Practical tips

These points come up often when people plan built-in bookshelves. They’re worth knowing whatever the room:

  • Decide whether you want doors on the lower section
  • Plan heavy items for the lower shelves
  • Let us know if a radiator sits where you’d like shelves
  • Estimate how many metres of books you have

On an outside wall, don’t pack books tight against the back. Look out for damp signs early.

Use mats under plants and vases on painted shelves to avoid water marks. Wipe up spills straight away.

Built-in bookshelves in Roxeth: what you get

Built-in bookcases are made from moisture-resistant MDF and birch plywood. MDF suits the panels and faces, while birch plywood is used where strength matters. You can have a spray-painted or hand-painted finish, in a colour agreed with you. We fit across Harrow and the rest of London. People usually come to us about shelves deep enough for large books and bare walls that could hold shelving; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

In a semi from the 1920s or 1930s, the front room typically has a bay at one end and a chimney breast on the side wall. Around Roxeth, interwar houses, semis and detached homes make up a big part of the housing, so that layout is worth knowing well. We tend to plan built-in bookshelves along the chimney breast wall so the bay keeps its light.

The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If you’d like to change anything, it’s easier before the furniture is made.

Questions we are often asked

Does a conservation area in or near Roxeth affect fitted furniture?

Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you’re unsure, the council can confirm.

Will parking be an issue for fitting furniture in Roxeth?

It depends on the street, as many London boroughs run controlled parking zones. A van may need a visitor’s permit, a paid parking bay or a bay suspension, which the council arranges, often with notice. It helps to let us know about parking at the design visit, so we can plan the day around it.

Do you work in Roxeth?

Yes. Roxeth is part of the area we cover, as part of our work across all London boroughs. To arrange a design visit, tell us about the room on our contact form.

Can the fitting be on a Saturday?

Yes, by prior arrangement. If a Saturday works better for you, say so when you contact us.

What materials do you use?

Moisture-resistant MDF and birch plywood, each used where it suits the job best. Your quote sets out the materials.

Do you fit furniture for landlords?

Yes. It works the same way as any job: design visit, written quote, workshop, fitting. Access can be arranged through the letting agent.

Made for the room, or bought in a box?

Standalone bookcases cost less and you can have them straight away. You can take them to your next home. Fitted shelving is made for one wall and stays with the house. In an extended or opened-up house, old and new walls often meet slightly out of line, which shows up against standard furniture. Built-in pieces are scribed to take up the difference.

How it’s painted is part of the price: spray painting is done in the workshop, while hand painting can be done on site. Your choice, along with the size and the fittings, is reflected in the written quote.

Take a look at how bespoke compares with ready-made and how to compare quotes.

Could you do it yourself?

The real difference is in the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

It is worth being honest about cost: off-the-shelf furniture usually costs less up front. Bespoke earns its place where the room is tricky, space is tight or you want the furniture to look part of the house.

How we price built-in bookshelves

The price for your room depends on:

  • The number of doors and drawers
  • Awkward walls, sloping ceilings and uneven floors
  • Spray painting or hand painting
  • Where a van can park, like a permit bay or a bay suspension

Every room is priced on its own, because the size, the layout and the finish all vary. A spray finish and a hand-painted finish involve different work, and that shows in the price. You’ll see the figure in your written quote, after the design visit.

Before the design visit

A little information at the start saves time later. If you can, send:

  • Pictures of styles you like, if you have any
  • What the furniture needs to hold
  • Anything in the way, such as radiators, sockets, switches, a boiler or meters
  • Whether it is a house or a flat, and if there are stairs or a lift

If you already have something in mind, tell us; if not, we can work it out together at the visit. The design is talked through at the visit, once we have measured, and the written quote then sets it out. To arrange a visit, drop us a line using the contact form.

How fitting day works

Finishing comes last. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that is what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. A front path or side gate can make the carry from the van simpler. We measure the path, any steps and the front door as part of the route. Floors are covered from the door to the room.

  1. You get in touch about built-in bookshelves.
  2. We come to measure and go through the design.
  3. We send a written quote.
  4. The bookcase is built in our workshop from moisture-resistant MDF and birch plywood. A spray finish is applied there too, if you chose it.
  5. The shelving is fitted, fixed and checked with you.

Getting ready for fitting day

It helps to see the room before we come. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space. To send them over, send us a few details through our contact form, and we’ll suggest a time for a design visit.
