What affects the cost of fitted home offices

Every room is different, so every job is quoted on its own. These are the things that affect it:

  • Stairs, lifts and the route to the room
  • How many doors and drawers there are
  • How square the room is
  • The overall size of the piece

What goes inside matters as much as the outside: rails, shelves, drawers and dividers all add work. At the design visit, we work out what you need inside, then set it out in the quote.

Helping us understand the room

Getting a few details early makes the visit more useful. If you can, send:

  • What you’d like to store or use the space for
  • Rough sizes: width, height and depth
  • Pictures showing the full wall, from floor to ceiling
  • The type of home and how the room is reached

Every piece is quoted for your room after the design visit. Each room is different, so we quote after seeing it. For a quote, message us from the contact page.

About our fitted home offices in Little Venice

Light matters in a home office. Glare from a window can make a screen tiring to use. We plan the desk position with the window in mind, often with the light to one side. We look at it early during the design visit in Little Venice. People typically come to us about no proper place to work from home and a desk in the wrong light; the furniture is made from birch plywood and moisture-resistant MDF with a spray-painted or hand-painted finish.

Older homes tend to have generous ceiling heights, and a large share of homes around Little Venice are that age. Shelving can go up high above the desk, with the top shelves for things you rarely need. Lath-and-plaster walls need suitable fixings, particularly for loaded shelves.

The written quote puts the design visit in writing: the layout, what goes inside, the materials used and the finish. If something is not quite right, tell us before anything is made.

How fitting day works

The last stage of the day is the finish. If the furniture was spray painted in the workshop, we fill the fixing holes and touch up on site; hand painting, if that is what you chose, can be done in place once everything is fitted. The finish is always the one agreed in your quote. Scribing is done on site, which means some cutting in the room or close by, so a clear area to work in near the room helps. We keep dust down and tidy as we go. Hand painting, if that’s your finish, can follow the fitting.

  1. You get in touch and describe the space you want to work in.
  2. We visit to measure the space, including any slope, alcove or uneven wall.
  3. A written quote follows.
  4. In our workshop the furniture is made from moisture-resistant MDF and birch plywood, cut to the angles we measured.
  5. We fit the office in your home, trimming the edges to follow the walls and ceiling.
  6. The finish is either sprayed in our workshop or hand-painted once everything is in.

Flats, conversions and leaseholders

A lot of London’s terraced houses are now converted flats, which often brings a shared hall and tight turns on the stairs. Each section is sized with that in mind.

If your flat is leasehold, check your lease before fixing furniture to the walls. A lease can require consent from the building owner for alterations. We cannot advise on your lease, so check it yourself or ask your managing agent.

Home working in Little Venice: local notes

The biggest shares of homes in the neighbourhood around Little Venice were built before 1919 (about 47%) and between 1945 and 1972 (about 16%), in the VOA’s 2025 council tax stock figures. Knowing roughly when a home was built helps, because walls and fixings change from one era to the next. Entries on the National Heritage List near the centre of Little Venice include Catholic Apostolic Church and Church House (Grade I), under half a mile north-east, and Church of St Mary Magdalene (Grade I), less than half a mile west. If you live in a listed building, fixing into or taking out original features like panelling may need listed building consent. Check with the council’s conservation officer first. More than a third of the homes in the neighbourhood around Little Venice (about 47%) were built before 1919, on the Valuation Office Agency’s council tax figures for 2025. In older houses, an alcove or a small back bedroom often makes a good place for a built-in desk.

For a flat near London Paddington station, check any building rules on lifts and working hours early, and the sections will be sized for the way in. Close to Kensington Gardens? A desk facing a window makes the most of the daylight.

Questions we’re often asked

How do you fit fitted home offices in a flat in Little Venice?

At the design visit, we measure the way in along with the room itself. Home offices are built in our workshop in sections sized to fit that route, then assembled in your flat. It is useful to check any building rules and your lease before fitting day.

My house in Little Venice is Victorian. Can you deal with uneven walls?

Yes. Walls in older houses are rarely flat or square, and floors are often out of level, so each piece is scribed to follow the wall and set level on a plinth or adjustable feet. Skirting, picture rails and cornices are met neatly or cut around. Older walls can be solid brick or lath and plaster, and the fixings are chosen to suit.

Can the fitting be on a Saturday?

Yes, Saturdays are possible by arrangement. Just mention it when you get in touch.

Is the furniture spray painted or hand painted?

There are two options: spray painting, done in the workshop for a smooth, even finish, or hand painting, which can be done on site. Your quote sets out which you have chosen.

How long does it take to fit a home office?

The time the fitting takes depends on the size of the room and the design, and your quote sets out the fitting days. Because everything is made in our workshop, the work in your home is the fitting itself. We keep the room as tidy as possible while we work.

Can you fit sockets in the desk?

We do not do electrical work, so sockets are for your electrician. The desk is planned with routes for cables and space for any sockets. It helps to agree the positions at the design visit.

Looking after your furniture

A little care keeps the finish looking good, whether it was spray painted or hand painted. Here are our suggestions:

  • Consider doors to hide work at the end of the day
  • Consider your chair when planning the desk
  • Notice where daylight falls at different times
  • Note what sits on and around your desk

When we’ve finished fitting, the desk and storage are ready. Paint needs time to cure fully, so treat the new finish gently at first. A desk mat helps protect the new paint while it settles.

Use the cable routes so wires do not rub the paint. Wires pulled across an edge can wear it. A little tidying now and then keeps the office calm.

What prompts fitted home offices in Little Venice

Some people want to separate work from home life. With doors over the desk, work can be put away at the end of the day. It helps the home feel restful after hours.

Here are some of the needs we are asked about most:

  • No way to put work away
  • Working at the kitchen table
  • Flimsy shelves that will not take the weight
  • Glare from a window on the screen

If your home is one of the older houses near St Saviour's Church, a small back bedroom can become a home office with a desk under the window.

Before you choose who makes it

  • How they deal with uneven walls and floors
  • Whether they can show you real projects they’ve done
  • Which parts of the job need an electrician or a plumber
  • Are the boards named, like MDF or plywood?
