of the homes in the streets around Brockley Hill went up between 1945 and 1972, and about 26% since 2000, based on the Valuation Office Agency’s 2025 council tax data. We take that into account at the design visit, since older and newer walls take different fixings. Near the centre of Brockley Hill, Historic England’s list includes Brockley Hill Farmhouse (Grade II), about 0.5 miles north-west. Listing covers the inside of a building as well as the outside, so works that affect a listed home’s character, like removing original joinery, can require listed building consent. It’s worth speaking to the council’s conservation officer before the design is final. Controlled parking zones are common across London, and Barnet sets its own rules. If your street in Brockley Hill is in a controlled parking zone, a visitor permit, a pay-and-display bay or a suspended bay through the council may be needed. Let us know what the parking is like at the design visit.
For a family home near London Academy, built-in bookshelves can be planned with low cupboards for toys and higher shelves for everything else. Bespoke or off-the-shelf?
Off-the-shelf bookcases come in fixed depths. Bespoke shelving can mix depths to suit what you own. In a flat with stairs or a small lift, large flat-pack units can be hard to get in, while fitted furniture arrives in sections made to fit the route. It’s then assembled in the room.
The inside of the furniture affects the price as well: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. We will talk through what you need inside at the measuring visit.

When is bespoke worth it?
Off-the-shelf furniture can be a sensible choice. If the walls are straight and the space suits standard sizes, it often does the job, and it’s easy to buy.
Where bespoke earns its keep is in rooms that aren’t square. In period homes, walls lean, floors slope and the alcoves on each side are often different widths, which leaves standard units with gaps at the sides and top.
How we price built-in bookshelves
What it costs comes down to the materials and the time involved. That depends on:
- Awkward walls, sloping ceilings and uneven floors
- How easy it is to get the furniture into the room
- The number of doors and drawers
- Whether you choose a spray or hand-painted finish
Getting to the room affects the job as well. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections. We quote each job for the room it’s going into, after the design visit.
Helping us understand the room
You don’t need exact measurements or a plan. It is enough to send:
- How you want to use the space
- The type of home and how the room is reached
- Any ideas or images you have saved
- Pictures showing the full wall, from floor to ceiling
