Storage in Eltham homes: local notes

The biggest shares of homes in the streets around Eltham were built between 1945 and 1972 (about 40%) and between 1919 and 1939 (about 28%), in the VOA’s 2025 council tax stock figures. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Near the centre of Eltham, Historic England’s list includes Eltham Lodge (Grade I), less than half a mile north-west, and Great Hall of Eltham Palace (Grade I), less than half a mile north-west. If your own home is listed, internal works that affect its character, such as fixing into or removing original joinery, can require listed building consent. An early word with the council’s conservation officer is the best first step. The ULEZ, run by TfL, takes in all of London, so Greenwich is inside it. So any van that delivers or fits furniture in Eltham is covered by it. We go through parking and access at the measuring visit.

For an older house near Church of Holy Trinity, an old boiler or airing cupboard can be rebuilt with proper shelves. If you live near Horn Park, living near green space often means muddy boots, bikes and outdoor kit, and fitted cupboards can give those things a place. For a family home near St Thomas More Catholic Comprehensive School, fitted cupboards can be planned around what a family needs to keep, from coats and bags to sports kit.

How we make fitted cupboards for Eltham

Walls in period homes are rarely flat or square, and floors and ceilings can be out of level too. Every cupboard is scribed, trimmed by hand to meet the wall and set it level on a plinth or adjustable feet. Skirting boards, picture rails and coving are cut around or met neatly, so the cupboard looks as if it has always been there. If you are living with a cupboard for the meters with easy access and storage for coats and shoes in the hallway, that is what fitted cupboards are for, made from birch ply and moisture-resistant MDF, painted by hand or sprayed.

A good share of the homes around Eltham were built between 1945 and the early 1970s. Post-war homes normally have squarer rooms and fewer nooks than period ones, which means fitted cupboards can add storage that was never built in. The fixings are chosen for the wall, whether it is concrete, blockwork or brick.

The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If something is not quite right, tell us before anything is made.

FAQs: fitted cupboards in Eltham

Do you cover homes near Mottingham station?

Yes, homes across Greenwich and the rest of London are within the area we cover. You can message us from the contact page to arrange a design visit, and tell us about parking and access at the same time.

Do I need permission for fitted furniture in a conservation area?

Normally not: conservation area rules mainly cover the outside of buildings, and fitted furniture inside a house does not normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. The council’s planning or conservation team can tell you if in doubt.

Who chooses the colour?

You do. We agree the colour with you before anything is painted.

Can you build a cupboard around a boiler?

Yes. The cupboard is built around the space and ventilation the boiler’s instructions ask for, with doors that open wide for servicing. Any work on the boiler itself is for a Gas Safe registered engineer.

Should I send pictures?

Yes, they help. Photos of the whole wall or room, including the floor and ceiling, give us a good idea of the space. You can send them when you send us a few details through our contact form.

How much time does fitting need?

How long the fitting takes depends on the size of the cupboards and the room, and your quote sets out the fitting days. We’ll talk it through at the measuring visit.

How fitting day works

You won’t need to do much on the day. Someone needs to let us in, and it is useful to have the room cleared beforehand, as we’ll have talked about at the design visit. From there, we protect the floors, bring the furniture in and get on with the fitting. The time the fitting takes depends on the size of the cupboards and the room, and we confirm the fitting days in your quote. Communal stairs in older blocks often have tight landings, so sections are sized for both the stairs and any lift. Letting the caretaker or managing agent know ahead of time helps. We cover the floors in shared areas on the way in.

  1. First, you let us know about the room and what it needs. A rough sketch helps if you have one.
  2. We visit, measure and talk through doors, shelves and rails.
  3. A written quote is sent to you.
  4. The cupboards are made in our workshop from moisture-resistant MDF and birch plywood.
  5. We fit the cupboards in your home and check every door.

How to prepare

  • Take down pictures, mirrors and shelves from the wall
  • Tell us about any meters, fuse boards or boilers in the area
  • Arrange any electrical changes with your electrician beforehand

Ask for a quote

The design visit is where every quote starts. We take full measurements, see how true the walls and floors are and work through the design together. Afterwards, we send a quote in writing, so you can take your time with it. To book one, drop us a line using the contact form.

Advice

Is bespoke worth it?

There’s a place for both. In a simple space, off-the-shelf can be enough. Where the room is awkward, the walls are uneven or you want the cupboard to look built in, fitted joinery is normally the better answer. Skirting boards stop standalone furniture sitting flat against the wall, and that gap catches dust and wastes depth. Fitted furniture is scribed over the skirting or set on its own plinth.

The inside of the furniture affects the price as well: drawers take more making than shelves, and each rail, divider or pull-out adds to the work. We’ll talk through what you need inside at the design visit, then set it out in the quote.

Moisture-resistant MDF

For painted doors and panels, moisture-resistant MDF is our usual choice, because it is stable and smooth.

Pricing fitted cupboards in Eltham

Not every room costs the same, for these reasons:

  • What goes inside: rails, shelves, drawers and dividers
  • Stairs, lifts and the route to the room
  • Walls and floors that are out of level or out of square
  • The number of doors and drawers

No two rooms cost the same to furnish, because size, layout and finish change from job to job. A spray finish and a hand-painted finish involve different work, and that shows in the price. You will see the figure in your written quote, after the design visit.

Helping us understand the room

Getting a few details early makes the visit more useful. If you can, send:

  • Your postcode and the borough
  • What kind of home it is, and which floor the room is on
  • Anything fixed to the wall that the furniture needs to work around
  • Pictures showing the full wall, from floor to ceiling

You do not need exact measurements to get started. We measure everything properly during the design visit, along with the walls, floor and ceiling. To arrange it, get in touch through our contact form with some details about the room. The written quote follows the visit.

Bespoke or off-the-shelf?

Flat-pack and off-the-shelf furniture has its place. In a room with square walls and standard sizes, it can work well, and it’s easy to buy.

A confident DIYer can manage simple shelves or a standard wardrobe in a square room. It gets harder with sloping ceilings, out-of-level floors and lath-and-plaster walls, because scribing and the right fixings start to matter.
