We’d rather be clear about where our work stops:
- Redecorating, which is for your decorator
- Structural changes, like taking out a chimney breast
- Plumbing work around the shelves
If in doubt, you can fill in our short enquiry form and describe the room before you arrange a visit. How a job runs, step by step.

About our built-in bookshelves in Burlington Estate
Shelving near a radiator needs some thought. Heat has to rise and move into the room, so we do not box a radiator in without leaving space or an opening for it. Some people prefer to keep the shelves clear of the radiator altogether, or ask their plumber about moving it. Most enquiries start with alcoves beside the chimney breast going to waste and low shelves children can reach, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, finished by spray or by hand.
Older houses tend to come with picture rails, tall skirtings and cornices, and built-in bookshelves need to meet those lines neatly. A large share of the housing around Burlington Estate went up before 1919, so mouldings are something we expect to talk about at the measuring visit. The top of the furniture can stop at the picture rail or carry on to the cornice, whichever suits the room.
The quote comes in writing, so you can read it at your own pace and talk it over at home. It covers the design, materials and finish agreed at the visit.

Fitting day, step by step
With the carcasses fixed and level, we hang any doors and fit any drawers or lids. We adjust each one so the gaps line up and it closes cleanly, and then we check it all again. The time the fitting takes depends on the size of the bookcase and the walls it’s fitted to, and we confirm the fitting days in your quote. Original hallway tiles and old floorboards are worth protecting, so they’re covered before anything comes in. Fixings into older walls are made carefully, as lath and plaster can crack if treated roughly. Any decorating around the new pieces is for your decorator.
- It starts when you let us know about the wall and your books.
- At the design visit we measure and plan the shelves together.
- Your written quote follows, covering the design, materials and finish.
- The bookcase is built in our workshop from moisture-resistant MDF and birch plywood.
- We fit it in your home and go through it with you before we leave.
How to prepare
- Have your electrician move any sockets or switches beforehand
- Let us know about parking near your home
- Keep pets out of the room and the hallway
Starting with a design visit
A quote begins with a few details from you: the room, rough measurements and some photos if you have them. To send them, send us a few details through our contact form. We’ll then arrange a design visit and follow it with a written quote.
Advice
Boards, parts and paint
Shelves
Each shelf’s depth suits its job: shallow for paperbacks, deeper for art books and records.
Plinths and scribe strips
Scribing means trimming the edges on site to meet the wall. It is how a straight bookcase meets a wall that is not straight.
Pricing built-in bookshelves in Burlington Estate
The price reflects the time and materials the job needs. The main factors are:
- How many doors and drawers there are
- How easy it is to get the furniture into the room
- Spray painting or hand painting
- The internal fittings
We don’t publish set prices, because each job is designed for a single room. Instead, we measure, discuss the design and then quote in writing. To start, send us a few details through our contact form.
Before the design visit
These details help when you contact us:
- Any ideas or images you have saved
- What you’d like to store or use the space for
- Where you live, with the postcode
- A few pictures of the space, taken from the doorway and from each corner
You do not need exact measurements to get started. We measure everything properly during the design visit. To arrange it, send us a few details through our contact form and let us know about the room. You receive a quote in writing after the visit.
FAQs: built-in bookshelves in Burlington Estate
Can you fit furniture in a home close to Bond Street station?
Yes. We cover all of Westminster and the rest of London. You can fill in our short enquiry form to arrange a design visit.
Can you make built-in bookshelves for a home in Burlington Estate?
Yes, Burlington Estate is within the area we cover, which takes in all of Westminster and the rest of London. We start with a design visit to measure the room and talk through what you need, followed by a quote.
Will built-in bookshelves sag?
We plan each shelf for its span, depth and load. Long spans get a thicker shelf, a stiffening lip, a support or shorter bays, and birch plywood helps keep them flat. Mention anything very heavy when we plan.
Can you fit furniture to uneven walls?
Uneven walls are normal in older London homes, and the furniture is made to deal with them. Edges are scribed to the wall, and adjustable feet or a plinth bring the furniture up to level.
Can you fit furniture on an external wall?
External walls can be colder and damper than internal ones, so we allow for ventilation behind and inside the furniture. Any damp needs sorting by the right specialist before fitting.
What happens during the design visit?
We measure the room, check how level the walls and floors are and talk through the design with you. Access and parking are worth talking about too, and a quote in writing follows.
