Fitted wardrobes in Coombe Hill: local notes
In the area around Coombe Hill, the largest groups of homes date from between 1919 and 1939 (about 45%) and between 1945 and 1972 (about 24%), on the Valuation Office Agency’s council tax figures for 2025. For carpentry, the era of a house is a useful clue to how square its rooms are and what its walls are made of. Near the centre of Coombe Hill, Historic England’s list includes Dorich House (Grade II), under half a mile north-east, and Galsworthy House (Grade II), about 0.5 miles south-west. Works inside a listed home that affect its character, for instance removing original joinery or fixing into it, can need listed building consent from the council. It is worth speaking to the council’s conservation officer before the design is final. Since the zone was extended to the outer boroughs in August 2023, the whole of London has been inside the ULEZ. It applies to the vans that deliver and fit furniture in Coombe Hill, as it does anywhere else in London. Parking and access are planned during the design visit.
If you live in a period home close to St John the Baptist, solid external walls can be cold, so ventilation behind fitted wardrobes is part of the design. Close to Richmond Park? Keeping fitted wardrobes off the window wall keeps the room bright. For families living near Robin Hood Primary School, hanging rails set low at first can be raised later, as children get taller.

Rail heights are set for the clothes they hold. Long coats and dresses need one tall section, while two rails, one over the other, suit shirts and jackets. We also think about who uses it. Typical reasons to get in touch are not enough hanging space and mismatched bedroom furniture, and the answer is made at our workshop from moisture-resistant MDF and birch plywood, spray-painted or hand-painted.
With interwar houses or semis a big part of the housing around Coombe Hill, bedrooms are often straightforward shapes, sometimes with a chimney breast or a bay. That makes a full wall of fitted furniture simple to plan, laid out around what you store. Where a loft conversion has been added, the sloping ceiling can take storage too.
Our quotes are written in plain words, without jargon. You will see what will be made, the boards used and the finish, taken from what we agreed at the visit.

Flats, leases and landlords
For a rented home, access for the design visit and fitting day has to be agreed with the tenants. A letting agent can arrange this on a landlord’s behalf, and the written quote can go to whoever needs it.
Leaseholders should check the lease before anything is fixed to the walls. Some leases need the building owner’s consent for alterations. We cannot give advice on leases.

Pricing fitted wardrobes in Coombe Hill
When we put a quote together, we consider:
- The finish: spray painted or hand painted
- The internal fittings
- Access to the room, like stairs, lifts and narrow halls
- Awkward walls, sloping ceilings and uneven floors
How it’s painted is part of the price: spray painting is done in the workshop, while hand painting can be done on site. The written quote reflects your choice, along with the size and fittings.
Getting in touch
The more you can tell us at the start, the better the design visit goes. It is useful to include:
- What kind of home it is, and which floor the room is on
- Any ideas or images you’ve saved
- Rough measurements: width, height and depth
- Your postcode and the borough
Your quote is written for your room once we’ve visited and measured. Because every room is different, the quote comes after the design visit, once the room is measured and the design talked through. To arrange a visit, send us a few details through our contact form.
Bespoke fitted wardrobes or ready-made?
Off-the-shelf wardrobes are cheaper to buy and easy to take with you. If you’re renting or moving soon, that may matter most. Fitted wardrobes stay with the room, and are planned to suit it. Ready-made units come in standard depths that rarely suit every space, which may be too deep for one spot and too shallow for another. Fitted furniture is made to the depth the space can take.
Getting to the room affects the job as well. Narrow halls, tight stairs or a small lift may mean the furniture is made in more sections, which the quote allows for. There’s no price list: each design is priced in writing after we’ve seen the space.

How fitting day works
When we arrive on fitting day, the first job is covering the floors and protecting the way in from the front door. Next, we carry in the sections built in our workshop. The time the fitting takes depends on how many wardrobes there are and how the room is shaped, and the fitting days are set out in your quote. Interwar houses normally have a straight run of stairs and a reasonable hallway, though we still measure the route in as well as the room. The furniture comes in sections and is put together where it’s going, with floors protected throughout.
- You contact us about fitted wardrobes.
- We come to measure and talk through the design, including the doors and the finish.
- We send a written quote.
- We build the wardrobes in our workshop from moisture-resistant MDF and birch plywood.
- We fit them in your home, scribed to the walls and ceiling; a hand-painted finish is done on site.
- Before we leave, we go through the doors and drawers with you. New paint takes time to cure, so treat it gently at first.

Pictures help us understand the room before we visit. Pictures of the whole wall, the corners and the ceiling line give us a good feel for the space, along with rough measurements. To share them, tell us about the room on our contact form, and we’ll arrange a design visit.
Related advice
Questions we are often asked
Does a conservation area in or near Coombe Hill affect fitted furniture?
Not normally. Conservation area controls are mostly concerned with the outside of buildings, so fitted furniture inside a house doesn’t normally need planning permission. Listed buildings are different, as works inside that affect their character may need listed building consent from the council. If you’re unsure, the council can confirm.
Is parking a problem for fitting in Coombe Hill?
It depends on the street, as many London boroughs run controlled parking zones. Depending on the street, a visitor permit, a paid bay or a bay suspension through the council may be needed, and suspensions often need notice. Let us know what parking is near you during the design visit, and we’ll plan around it.
Is it possible to build wardrobes into a loft room with a slope?
Yes. We shape the wardrobe to follow the slope, keeping hanging space at the tall end and drawers or shelves lower down. It turns tricky space into storage.
Can you build wardrobes around a bed?
Yes. A common layout is tall cupboards either side of the bed and storage above the headboard. We plan it so the bed fits comfortably and the room still feels open.
Do you work outside London?
No. We only take on work in London, across all the boroughs and the City of London.
Can I send pictures ahead of the visit?
Yes, they help. Pictures of the whole wall or room, including the floor and ceiling, give us a good idea of the space. To send them, send us a few details through our contact form.
Looking after your furniture
Fresh paintwork takes a while to cure fully, so go gently with it for a while. After that, a few simple habits help:
- Mention if the wardrobe will go on an external wall
- Decide what goes on shelves and what goes in drawers
- Ask your electrician about moving sockets early
- Check the route into your flat, not just the room
Painted wardrobe doors only need a soft cloth that is barely damp. Skip scouring pads and harsh cleaners, as they can dull the paint.
Close doors gently and don’t let them swing into furniture, and slide doors without forcing them. It keeps hinges and runners in adjustment longer.
