Flats, conversions and leaseholders

We also make and fit furniture for landlords furnishing a let, often to make the most of a small or awkward room. The materials are the same as for any home: moisture-resistant MDF and birch plywood, with a spray or hand-painted finish.

Blocks of flats often have their own rules on lift bookings, entry systems and times for trades. Tell us about them during the design visit, so fitting day is planned around them.

Built-in bookshelves in Chislehurst

You can have fixed shelves, adjustable ones or a mix. Fixed shelves help brace the bookcase, while adjustable ones let you change the spacing as your books change. A mix often works best so the bookcase stays rigid and you keep some flexibility. Most enquiries start with room for a record collection and alcoves beside the chimney breast going to waste; the furniture is made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

If you live in one of the interwar houses or semis around Chislehurst, the living room may be a good size but with fewer recesses than a Victorian house. That leaves room for built-in bookshelves in the alcoves, along a full wall or around the chimney breast, depending on how you use the room. Moisture-resistant MDF and birch plywood keep the pieces stable, and the paint finish is agreed with you.

The written quote puts the design visit in writing: the layout and internal fittings, the materials and the finish. If something is not quite right, tell us before anything is made.

Practical tips

New paint needs time to cure fully, so treat it gently at first. Beyond that, these tips help:

  • Measure your tallest and deepest books
  • Decide whether you want fixed shelves, adjustable shelves or both
  • Allow room for the collection to grow
  • Consider deeper cupboards at the bottom

Load the shelves gradually and evenly. Keep the heaviest books low and close to the supports, which helps the shelves stay straight.

Store the heaviest items low down, and never climb the shelves to reach the top.

Common questions about built-in bookshelves

Is Chislehurst in the area you cover for built-in bookshelves?

Yes, Chislehurst is within the area we cover, which takes in all of Bromley and the rest of London. The first step is a design visit, where we measure and discuss the design, and then we send a quote.

Will parking be an issue for fitting furniture in Chislehurst?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. It helps to tell us about parking at the measuring visit, so the day can be planned around it.

How long are you in the house for fitting?

The time on site depends on the size of the bookcase and the walls it’s fitted to, and we confirm the fitting days in your quote. We’ll talk you through what to expect beforehand.

What happens when you come to measure?

It’s a chance to measure properly and talk through what you’d like. We also check the walls and floors and note radiators, sockets and other things in the way, then send a written quote.

How do you get the furniture up the stairs?

We plan the route in during the design visit. We measure the stairs, landings, lift and doors, and the furniture is made in sections sized to get through.

Do built-in bookshelves have adjustable shelves?

You can have fixed shelves, adjustable ones or a mix. Fixed shelves brace the bookcase, and adjustable ones let the spacing change. Many people choose both.

Bespoke or off-the-shelf?

Tall standalone bookcases still need fixing to the wall, so it is already halfway to built in. What changes is the fit, the shelf strength and the finish. In an extended or opened-up house, old and new walls often meet slightly out of line, which shows up against standard furniture. Fitted pieces are scribed to both.

Prices are quoted for your room, once we’ve measured and talked through the design. The price depends mainly on the size of the piece, how many doors and drawers it has and what goes inside.

Why choose us

  • Spray painted or hand painted, in the colour you choose
  • Fitted tight to walls that aren’t straight
  • Made for your room, not a standard size
  • A design visit, then a written quote

Read how bespoke compares with ready-made and what a quote should include.

What it costs

We quote each job after the design visit, because no two rooms are the same. These are the things that affect it:

  • The internal fittings
  • How many doors and drawers there are
  • Where a van can park, such as a permit bay or a bay suspension
  • Spray painting or hand painting

Parking is part of the price picture in London. The boroughs run controlled parking zones across much of the city, so we may need a visitor permit, a paid bay or a suspended bay near your home. Let us know about parking during the design visit.

What we need to know

A few details help us understand the job before we visit. It is useful to include:

  • Photos of the whole wall or room, including the floor and ceiling
  • Radiators, sockets, pipes or meters on or near the wall
  • Rough measurements, even if they’re only to the nearest few centimetres
  • What the furniture needs to hold

If you already have something in mind, tell us; if you do not, that is fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote that follows sets it out. To arrange a visit, send us a few details through our contact form.

From workshop to your room

However carefully a piece is made in the workshop, it still has to meet the room, and that happens on fitting day. Walls in older homes are rarely flat or square, so each edge that meets a wall is scribed to follow it, until the line is tight. How long the fitting itself takes depends on the size of the bookcase and the walls it’s fitted to, and the fitting days are set out in your quote. Clearing the room and the way in beforehand helps the day run well. On the day, we cover the floors first, then bring the sections in. Each piece is levelled, scribed where the wall wanders and fixed to suit the wall.

  1. You contact us with a short note about the shelving you have in mind, and whether you want cupboards below.
  2. We visit to measure the wall and go through the design.
  3. Your quote follows, with the design, materials and finish set out.
  4. Each section is built in our workshop to the measurements we took.
  5. We install the bookcase, set it level and fix it with fixings that suit the wall.

Before fitting day

  • Take down pictures, mirrors and shelves from the wall
  • Get any new sockets or wiring done by your electrician before fitting day
  • If you live in a block, book the lift and tell the building manager

Getting a quote

We quote once we’ve seen the room. We measure the space, check the walls and floors and discuss what you’d like, and the written quote comes after. We quote each job for the room it’s going into, after the design visit. To book a design visit, get in touch through our contact form.
