Built-in bookshelves in South Street: what you get

If a radiator sits where you’d like shelves, it’s worth planning carefully. Heat has to rise and move into the room, so any shelving over or around a radiator is planned with a gap or an open front. Some people prefer to keep the shelves clear of the radiator altogether, or ask their plumber about moving it. If you’re living with shelves that suit a period room and shelving behind a desk for books and files, built-in bookshelves made from moisture-resistant MDF and strong birch plywood, with a painted finish can solve it.

Many houses from between the wars, and many semis, have been extended or opened up inside, which matters around South Street, where homes like these are a big part of the housing. A long through room gives built-in bookshelves a whole wall to work with, or mark out the sitting end from the dining end. New plasterboard in an extension and older brick or block in the original house take different fixings.

If the job needs another trade, such as an electrician or a plumber, we’ll tell you. The quote itself covers our work, from the design to the materials and finish.

Flat-pack or bespoke?

Off-the-shelf cupboards come in fixed sizes, so there is often a strip of wasted space at the side or above. Furniture we make is built to the room’s own sizes, so it can run to the ceiling and fill the width.

What you pay for with bespoke is mainly the fit: edges scribed to the wall, a level base on a sloping floor and a neat line where the furniture meets the ceiling. In an older room, standard units rarely manage that.

Flats, blocks and rented homes

We also make and fit furniture for landlords furnishing a let. It’s made from the same moisture-resistant MDF and birch plywood as any of our work, with a spray or hand-painted finish.

If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations, which is worth sorting early. We can’t advise on your lease.

Materials and finishes

Moisture-resistant MDF

MDF gives crisp edges and smooth faces. The moisture-resistant grade is our choice.

Birch plywood

Birch plywood is strong and holds screws well, which makes it our usual choice for long or heavily loaded shelves. You can paint the edge or show the layers.

Questions from South Street

Can parking be tricky on fitting day in South Street?

It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to let us know about parking during the design visit.

Do I need permission for fitted furniture in a conservation area?

Usually not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character can require listed building consent from the council. If you are unsure, the council can confirm.

How deep should bookshelves be?

It depends on what you keep. Paperbacks need much less depth than art books or records, so many people mix depths. We measure your largest books and plan the depths with you.

What happens if there is a radiator where I want shelves?

It’s possible with some thought. The heat has to rise and move into the room, so we leave a gap or open front rather than boxing the radiator in. Often the better answer is to stop the shelves short of it, or have your plumber move it.

Do you work in South Street?

Yes. South Street is part of the area we cover, as part of our work across all London boroughs. To get a quote, fill in our short enquiry form.

What keeps bookshelves from bowing under books?

Sag comes down to span, depth and load. We choose the shelf thickness and material to suit, adding a lip or support on longer runs. Overloading any shelf will still make it bend, so spread heavy books out.

What affects the price in South Street

What it costs comes down to the materials and the time involved. The main factors are:

  • How big the furniture is
  • The finish: spray painted or hand painted
  • Doors and drawers, and how many
  • How easy it is to get the furniture into the room

Access to the room makes a difference too. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections. We quote each job for the room it’s going into, after the design visit.

Getting in touch

What helps most when you first contact us:

  • How you want to use the space
  • Pictures of styles you like, if you have any
  • The type of home and how the room is reached
  • The postcode, so we can plan the visit

We quote once we’ve seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. We quote each job for the room it’s going into, after the design visit. To arrange a visit, fill in our short enquiry form.

How fitting day works

On the morning of the fitting, the first job is covering the floors and protecting the way in from the front door. The sections made in our workshop come in next. How long fitting takes depends on how much shelving there is and how many cupboards sit below it, and your quote sets out the fitting days. Fitting day means carrying in the sections, joining them and fitting them to the walls. Hand-painted furniture can be finished on site; spray-painted pieces arrive finished from the workshop. Saturday fitting is possible by prior arrangement.

  1. It starts when you let us know about the wall and your books.
  2. At the design visit we measure and plan the shelves together.
  3. Your written quote follows, covering the design, materials and finish.
  4. The bookcase is built in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit it in your home and go through it with you before we leave.

Preparing the room

  • Move anything in the hall or on the stairs out of the way
  • Let us know if your street is in a controlled parking zone
  • Arrange any electrical changes with your electrician ahead of time

Arranging a design visit

You do not need exact measurements to get started. Everything is measured properly when we visit. To arrange it, tell us about the room on our contact form and let us know about the room. The written quote follows the visit.

Built-in bookshelves in South Street: local notes

About 29% of the homes in the area around South Street went up between 1945 and 1972, and about 25% between 1973 and 1999, based on the Valuation Office Agency’s 2025 council tax data. Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. A conservation area lies within about a quarter of a mile of the centre of South Street, according to Historic England’s records. The controls in a conservation area are mostly about the outside of buildings, so furniture fitted inside a house doesn’t normally need planning permission. If you want to be certain, ask the council’s planning team. A quarter or more of the homes in the neighbourhood around South Street (about 29%) were built between 1945 and 1972, going by the Valuation Office Agency’s 2025 council tax figures. Post-war rooms tend to be simple shapes, often without a chimney breast, so built-in bookshelves often run along a full wall, fixed to suit the wall, which may be concrete or block.

If your home is as old as some of the listed buildings nearby, such as Cottage Orne, original features like shutters, panelling and fireplaces are worth designing around. For a listed home, fixing into original features may need listed building consent. The wider area includes historic houses such as Titsey Place, about 2.1 miles south-west. If your own home is a period one, walls that bow and floors that slope are why built-in bookshelves are scribed to fit rather than pushed into place. For a family home near Charles Darwin School, shelving with deep cupboards below keeps books, games and school things in one place.
