How fitting day works
With the carcasses fixed and level, we hang any doors and fit any drawers or lids. Each one is adjusted until the gaps are even and it closes cleanly, and then we check it all again. The time the fitting takes depends on how much shelving there is and how many cupboards sit below it, and we confirm the fitting days in your quote. It helps to clear the room and the route before we arrive. On the day, we cover the floors first, then bring the sections in. The pieces are levelled, fitted to the walls and fixed back.
- You let us know about your books and the wall you have in mind.
- A design visit follows, where we measure and agree the layout, with the shelf spans in mind.
- We put the design, materials and finish into a quote in writing.
- Once you’re happy, the shelving is made in our workshop from moisture-resistant MDF and birch plywood.
- We bring it to your home and fit it in place. Everything is levelled and scribed to the walls as it goes in.
How to prepare
- Arrange any electrical changes with your electrician in advance
- Let us know if your street is in a controlled parking zone
- Let us know where the boiler and meters are
Ask for a quote
If you already have something in mind, tell us; if you don’t, that’s fine, and we can work it out together. At the design visit, we measure up and talk the design through with you, and the written quote then sets it out. To arrange a visit, send us a few details through our contact form.

About our built-in bookshelves in Orpington
We make built-in bookshelves from moisture-resistant MDF and birch plywood in our workshop. MDF suits the panels and faces, while birch plywood is used where strength matters. You can have a spray-painted or hand-painted finish, in the colour you choose. We fit across Bromley and the rest of London. People usually come to us about low shelves children can reach and space for art books and records; the furniture is made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
Plenty of semis and interwar houses have been extended at the back or had the back rooms knocked through, and around Orpington, interwar houses, semis and detached homes make up a large share of the housing. A long through room gives built-in bookshelves a whole wall to work with, or mark out the sitting end from the dining end. An extension’s plasterboard walls need different fixings from the original brick or block.
Where other trades are needed, for example an electrician to move a socket, we point that out, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

Your questions about built-in bookshelves in Orpington
I live near St Mary Cray station. Is that in your area?
Yes, homes across Bromley and the rest of London are within the area we cover. You can send us a few details through our contact form to arrange a design visit, and let us know about parking and access at the same time.
Is parking a problem for fitting in Orpington?
It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the design visit.
Can you build bookshelves over a radiator?
We plan around it with care. We leave space so heat is not trapped. If you’d rather move it, that’s for a plumber, and is best done before we fit.
Can you build shelves over a doorway?
Yes. Wrapping shelves around a door or window is a good way to fill a wall. We measure the openings during the design visit.
Can built-in shelves be adjustable?
It’s your choice: fixed, adjustable or a mix. Fixed shelves add stiffness to the bookcase, while adjustable ones let you change the spacing later. Many people choose both.
Are heavy bookshelves safe on any wall?
That depends on how the wall is built. We fix bookshelves with fixings that suit the wall into sound structure. If a wall isn’t suitable, we will tell you.
Flats, leases and landlords
If your building is on a red route or a busy main road, getting the furniture from the van to the door needs planning. Red routes are run by TfL and have strict stopping rules, so it’s worth raising at the design visit.
Many London terraces have been converted into flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind, after measuring the route during the design visit.
Bespoke or off-the-shelf?
Tall standalone bookcases still need fixing to the wall, so it is already halfway to built in. What changes is the fit, the shelf strength and the finish, all planned for your room. Ready-made units come in standard depths that rarely suit every space, which may be too deep for one spot and too shallow for another. Fitted furniture is made to the depth the space can take.
Because every job is different, the cost is set out in a written quote after the visit. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

Built-in bookshelves in Orpington: local notes
The biggest shares of homes in the neighbourhood around Orpington were built between 1919 and 1939 (about 39%) and between 1945 and 1972 (about 31%), going by the Valuation Office Agency’s 2025 council tax figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how built-in bookshelves are fixed and fitted. Entries on the National Heritage List near the centre of Orpington include Church of All Saints (Grade II*), less than half a mile south, and Perry Hall Farmhouse (Grade II), less than half a mile south-west. If you live in a listed building, fixing into or taking out original features like panelling may need listed building consent. It is worth speaking to the council’s conservation officer before the design is final. Detached and semi-detached houses are home to about 64% of households in the area around Orpington, based on Census 2021. A house like that normally has more rooms to plan around than a flat, and sometimes a driveway that makes unloading easier.
If you live near Jubilee Country Park, built-in bookshelves can be arranged to keep the window and the light clear. For families living near Perry Hall Primary School, a cupboard for board games and a shelf for reading books can go into the same design. For an older house near St Andrew's, picture rails and cornices give built-in bookshelves a line to finish at.

Caring for painted furniture
Getting the most from built-in bookshelves starts with the planning and carries on after fitting day. Here are some things worth bearing in mind:
- Mention anything very heavy, such as records or large art books
- Decide whether you want doors on the lower section
- Estimate how many metres of books you have
- Mention any radiator on the wall
Fill the shelves evenly rather than all at once. Keep the heaviest books low and close to the supports, which helps the shelves stay straight.
Use mats under plants and vases on painted shelves. Wipe up spills right away.
What it is made from
Hand-painted finish
A hand-painted finish can be done on site once the bookcase is fitted. Small marks on it are simple to touch up, and it suits a traditional room.
Moisture-resistant MDF
MDF gives crisp edges and smooth faces, ready for spray or hand painting. We use the moisture-resistant grade for fitted work.
