- No wardrobe that fits under the slope

Loft storage in North Cheam
Many loft rooms are bedrooms, and storage for clothes is the first need. A wardrobe under the slope, knee-wall drawers and dormer shelves make a complete set. Planned together, they make the room feel ordered. We design them around what you need to store in North Cheam. If your home has boxes piled on loft boards and needing storage in a loft office, that is what eaves cupboards are for, made from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
Around North Cheam, with interwar houses or semis making up much of the housing, the hallway may be wider than in a Victorian terrace, with room for a cupboard by the door. Bay windows suit seating with drawers or lift-up lids, with a grille where there is a radiator underneath. Each space is measured and eaves cupboards are made to suit it.
The quote names the materials: moisture-resistant MDF and birch plywood, each used where it suits the job. It also says how the furniture will be finished: spray painted or hand painted.

What affects the price in North Cheam
The price for your room depends on:
- Access to the room, like stairs, lifts and narrow halls
- How big the furniture is
- Tricky walls, sloping ceilings and uneven floors
- Parking near your home
There’s no price list, because each job is designed for a single room. Instead, we measure, go through the design and then quote in writing, with the materials and finish set out. To start, message us from the contact page.
Getting in touch
What helps most when you first contact us:
- What kind of home it is, and which floor the room is on
- What the furniture needs to hold
- Anything fixed to the wall that the furniture needs to work around
- Rough sizes, even if they’re only to the nearest few centimetres
We quote once we’ve seen the room. At the visit, we measure, look at the walls and floors and talk through the design with you, and the written quote comes after. The price comes in a written quote, worked out from the measurements and the design you choose. To arrange a visit, message us from the contact page.
Practical tips
Fresh paintwork takes a while to cure fully, so treat it gently at first. Beyond that, these tips help:
- Think about what will go in each cupboard or drawer
- Clear the knee-wall spaces before the design visit if you can
- Check the route up to the loft
- Note any vents or insulation in the eaves
Keep the ventilation behind the eaves clear. Leave the gaps we’ve designed in. It helps keep the loft in good order.
Keep sharp or very heavy items away from the painted fronts. Store tools in a box, not loose against the doors. A small chip on a hand-painted finish is easy to touch in.
What loft storage can’t fix
It is worth being clear about where our work stops:
- Loft conversions, which we don’t carry out
- Any wiring, which needs an electrician
- Altering the structure of the loft
If in doubt, you can get in touch through our contact form and describe the room. How a job runs, step by step.

Questions from North Cheam
Do I need permission for fitted furniture in a conservation area?
Not normally. Conservation area controls are mainly about the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. If your home is listed, changes inside that alter its character can require listed building consent, so check with the council first. The council’s planning or conservation team can tell you if in doubt.
Can you fit furniture in a home close to West Sutton station?
Yes. We cover all of Sutton and the rest of London. To get started, you can send us a few details through our contact form with a few details about the room.
Can you come on a Saturday?
Yes, we can arrange Saturdays. Let us know when you first get in touch, and we’ll see what we can do.
How is the furniture painted?
There are two options: a spray finish from the workshop, which is smooth and even, or hand painting, which can be done in your home. Your quote sets out which you’ve chosen.
What happens during the design visit?
We take full measurements, look at the walls and floors and work through the design together. Access and parking are worth talking about too.
Does someone need to be home during the fitting?
Someone needs to let us in. It is good to have someone there at the end to look over the work with us.
Is bespoke worth it?
Loft walls are rarely straight, and floors are often out of level. Standard furniture leaves visible gaps. We scribe our storage to the slopes and walls, and set it level. The spaces between doors, windows and radiators are seldom a stock size, so ready-made furniture often ends up in the wrong place. Built-in pieces are planned around those fixed points.
Every room is priced on its own, because size, layout and finish change from job to job. Spray painting and hand painting are different processes, which affects the cost. You’ll see the figure in your written quote, after the design visit.
Why choose us
- Finished by spray or by hand
- Made for your room, not a standard size
- Made in our workshop, then fitted in your home
- Saturday work by arrangement

How fitting day works
You are welcome to ask questions while we work. Most of the decisions were made during the design visit and set out in your quote, so the day itself is about careful fitting and leaving the room tidy. The time the fitting takes depends on how much storage you want in the loft, and we confirm the fitting days in your quote. On fitting day, the sections are carried in, assembled, scribed to the wall and levelled. Hand-painted furniture can be finished on site; spray-painted pieces arrive finished from the workshop. Saturday fitting is possible by arrangement.
- You get in touch and tell us about the loft and the stairs up to it.
- At the design visit we plan the storage and measure the stairs, landings and loft doorway. Let us know about parking too, as a van often needs a permit or a paid bay.
- A quote in writing follows, covering the design, materials and finish.
- Everything is made in our workshop from moisture-resistant MDF and birch plywood, in sections small enough for the loft stairs.
- We carry the sections up, join them in the room and scribe them to fit. The finish is sprayed in the workshop or hand-painted in the loft.
Getting ready for fitting day
- Let us know if your street is in a controlled parking zone
- Keep pets out of the room and the hallway
- Take anything hanging off the wall we’re fitting to

Advice
Loft storage for homes in North Cheam
The biggest shares of homes in the neighbourhood around North Cheam were built between 1919 and 1939 (about 58%) and between 1973 and 1999 (about 13%), in the VOA’s 2025 council tax stock figures. The age of a home tells us a lot about its walls, floors and ceilings, and so about how eaves cupboards are fixed and fitted. Part of North Cheam is in a conservation area, according to Historic England’s records. Being in a conservation area mainly affects changes to the outside of a building, and fitted furniture inside a house doesn’t normally need planning permission. The council can confirm if you are not sure. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. It applies to the vans that deliver and fit furniture in North Cheam, as it does anywhere else in London. How the van gets to your door is planned during the design visit.
The wider area includes historic houses like Nonsuch Mansion, about 1 mile south. If your own home is a period one, the knee walls of a converted loft can take drawers as well as cupboards. For an older house near St Oswald Church, a dormer in a converted loft can hold shelves or a small desk. Living in a block of flats near West Sutton station? Then the route in is measured as well as the room, and the sections are sized to fit it.
