Window seats in Mottingham: local notes

The biggest shares of homes in the area around Mottingham were built between 1919 and 1939 (about 48%) and between 1945 and 1972 (about 26%), according to Valuation Office Agency council tax figures (2025). Each era brings its own kind of wall, ceiling height and floor, so it shapes the design from the first measurement. Entries on the National Heritage List near the centre of Mottingham include The Grange Eltham College Junior School (Grade II), less than half a mile north, and Geffery' s Homes (Almshouses) (Grade II), about 0.5 miles east. If you live in a listed building, fixing into or taking out original features like panelling can need listed building consent. Check with the council’s conservation officer first. Red routes, run by TfL, have strict rules on stopping and loading. Where a home in Mottingham is on or beside a main road, it helps to mention that during the design visit. It lets us plan the stop before fitting day.

For a family home near Marvels Lane Primary School, window seats can be planned around what a family needs to keep, from coats and bags to sports kit. For an older house near Jubilee International Church, the deep reveals of an older window can frame a seat neatly.

How we make window seats for Mottingham

We make the seat itself, and you can source a cushion to the size we give you. You can then choose the fabric and style yourself. We plan the depth and height so the seat is comfortable with a cushion on it. If your home has toys spread across a bedroom floor and looking for a reading spot by the window, that is what window seats are for, made from moisture-resistant MDF and birch plywood, finished by spray or by hand.

With interwar houses or semis a big part of the picture around Mottingham, many have had the loft converted, leaving low eaves and sloping ceilings. Fitted storage can make use of the eaves, the bay or the hall. We build storage in lofts that are already converted or boarded.

If the job needs another trade, such as an electrician or a plumber, we’ll tell you, so it can be arranged before fitting day. Our quote covers the carpentry: the design, the materials and the finish.

Could you do it yourself?

The real difference is in the fit: scribed edges, a level base on an uneven floor and furniture that meets the ceiling, skirting and picture rail. Off-the-shelf furniture can’t usually do that in an older room.

Cost matters, and it’s fair to say so: flat-pack is normally cheaper to buy. Bespoke makes more sense where the room is tricky, the space is valuable or you want the furniture to look built in.

From workshop to your room

Once the main sections are fixed in place, we hang any doors and fit any drawers or lids. We adjust each one so the gaps line up and it closes cleanly. How long fitting takes depends on the shape of the bay or recess and what goes under the seat, and your quote sets out the fitting days. Semis and detached houses often have a front path or a side gate, which can make carrying in easier. Gates, paths and steps up to the door are part of the route we measure. Floors, stairs and doorways are protected on the way in.

  1. You get in touch and tell us about the window, and whether a radiator sits beneath it.
  2. At the design visit we measure the window and the radiator, and plan a grille or open front so heat isn’t trapped.
  3. Your written quote sets out the seat, the grille, the materials and the finish.
  4. In our workshop the seat is built from moisture-resistant MDF and birch plywood, with the grille made to match.
  5. The seat is fitted with the radiator grille in place, so the heat keeps moving.

Questions we’re often asked

Do you cover homes near Grove Park station?

Yes. We cover all of Bromley and the rest of London. You can get in touch through our contact form to arrange a design visit, and let us know about parking and access at the same time.

Is parking a problem for fitting in Mottingham?

It can be, depending on whether your street is in a controlled parking zone. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you at the measuring visit, so the day can be planned around it.

How much does a window seat cost?

Prices are quoted for your room, once we’ve measured and talked through the design. The shape of the window, the mix of drawers and lids, and any grille all play a part. Everything is set out in a written quote after the visit.

What happens when you come to measure?

We measure the space and discuss the design, materials and finish. We look at the walls, floors and anything the furniture has to work around, then send a quote in writing.

Can you add sockets inside the units?

No. Sockets, switches and lighting are for your electrician. We plan the furniture around where they’ll go.

Is a lid or drawers better for a window seat?

Often a mix works best. Drawers suit things you use often, and a lid suits bulky items. In a child’s room, drawers tend to be simpler for small hands. We’ll suggest a layout at the design visit.

What prompts window seats in Mottingham

A radiator under the window often makes the space hard to use. A built-in seat with a grille lets the heat out while making the space useful. It solves the problem of what to do with the space.

Common reasons to get in touch include:

  • A period room that needs furniture to suit it
  • Wanting a quiet place to read
  • A sash window with space beneath it going to waste
  • An empty bay that does not get used

If you live in a flat close to Grove Park station, the route in is measured not just the room, and the sections are sized to fit it.

Before you choose who makes it

  • Real projects you can actually look at
  • Who does any electrics, plumbing or gas work
  • Is it spray painted or hand painted?
  • Whether the route into your home has been checked

Honest limits

Some parts of a job need another trade, like an electrician, a plumber or an engineer on the Gas Safe Register. Here is what to bear in mind:

  • Any wiring, which needs an electrician
  • Painting the walls of the bay
  • Work on the window frame or glass

Not sure whether your space suits window seats? You can send us a few details through our contact form and we’ll tell you before you arrange a visit. Our process from visit to fitting.

What it’s made from

  • Radiator grilles
  • Moisture-resistant MDF
  • Spray-painted finish
  • Lift-up lids or drawers
  • Birch plywood
  • Hand-painted finish

Bespoke window seats or ready-made?

Off-the-shelf benches are made for straight walls and square corners, but bays have angled sides and walls that are rarely flat. In a bay, a standard bench leaves awkward gaps. A seat made for the window follows every angle. It’s a bigger investment, and the gain is a seat that fits the space. In an extended or opened-up house, old and new walls often meet slightly out of line, which shows up against standard furniture. Built-in pieces are scribed to take up the difference.

We quote each job for the room it’s going into, after the design visit. Size, the number of doors and drawers and the internal fittings make the biggest difference to the price.

Why choose us
