How we make built-in bookshelves for Mayfair
The right depth depends on your books. Paperbacks sit happily on shallow shelves, while art books, atlases and records need more. Too deep, and paperbacks get lost at the back; too shallow, and big books hang over the edge. Deeper cupboards below and shallower shelves above often work well. People normally come to us about a bare wall above a doorway and shelves that suit a period room, and the answer is made in our workshop from MDF made to resist moisture and birch plywood, then spray-painted or hand-painted.
Picture rails, deep skirting boards and plaster cornices are part of the character of older houses, and built-in bookshelves need to meet those lines neatly. A large share of the housing around Mayfair went up before 1919, so mouldings are something we expect to talk about at the design visit. The top of the furniture can stop at the picture rail or carry on to the cornice, whichever suits the room.
Where other trades are needed, for instance an electrician to move a socket, we point that out. Our quote covers the carpentry: the design, the materials and the finish.

Built-in living-room furniture in Mayfair
In the area around Mayfair, the largest groups of homes date from before 1919 (about 51%) and the years since 2000 (about 20%), based on the Valuation Office Agency’s 2025 council tax data. It is a good starting point, though every room is still measured, as two homes of the same age rarely match. 23 conservation areas have at least part of their area within a mile of the centre of Mayfair. Historic England says England has around 10,000, and the controls mainly cover the outside of buildings. All of London, Westminster included, is inside the ULEZ. So any van that delivers or fits furniture in Mayfair is covered by it. How the van gets to your door is planned during the design visit.
Near listed buildings like Naval and Military Club, less than half a mile south of the centre of Mayfair, older homes may keep original joinery that built-in bookshelves can be designed around. If your own home is listed, check with the council before fixing into original features. The wider area includes historic houses like Handel Hendrix House, about 0.2 miles north. For a period home anywhere nearby, picture rails and cornices give built-in bookshelves a line to finish at. For a flat near Bond Street station, built-in bookshelves are made in sections sized for the stairs, landings and lift, so measuring the route matters as much as measuring the room.
Mayfair is about 1 mile north-west of City of Westminster, in the City of Westminster. We design and make built-in bookshelves for homes in Mayfair and across Westminster. Mayfair is one of the places in Westminster where we make built-in bookshelves.
Here we cover the W1K, W1F and W1U postcode area for built-in bookshelves. You’ll find streets here like Park Lane, Bruton Lane and Market Mews, and homes on each of them are within our area for built-in bookshelves. Mayfair is near the A4201 and A4202; on busy main roads, unloading built-in bookshelves takes a little planning. If you’re just outside Mayfair, we also cover Burlington Estate (1 mile east), City of Westminster (1 mile north-west), Marylebone (1 mile north), St James's (1 mile east) and Chinatown (1 mile east). Elsewhere in Westminster, we also cover Westbourne (2 miles west), Little Venice (2 miles north-west), Westbourne Green (2 miles west), Pimlico (2 miles south), Maida Vale (2 miles north-west) and St John's Wood (2 miles north-west).

For a walk, there is St. James's Park Lake.
Made for the room, or bought in a box?
Tall standalone bookcases still need fixing to the wall, so it is already halfway to built in. What really changes is the fit, the strength of the shelves and the finish. Recesses in older houses come in every size except the standard ones, so off-the-shelf pieces either do not fit or leave a gap either side. Made for the space, the furniture uses the full width and height.
Your quote is written for your room once we’ve visited and measured. Bigger pieces use more board and take longer to make and fit, so size comes first. After that, the number of doors and drawers, the internal fittings and the finish all play a part.
Why work with us in Mayfair
- Built in our workshop and fitted in your home
- Edges scribed to follow your walls
- A design visit, then a quote in writing
- Made for your room, not a standard size
See how bespoke compares with ready-made and what a quote should include.
Fitting day, step by step
The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; if you chose hand painting, that can be done in the room once the furniture is fitted. The finish is always the one agreed in your quote. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Decorating around the furniture afterwards is for your decorator.
- You describe the room and what the shelves will hold. It might be a whole wall, an alcove or the space around a door.
- A design visit follows, where we measure and agree the layout.
- A quote in writing follows. Read it through and ask us anything.
- We then make the bookcase in our workshop, with shelves thick enough for their span.
- The bookshelves are fitted in your home, ready for your books. Everything is levelled and scribed to the walls as it goes in.
How to prepare
- Move furniture and belongings away from the wall
- Book any lift and let the concierge or building manager know
- Let us know if your street is in a controlled parking zone

Advice
Before and after fitting day
Fresh paintwork takes a while to cure fully, so treat it gently at first. After that, a few simple habits help:
- Consider deeper cupboards at the bottom
- Ask your electrician about sockets early
- Estimate how many metres of books you have
- Let us know about access early
On an outside wall, don’t pack books tight against the back, to help avoid condensation. Watch for any musty smell or marks.
Watch for damp marks on external walls behind the shelves. The cause is a job for the right trade, and it’s easier to deal with before it spreads.
Questions we are often asked
Can you make built-in bookshelves for a home in Mayfair?
Yes. Mayfair is one of the places we work, along with the rest of Westminster and London. You can send us a few details through our contact form to arrange a design visit.
Will a conservation area stop me having built-in bookshelves fitted in Mayfair?
Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character can need listed building consent from the council. If you’re unsure, the council can confirm.
Can the fitting be on a Saturday?
Yes, we can arrange Saturdays. Just mention it when you get in touch, and we will see what we can do.
How do I get started?
Just message us from the contact page. Rough sizes and a few pictures help, and then we arrange a visit to measure and discuss the design, followed by a quote in writing.
How is the furniture painted?
You can choose between two finishes: by spray or by hand. Spray painting gives a smooth, even finish, and hand painting is easy to touch up.
How deep should bookshelves be?
We set the depth to suit what you own. Another option is deeper storage below and shallower shelves above, and it keeps paperbacks from getting lost at the back.
When is bespoke worth it?
Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well.
What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

What affects the cost of built-in bookshelves
What it costs comes down to the materials and the time involved. The main factors are:
- Doors and drawers, and how many
- Parking and unloading on your street
- Spray painting or hand painting
- The internal fittings
The finish affects the cost: spray painting happens in the workshop, and hand painting can be done in your home. The written quote reflects your choice, along with the size and fittings.
Before the design visit
Here’s what helps us most when you contact us:
- A few pictures of the space, taken from the doorway and from each corner
- The postcode, so we can plan the visit
- What kind of home it is, and which floor the room is on
- How you want to use the space
To make a start, drop us a line using the contact form and tell us a little about the room and roughly what you’d like. We then arrange a design visit to measure and discuss the design, and send you a quote in writing afterwards.
